    Union, NJ, is  located in north-central Union County and is home to about 57,000 people.   There are currently over 400 homes listed for sale in Union,  but the number is steadliy declining. While a decreasing inventory is bad news for buyers, it represents good news for sellers.      The number of sold listings in Union rose this summer, with about 120 homes sold in total during the summer. In September, 33 homes were sold in Union. A comparison between the sold listings and the active listings can be used to calculate the absorption rate. The absorption rate is the data upon which real estate professionals identify a market as a "buyer's market" or a "seller's market." How do additional bathrooms or bedrooms affect market value in Union?   In all, 341 homes were sold in Union from January 1-June 30, 2012. The details of these sales were analyzed to determine how the number of bathrooms and the number of bedrooms affected sales price. The most obvious statistic is that the more bedrooms a home has, the higher the sales price. 2 bedroom homes sold for 143% more than 1 bedroom homes, and 3 bedroom homes sold for 25% more than 2 bedroom homes. 4 bedroom homes sold for 14% more than 3 bedrooms, and the increase to 5 bedrooms in Union actually decreased sale price by about 3%. 48% of the homes sold in Union are 3 bedroom homes, and 27% are 4 bedroom homes. Increasing the number of bathrooms in a home improves sales price also, but not nearly as much as incr...

Union, NJ occupies northern Union County in the area that was called Connecticut Farms in the 18th Century. Nearly 57,000 people live in Union. Union, New Jersey's Single Family Home Report for December 2010 illustrated how the month of December, was yet another challenge to those seeking to sell their home in Union, New Jersey. For the final month of the year, there were 395 single family properties for sale in the township. 41 of the properties represented new listings during the month, with 354 carried over from the prior month.
