Albuquerque, NM Real Estate News

It's plain common sense that homes in fine condition are much more likely to sell quickly, but what you might not already know is that there has been some specific research applied in this regard.According to a survey carried out by Keller Williams, homes in good to excellent condition sold 18 days faster than others. An impressive statistic, made even more meaningful because they also sold for higher prices and with fewer reductions from the original asking price! In this blog, we often talk about correctly staging your home. It would be fair to say, though, that most aspects of staging relate to presenting the home in its best light, no matter what its condition is.Potential home buyers will be looking at the details of your home to closely evaluate its true condition. They may even a...

When embarking on the search for the perfect home, you are very strongly advised to get pre-qualified for a home loan. If you're wondering why, just read the following very compelling reasons for doing so: -A better relationship with the sellerYou need to sell yourself to the seller. You'll stand a much better chance of being taken seriously if you are pre-qualified for a home loan that covers either the asking price or the amount you're prepared to offer.A smoother transactionWaiting until you find the home of your dreams and then starting to apply for finance is only going to delay the process.A more realistic approach to house buyingThere's really no point in looking at something you simply won't have the means to buy. It's much better from everyone's point of view if you are totally...

As the saying goes: “you never get a second opportunity to make a first impression” and how true it is in so many aspects of life. This very much applies to selling your home too and during the past few blogs we’ve examined the significant impact that good and bad pricing and presentation has on the process. It probably won’t surprise you to learn that a property always generates the most interest when it first hits the market. Our graph below shows how activity level falls after the first three to four weeks on the market. It therefore logically follows that the time you are most likely to receive offers is between a month and six weeks after a listing appears. To paraphrase our opening statement: “you never get a second opportunity to announce a starting price”. Essentially this means th...

In these blogs, we often explain the importance of teaming up with a suitably qualified, experienced and successful realtor very early in your selling or buying process. With 2016 expected to be the best year in real estate for a decade, it's also important that you find a realtor who will be able to maximize your opportunities for you during a very busy period for the industry that will create its own special dynamics and pressures. Here are some important qualities that your chosen agent should be able to demonstrate to you, and why they are even more relevant this year:Organization - With more and more people looking to buy homes, this naturally places more time pressure on top producing agents. It's important, therefore, that you look closely at the agent's administrative structure. D...

In a previous blog, we explored eight great reasons to become an Albuquerque area first time buyer right now.We hope we inspired some would-be house owners to think very seriously about taking the big step of finding a home of their own.Today, we'd like to offer some simple strategies to help you along in that process:Identify your needs - No one has exactly the same requirements from their home, of course. That's why there is never a "cookie cutter" one size fits all solution. Therefore it's really a good first step to sit down and define not only what facilities you need right now, but to also identify likely future needs. Many first time buyers won't start a family until they have a place of their own, hence the requirements of a couple with no children will differ greatly from those...

With the year now well under way, many property investors will be considering their options for 2016, so here is some food for thought if you're considering either starting or enhancing your portfolio this year: Property is a great safe haven investment - With the volatile events in the stock market since the beginning of the year and other uncertainties very much in investors' minds, real estate is again being widely viewed as a very solid long term safe haven investment. A real estate investment is currently very likely to make money while you hold it and when you sell it.   Rental demand remains very high - Not everyone can afford or qualify for a home loan and, despite some loosening in requirements, lenders still exercise very strictly regulated criteria before approving a mortgage...

The latest real estate statistics, just released by the Greater Albuquerque Association Of Realtors, amply demonstrate the continued very strong performance of our local market this winter. The stats show that, in December, detached home sales were up by almost a quarter (23.02%) on the same period in 2014 and, equally impressively, not far off figures posted in October. This is a powerful illustration of the forward progress in the area, especially considering that it is a market snapshot at taken in and around the traditionally slower holiday season.Another significant figure is that the average number of days on the market was 61 days - 14.08% down on the previous year but, very interestingly, actually one day less than the average for November.Sales volume made a big leap, up 28.67% ...

2016 is finally here and we’d like to wish you health, wealth and happiness throughout this brand New Year.If you're planning to sell your home this year, here are five suggestions of things you can do right now to make the process go smoothly when the time comes to list.Make a time plan - Decide exactly when is going to be the best moment for you to sell. A number of factors will figure in the timing and some may relate to other plans you may have, such as retirement/job relocation. If you’ve just been generally considering moving up or down scale, don’t wait long before listing. Mortgage rates are still near historic lows, so buyer sentiment is still at amazingly high levels.  Experts predict that home loans will become more expensive as this year progresses, so why not sell now while...

We've spent a good deal of time in recent blogs looking at the return of the first time buyer, after many years of relative absence. The key reason behind the slump in getting on the house ownership ladder was, of course, the Great Recession. Huge job losses and less available credit, plus the general uncertainties of those very unfortunate few years, saw a diminution in enthusiasm and actual ability to buy a first home.Last month, however, we reported that the first time buyer is well and truly back after a long general absence. As we said then, it is really difficult to overstate the importance of this development, as it supercharges the entire home buying chain. If you're a seller, no matter where your home is positioned in the market, it will either directly or indirectly benefit fro...

Last week we looked at the impending and very welcome comeback of many "boomerang" home buyers to the real estate market in the next few years. Just a reminder that boomerang buyers are those unfortunate individuals who ran into financial difficulties during the recession. They may have suffered a big drop in their credit rating, possibly due to a short sale or foreclosure on their property. If you are one of that number then one of the first questions you may be asking is exactly when can you be reconsidered for a home loan?As always with financial matters, the answer is not straightforward. Much depends on the circumstances that you found yourself in when you got into difficulties. Beyond that, it also depends on which type of home loan you are seeking, plus your current position. The o...

There are still few more hours left in 2015 and therefore if you've been contemplating selling your home, there's still time to take advantage of the fabulous current market conditions. Here are five great reasons why you should be listing right now: -Mortgage rates - They're still very low and it's by no means certain that they will start to rise soon, even though the Federal Reserve just raised interest rates for the first time in 7 years. This year's helter skelter stock market was broadly good for mortgage rates, as they are likely to fall when investors seek safe havens like mortgage backed securities. The stock market situation appears to have stabilized a little for the moment, with a huge rally today, but who knows what will happen in the near future. For now buyers remain very e...

Much has been written this year about the very welcome return of the first time buyer and it has been a key component of the 2015 real estate success story. This is such great news for many sellers, whose homes fall into the most likely categories that will appeal to first time buyers.Naturally enough, the vast majority of rookie home buyers will be younger people, including the group of people widely known as millennials - folks who reached young adulthood around the year 2000.It's important, therefore, for sellers to gain a better understanding of the likely buying needs and motivations of the first timer and here are some great tips to make your home as appealing to this group as possible: Updated kitchens and bathrooms - Always a plus in any home sale, these upgrades are even more vi...

The recent volatility we have seen in stock markets around the world has inevitably once again focused attention on the strength of residential real estate as an investment.Stocks have certainly been on a wild roller coaster ride in recent weeks, as uncertainty over the health of the Chinese economy has had a profound effect on investor confidence. This week has seen press coverage on the resilience of the property market in such times. Articles have focused on the ability of real estate values to rise as stocks fall. Indeed, it is reckoned that, over the past 60 years, residential real estate has performed as well as bonds during times when stock market prices are falling (a bear market). It could, of course, be pointed out that the Great Recession of 2007/9 was an exception to this tren...
