I came across a customer question this morning.  A potential buyer had some confusion about the terms assessed value and appraised value.  He asked if the home that he bid 119k on but was "appraised at 53k" would be OK to purchase and would the bank loan him the 119k.  This happens a lot with buyers, so I thought I'd share.  Here was my answer: Hi JC, I have a feeling that you are looking at the field in the listing for the "assessed value". That is the township's assessment of the value of the home at a certain point in time. In NJ that assessment date can be as far back as 10 years so it often does not accurately reflect the current market value of the home. Do not forget about Harrison Township Day in Mullica Hill on Saturday, May 3, 2008. If you live in Gloucester County, you know all about the 322 Bypass road work.  It almost seems endless, even though we know the end result will likely be very worthwhile.  In order to keep our community a desirable place to live, these types of improvements our necessary to keep up with the growing number of Gloucester County residents.   Since I have been selling real estate in Gloucester County, it has been remarkable how our community has grown.  As a realtor, it is a nice selling point to prospective buyers coming to look for homes in Gloucester County, when I can say we have a community that keeps up with the maintenance needed for the residents.  So even though the road work can be a nuisance at times, I am thankful that it is taking place.
