What is wrong with my steps. The buyer wants them fixed. At Desert Sun Home inspections in Carlsbad, New Mexico I try and be very fair when it comes to inspecting a home for a buyer. I know that there are certain minor things the buyer is going to take care of. Then there are these things that need to be in the report that will actually save a life or help you as a seller in not getting sued by a family member or friend.  Case in point: The front steps are not the same height. The rear steps are not the same height. The heights of the steps are from 7.25 inches to 8.25 inches. Off as much as One full inch. That was not as much a concern for me as the height of the steps platform. These were at 32 inches above grade. Take a look at the front Patio area. There is no handrails and no raili...

Egress and the means of. Home inspection in Dexter New Mexico 88230 When I got the call for this inspection, the buyer wanted to know if I had an issue about driving "All the way to Dexter New Mexico". Dexter New Mexico sits about ten miles south of Roswell New Mexico. I inspect homes in Roswell New Mexico, so driving to Dexter was not an issue. Only about 70 Miles. The buyers asked if I charged a travel fee. I told them no and what the inspection fee would be. They were fine with that. The reason I brought up the travel fee, was that many inspectors charge a travel fee if they have to travel outside their home town city limits. You should have a set fee for an area. I do, any where within the TRI county area is a set fee. Now on wards to the inspection. Egress is the means to get out o...

Another bad roof inspection. This contractor needs more training. At Desert Sun Home Inspections in Carlsbad, New Mexico. It is becoming very popular with home owners that have a new roof installed to get a roof inspection before the final payment is made to the contractor. This actually makes very good sense. You want the job to be correct. This is why you get a  "Trust but Verify Inspection". This roof was completed by the contractor. Or so they thought. The home owner who wanted to tell me who installed the roof, I stopped them before they could tell me. I told them it doesn’t matter who installed the roof I was there to inspect it. Keep in mind this is not the same contractor that did the last roof I did an inspection of. Take a look at what I found when inspecting this "DONE ROOF...

Dust Devil's in New Mexico. They are just like a tornado. On my trip yesterday for Desert Sun Home inspections in Carlsbad, New Mexico. I had the opportunity to see a lot of dust devil's in the desert where I was traveling. These dust devils can get very, very big. They can carry winds over 100 miles per hour. The dust devils are known for their destructive nature. If you see one of these dust devils coming your way, you better stay out of the way of it if possible. I have been thrown around in my truck driving down the highway before when getting hit by a dust devil and not even knowing it was there. They have caused a lot of damage to homes and out buildings when they do hit. Here is a look at a couple of dust devils I saw when driving yeaterday. They were huge. When I saw this one I ...
