In September, 1971, walking the streets of Westfield and smoking was grounds for the police to bring you home. That's the lesson Patricia List learned when she was 16. Her father didn't take the offense so lightly - he thought the family was going to hell quickly. Not only had Pat been brought home by the police, his wife Helen no longer went to Church. In October, John List applied for a firearms registration. "For home protection," it said on the application. The List family lived in a nineteen room, three story Victorian in Westfield, the most expensive one in the neighborhood. In December, a neighbor noticed that all of the lights had been on in the house for a long time. It appeared abandoned to her and she  notified the police. The police officers entered the house through an unlo...

Wychwood is among the most coveted neighborhood names in Westfield NJ--generally denoting Million Dollar and Multi Million Dollar Homes. Homes for sale in Westfield's Wychwood area are mostly built in the 30's and 40's when the developer created a kind of real estate theme park of winding roads lined with tudor and colonials of wonderful variety and charm. There is one smaller house on Wychwood Rd, which has been almost sold a number of times and as a short sale it's one of the very few distressed sales in town.  Here are the notes: The list price is $419,100, with a note the buyer must also pay of a $5K home equity loan.  Sale is as-is.  The last time I saw the house it was sad, but not a disaster.  The offer deadline is Oct. 4th. This is not my listing-I can help you buy and help prot...

WESTFIELD, NJ 07090   Westfield is an attractive suburban community located about 25 miles southwest of New York City. It offers a small town environment with many diverse historical, cultural, recreational, educational, and social activities. Westfield has a rich Colonial history, and is noted for its beautiful downtown area, excellent school system and its convienient commute to New York City and the shore. It offers all the classic features of small town life: friendly tree-lined streets with single family colonial and Victorian homes, a New England style village green, and an old-fashioned atmosphere. In 1664 English Long Islanders purchased the Elizabethtown tract from the Leni Lenape indians, and in 1693 officially became Elizabeth Township. By 1720 Westfield had become a distinc...

Some of the Open Houses this Sunday (August 25, 2013).     Scotch Plains ~ Westfield ~  Cranford      Looking for an Open House in the Westfield NJ area? Check out these Best Picks!     Some questions to ask when viewing an open house:   1. Have you had any offers?      The market has shifted and homes are selling fast in the most disirable areas.        If the home has had some offers and not taken any, it may be that the offers were low.  2. How long has the home been on the market?      An indicator of how motivated the sellers are.  If the home is priced right, it should not sit on the market for long.       If the house has been on the market for longer than 30 days, they sellers may be more agreeable to negotiations. 3. Why are the owners selling?      Are the sellers really inter...

Inventories continue to tighten, giving "legs" to the sellers’ market. After the recent pop up in interest rates, over-selective buyers saw erosion in their buying power. Those who delayed buying, waiting for a look behind        door #3, now may not qualify to buy the houses they previously eschewed. The most prime 15-20% of the homes on the market, in the scarcity environment, continue to attract multiple bidders and above asking prices. The winners of these contests are consequently very exigent about inspection issues, since they paid “a premium.”   Cranford  Fanwood/Scotch Plains  Mountainside   Summit  Warren/WatchungWestfield by Grade School:Franklin   Jefferson   McKinley   Tamaques   Washington   Wilson

Real Estate Professionals judge the strength of a real estate market based upon the Months of Supply in the area. This number tells you how many months it would take for all the current homes for sale on the market to sell, based upon the rate of sales in the past. A Months of Supply of 5 months is considered average - buyers and sellers are about equal in the area and homes are being bought at about the same rate that they are being put on the market. A Months of Supply of less than 5 months is what real estate professionals often call a "seller's market." This means that there are more buyers than sellers in the area and homes are selling quicker than they are being put on the market. Typically, this increases prices. Isn't the faux painting and ceiling fan on this 30 ft. foyer stunning?  Add a cherry-stainless-granite kitchen.  What if it came in a 3 bedroom, 1 bath house for $1million?  Suppose you could also get a 5 BR 3 bath house, at an equivalent address for $1million, with Formica countertops, yucky carpet over the oak floors in who knows what condition, and smoked mirrors covering 2 dining room walls?  What's the buy? In Westfield, home buyers face this decision in subtler form all the time, and a shocking majority choose cosmetics over bones. 3 years later they feel compelled to move, when they learn the cost of making a small house bigger--so much more cost effective to make a big house more glamorous! Two suggestions to value conscious buyers: Buy at the top of your range. Neither money n...
