Happy Monday! I hope your past week has been good. Things are moving right along in real estate; 17 properties have sold this past week. I have been working on several new upcoming listings; one went on the market today. And thanks to Rachel I have some really good photos. Packratitis... a common phenomenon here in America.  The disease can start out with something as a simple as a "to read later"pile or other times the beginning phases are the result of something stronger like temporarily storing a sports collection in a spare room.  The to read late pile can be added to daily and moved from one place to another to accommodate the need for space to do something other than read.  Then the pile gets moved out of immediate site.  Out of immediate site leaves room for new piles to start - maybe the next pile is a "to fix" pile.  A "to fix" pile is a great place to keep stuff like a broken key fob; a perfect sized box that could be used to mail something, someday to someone; or how about the dog toy with the squeaker coming out?  The temporary location for t...

As I was driving around the neighborhoods yesterday I was paying close attention for the "for sale" signs. Some houses I recognized as being on the market for quite some time, others not as long; BUT one thing that a lot of them did have in common was that they all have had started there for sale journey with a  different yard sign then they currently had. I even noticed that a few had to be on their third, possibly fourth yard sign. The big question is WHY? Why are sellers constantly changing brokers and companies? What happen to loyalty? Do they really think that company XYZ can sell their house quicker than company ABC? I cannot believe that it is already May; this year is going by way to fast for me. Can someone please slow it down just a tad! Now if we could just get our houses sold as quickly as the year is going by, then everyone would be bouncing with joy! As of today there are currently 93 properties under contract and 12 of those are land lots. There 294 new construction and site-built homes on the market in Alamogordo, ranging in price from $33,000 up to $685,000. This seems to be a concern for a lot of people so I decided to write a market report. When do you break out that buyers agreement? This may be a touchy subject for many agents. I have heard the gamut of responses as when to use one, not use one, where, and why. So when do you stop and say, "hey, how about we look over this buyers agreement before we go any further?" Do you ever? It's a touchy subject for most buyers agents to bring up.     On your way up to the mountain on HWY. 82 you will drive through High rolls and about a mile east of the tunnel is a little shop called The Tunnel Stop". I have been guilty of driving by this little store on several occaions, well finally we stopped. The other night my husband and I had a discussion about how people (including us) forget about the person sitting across from us because we are to busy checking our phones/computers to see who has posted what on facebook, twitter, etc. My questions is are you always on or do you know how to shut it out to give 100% of your attention when you are in a face to face conversation?   I know I have been guilty and I am sure you have to . . . we all get so wrapped up in social networking that we forget about being polite when we are actually face to face with people.  What's for dinner? Maybe you should go out and try Casa De Suenos New Mexican Restaraunt located at 35 St. Francis Drive in Tularosa! You can reach them at 575.585.3494.   Casa De Suenos is open seven days a week. There is a lunch buffet Monday - Friday and on Sundays they have a brunch.  They offer a nice variety of mexican food that serves lunch and dinner. They also are avaliable for banquest, patio dining, and they have a cute gift shop.  My experience here has always been pleasant and the food always good. I cannot wait to hear your thoughts.  For me October represents the begining of fall. Fall is one of the four seasons; it transitions us from summer into winter. It is one of my favorite seasons as it brings cooler weather and a brilliant change of color to nature.  Fall is the perfect time to slow down and enjoy life. This is also a great time of year to finish up all those last minute projects. Eagle Ranch started in 1974 by the Schweers Family, they now have the largest producing pistachio grove in New Mexico. You can visit them at one of their three locations in either Alamogordo, Las Cruces, and/or the Plaza at Old Mesilla. I am personally a frequent visitor of the "Heart of the Desert Pistachios & Wines" here just north of Alamogordo. It is my go to place for gifts to send to family, friends, and clients. I think they have a great selection of gifts to include a large assortment of pistachios and wines from our area. Well, we thought we had handled this problem.  We met with the city commission a few months ago and explained why we as REALTORS can not be held responsible for the weeds and yard work needed in vacant properties.  However is seems that another attempt has been made to attack us as a group: Alamogordo City Commission Opinion in the local newspaper. We continually make an effort to make our clients aware of the condition of their yards and properties.  This includes but is not limited to, yard work, exterior condition, interior condition, windows, doors, garage, roof, trees, etc.  The condition of the property can affect the sale of the property, and that is our main objective, sell the property.  For some reason the city commissioners feel that if the weeds are grown up in a vacant prop...

So how do you handle this situation?  Your seller wants to sell his home real bad so he can move/build/retire, etc.  He really loves his house but he has to sell.  He knows all the "bells and whistles" that make his home unique and the best house in the neighborhood.  So he wants to show the potential buyer everything he knows about his home.  You know, however, that some buyers want to be left alone while looking at a home so they can get a feel for whether this home really feels like home.  They don't care that all the kitchen cabinets have pull-out shelfs or that the bathroom lights were the best that money could buy at the time.  They just want to look at their leisure and not be followed from room to room by an over-zealous seller.
