I'm making a Leap of Faith this coming Year-2010... I want to specialize in one Township and Just List Homes and work for category "A" buyers.  The seller volume is there and this particular area does not have a GO-TO Specialist. Just alot of agents hitting and missing as the area's Top Producer.... I already have the #1 MLS ranking for most closed transactions since 2005 for Wall Twp, So I don't have to re-invent myself.. My biggest concern is-- Will other sellers from neighboring towns shy away from my services and Will I leave money on the table? Any thoughts out there?     11/27/2009

The toughest problem I have on a listing appointment is finding the best (softest and effective) way to calling someones home out of style, smelly, etc..  One of my first trainers call it -The Art of calling someones Baby "Ugly" I still find it a challenge to tell a sweet older couple that the kitchen they put in 35 years ago( that they refer to as the new kitchen) is outdated and holding back the home from fetching a higher sale price.  I find it one of my biggest challenges when I need to deliver this message and still gain the trust and credibility I need to get the listing..  I need some help here.. Telling a Woman (or Man) who thinks they have lots of hip, trendy style that they are way off base and need the help of a professional stager or interior designer is like walking through... 07/11/2009
