Riding the Rate See-Saw The last few weeks have seen some crazy movement in mortgage rates.  The economy shows signs of picking up steam with good earnings reports & sales figures coming in, as well as leading economic indicators pointing to more consumer spending & tame inflation.  the Fed has stated that they want rates to remain low, but recently the exact opposite has occured. Consider this: Since December 1st, lenders have seen the following changes in their daily price sheets... 12/10/10 Worse by 1/4 (7/32 or 22 bps) 12/09/10 Better by 5/8 (19/32 or 60 bps) 12/08/10 Worse by 1.5 (46/32 or 144 bps) 12/07/10 Worse by 1/4 (7/32 or 22 bps) 12/06/10 Better by 1/4 (8/32 or 25 bps) 12/03/10 Better by 1/2 (16/32 or 50 bps) 12/02/10 Worse by 5/8 (19/32 or 60 bps) 12/01/10 Worse by 5/8 (27/...

  Last week was the 5th week in a row of climbing rates. It was also the Worst week in recent history with Fannies loosing 53/32nds by the time the bell rang on Friday.  Here's the fun part: There really wasn't any reason for it.  The first 2 Auctions went off poorly, so that did not help, but we did see good bidding at Thursday's 30 year auction that helped Thursday be the only flat day of the week.  The thing that created the sell off: The extension of the tax cuts.  Pretty crazy when you think about it, it is not a new tax cut that will pump money into the economy and cause run away inflation.  It is an extension of an existing tax cut that has been in place as the economy wallows with almost 0 inflation.    Last week was a bumpy one.  Even with 4 positive days we still managed to have the 2nd worst week for Fannies in the past month. Fannies closed on Friday with a net loss of 22/32nds marking the 4th week in a row of significant losses in the mortgage market.  Keep in mind that there is an inverse relationship between price and yield: Price down, Yield UP.... The biggie of the week ended up being an AP report showing the largest growth in jobs in the past 3 years, The actual Jobs report from Uncle Sam actually came in weaker than expected, but that did not help improve things much. This week has its share of data and Supply to move the market: Monday December 6: It is a no news day and we have been trading in significantly higher territory all day which will look pretty on a rate sheet...

   Thanksgiving week ended up as our third week in a row of higher rates. When the market closed early on Friday we saw a loss of 11/32nds, which doesn't sound like much, but considering we have lost well over 2 points over the past 3 weeks in a market that moves in 32nds, that just adds to the UP we have seen. Much of the issue was a mixed bag of good and bad in a holiday shortened week and the last two auctions of the week were poorly bid. As I mentioned last week, I really think someone forgot to look at a calendar when they tried to toss in about $100billion in excess supply in a holiday week! It still "aint" all that bad: Yes Rates are up about 1/2%, But we are still FIRMLY in the 4%'s for a 30 year fixed rate loan.  We really can not complain about that at all... I have been sayin...

   Last week was another bad one and by the close of business on Friday we saw Fannies lose 20/32nds for the week.  The good news is it could have been worse since we saw a bit of a rebound on Thursday. Last week was a mixed bag for data with Retail sales being considerably stronger than anticipated (+1.2%) but both PPI and CPI were much lower than anticipated and clearly show no immediate fears of inflation with the core for PPI -0.6% and CPI a core of 0%.  Let's put it this way, if you drop a rubber ball off of a tall building it will build speed until it bounces, and the farther it falls, the bigger the bounce! Interest rates took a pretty big jump up in the past week after hitting all time lows a few weeks back. I guess that isn't that big of a surprise to see a bounce off of a bottom. The question becomes: Is it over? The Fed has been buying bonds to help keep rates low. Keep in mind that Fed Funds are already as low as they can go, and that the Fed has been buying bonds as a "quantitative easing" method.   Reading the News Paper this weekend I was laughing at the articles stating that Rates were at their lowest levels ever. They were referring to a Thursday report that comes out every week, The Freddie Mac net Yield, which is the weekly national average from the week prior.. OLD OLD OLD news when it is reported and even older when printed in a newspaper a few days later.  Well Folks, Last week was a blood bath in the Mortgage Market and there really was not smoking gun to point at as the culprit.   The first full week of November seems to be a repeat of last year... with a gain o 14/32nds on Fannies. In November of 2009 we saw big gains for the first few weeks with over 40/32nds gain, only to lose most of the gains the last week of the month and First week of December.
