The West Windsor real estate statistics show significant 26% decline in the number of houses listed for June 2008 and 12% decline for the first six months 2008, compared to the same periods in 2007. Sellers of West Windsor homes have been reluctant to put their houses on the market in the wave of the national reports of depressed home prices, credit problems and other economic troubles. This is similar to the real estate mar...

Median Prices for Houses Sold in West Windsor NJ, Princeton Township, Princeton Borough, Hopewell Township, Hopewell Borough, Pennington, and Montgomery Township in 2004-20007.The media and the press over the past year have been providing the gloom and doom information about the real estate. Some acknowledge that real estate is local, yet still aggregate it to the national level, which to buyers and sellers in West Windsor has little relevance. What is important for the home buyers and sellers in West Windsor is to understand that real estate is hyper local. In West Windsor for the period 2004-2007 median price of houses (excluding condos) increased  3%.  Unfortunately, it also showed the largest decline in 2007. Hyper local market means that it could be different in the neighboring tow...

Average Price Of Houses and Condos Sold in 2004 – 2007The prices of homes in the West Windsor NJ real estate market is an important issue for the homeowners. It is even more so on the minds of many now, given the economic uncertainties of the effects of the sub prime mortgage fall out and the possible recession. The price of the homes sold is one of the indicators of the real estate market.West Windsor for the period of 2004 - 2007 had a 14% increase in the average sale price. The largest increase occurred in 2005, followed by a smaller increase in 2006, when other towns had already started showing price declines. The 2007 average house prices in West Windsor have declined 4%.In comparison, Princeton average price has increased 3% in 2007; Hopewell showed an increase for the 2007 of 4%,...

Are you  looking for homes for sale, have questions about selling or want to know the real estate market conditions in Princeton Junction/West Windsor, Princeton, Hopewell and Montgomery?  Be smart about where you are looking for answers. Let me share a story.I was wondering the Internet and came across a question from a Princeton Junction seller on Trulia Voices. The question was whether to put his townhouse on the market now or wait till the spring 08. The answers were interesting: the out of state agent had an answer about affordability, the out of the immediate area agent said- wait till spring.  The agent in the immediate area (agent x) said:  list now and list with the best (guess who?). I never answered the Trulia questions before.  This one seemed right up my ally. I broke up th...

West Windsor Redevelopment Project Update  The West Windsor Township Council and Planning Board held a joint public meeting on September 19 to discuss the redevelopment plan for the 350-acre area surrounding the Princeton Junction Train Station. The meeting, which was the first joint session since last June, showed that the two bodies are still very far apart in their vision for the project. The majority of the Township Council supports a redevelopment plan that includes only additional parking, a Main Street along Route 571, and traffic improvements. They believe any further plans, including a transit village, should be studied at a later date. The Planning Board, however, argues that any improvements to the area would be difficult to achieve without a larger plan including housing and...

WW Council Passes Set of Redevelopment Project Principles  In mid-August, West Windsor Township Council passed guiding principles and a strategic vision for the planning of the 350-acre area surrounding the Princeton Junction train station. Some of the principles included in the resolution specify that the project should:be a tax positive; be scaled to be consistent with residents' desires; have affordable housing that is visually and geographically integrated with the rest of the housing; address traffic congestion, Vaughn Drive connector, and traffic-calming features; preserve, if not strengthen neighborhoods within West Windsor; provide more parking for residents; preserve open space; remediate contaminated sites within the redevelopment zone; have a size, scale and design consonan...

Future of West Windsor Transit Village Appears Uncertain  At a joint meeting of the West Windsor Council and Planning Board on June 4, Hillier Architecture, the firm hired by the Township to plan a transit village at the Princeton Junction Train Station, said it is considering resigning from the planning process because of the increasingly contentious political climate in West Windsor. The May 8 election produced a new council majority of Councilmen Charles Morgan and William Anklowitz and Councilman-elect George Borek. The winning slate made their opposition to Hillier's plan for 1,000 residential units front and center in their campaign, and its voters responded. The team won all but three voting districts in West Windsor. Hillier says the apparent dwindling support for the project am...

Well, it is beginning. Governor Corzine has not even signed the 20 percent tax benefit for homeowners and already a municipality has proposed to raise its property taxes 7.5 percent to $.29 cents per $100 assessed property value. That works out so that a home assessed at $574,800 would pay an extra $115: $1667. Where have these township people been? The Governor is has legislation on his desk that will force municipalities to only raise taxes by no more than four percent. Why create a budget that ignores that? This is the first work session for township officials so perhaps this is the wish list stage for them and serious trimming will occur after other meetings. The police and emergency services, municipal courts, and community development still have to be discussed. Hopefully, West Wi...
