Westfield, NJ Market UpdateFebruary, 2014 The hot Westfield, NJ real estate market cooled off just a bit in January (but then again, EVERYTHING cooled off in January!!), with fewer closed sales of single family homes than the previous month.  Additionally, year-over-year closed sales for January were down. This is certainly not a surprise, coming off of the pending sales that went under contract during the traditionally slower holiday season. Oddly enough, while the day-on-market went up significantly, the list-to-sale price ratio also inched up.  These to indicators are often tied together, with overpriced homes sitting on the market not realizing sales close to the asking price. Westfield, NJ Market ReportJanuary, 2014   The final month of 2013 was good for the Westifeld, NJ real estate market, finishing with some extraordinary numbers for homeowners.   It is definitely a Seller's Market in the Westfield, NJ , and the the local housing recovery moves on.   According to data from the New Jersey Association of Realtors® and 10K Research, year-over-year, closed sales for single-family homes outpaced new listings.  In other words, more homes came off the market than went on.  Simple supply and demand tells us that this tends to increase prices.  And, this was the case.  The median home price was up an whopping 39% from December of 2012, to $821,250!!  WOW!!!   The absorption rate (how long it would take for all of the current inventory to sell if nothing new came ...

We got the demo permit just in time to get this house down in 2013.  To build new homes in Westfield NJ, one must get all the utilities disconnected, with letter from the vendors, varmint inspections, asbestos inspections, and then the application is taken to a town meeting.  In most cases, the building permit is not considered until the demo permit is obtained, and demolition by year end allows the assessment to be reduced to land only until the new house C of O is issued, so there is a lot at stake.  We are grateful to have the house down and excited to see the replacement!  2014 looks to be a hot year for new construction in Westfield! Way to go 2013! The real estate market in Westfield, NJ is closing out the year strong.  Statistics in the key metrics over the last twelve months show a hearty and robust market, which is leaning a bit in the Seller's direction, which means increasing property values. According to data provided by NJAR® and 10K Reasearch, through November of 2013, every indicator for single family homes sales in Westfield, NJ have supported this.
