Bath remodel. Contractors and experience. Home inspections in Hobbs NM I did a post on 10-10-2013 called Remodeling? Finish the work before you sell the home. Home inspection.  Find it here at http://actvra.in/45hq This is a follow up to the remodeling contractors who are doing the work. When inspecting the home the bath was in the new sheet rock phases of the remodel process. I had suspected the contractors had very little experience with this type of remodeling. This is what I saw when at the home. With the new bath being installed, I asked the contractor who the electrician was for the project. They looked at each other and that told me there was no electrician for this project. So I asked what the plan was for the electrical for the bath. They told me there was going to be only one ...

Are you trimming back trees? Home inspections in Hobbs New Mexico. For some reason, when Desert Sun home Inspections in Carlsbad New Mexico   Inspects homes it seems there is a huge lack of importance on keeping up with the trimming of the vegetation around the home I have been inspecting of late. Not only will the tree's limbs cause havoc with the roof coverings. But the tree limbs being blown around by the wind can also cause major structural damage as well. Here we have a look at a roof that had been repaired. The roofer did a good job. (there you go Conrad) But after the roof was repaired, there was no effort to cut back the tree limbs that originally caused the damages. This means that the tree limbs will do it again. Like running over nails in your driveway and getting a flat. The...

Remodeling? Finish the work before you sell the home. Home inspection. At Desert Sun Home Inspections in Carlsbad,New Mexico. At a recent home inspection for the buyer. I ran across a bath that was being remodeled. The contractors were there and they were working on the second bath. the first bath was (finished according to them). That famous line of "we'll be done in a couple of days". Right I thought as I was looking over what had been completed to date. This contractor had no signs on the truck or the trailer. HMMMM. Makes you wonder. The first so called finished bath I inspected was pretty good. Attention to detail was good as well. This is what the client of the contractor could see any way. When I get into the attic. This was another story. the ceiling in the bath was replaced alo...

So you added a garage. Major issues. Home inspection in Hobbs N.M. At Desert Sun Home Inspections in Carlsbad, New Mexico. There are times when the buyers find out that the home of choice has issues. Major issues. This buyer is a younger lady that is in law enforcement. When they show up for the inspection wearing their uniform, makes me let's not say nervous, but a little more intensely interested in the inspection. This home which was built around 1965, is the typical ranch style home. Then a garage was added to the home a couple of decades later. Around the mid 1980's. That's O.K. But...The addition of the garage was not done to codes. The addition was not even permitted. I don't know how the Realtor is going to handle that one. But when additions are added to a home. they must meet ...

Buyer on a mission. Home inspection in Hobbs New Mexico shadows. At Desert Sun Home Inspections in Carlsbad New Mexico. We like it for the buyer to be at the home inspection. In many cases they will be in you back pocket for most of the inspection. One big thing is when the buyers are at the home, you spend a lot more time inspecting the home. There is a lot of explaining to the buyer. They usually have a lot of questions about why and how they can get the issues resolved. What many buyers and home owners don't realize is that if a water heater or furnace is installed. then it has to be installed to the current codes. they way they were installed back in the 1960's is no longer allowed. Take a look at this furnace that was installed in 2009 by a local heating and cooling contractor. The...

Sometimes you just need a little help. Home inspection in Hobbs N. M. On a recent home inspection in Hobbs New Mexico for Desert Sun Home inspections from Carlsbad New Mexico. This home was built in 1985. Local builder. But it looks like they were trying to save some time and money. Short cuts were found all over the home. I noticed the area in the garage flooring was not right. Cracks are often found but not in this condition nor this badly separated. The exterior brick and trim of the home showed signs of stress as well. Not a good thing when the buyer is at the inspection and you are explaining things to the buyer. The buyer did bring up the major crack in the garage floor. Take a look at what I saw when inspecting this home. This crack would not have been so much a concern if there ...

Pre listing inspection goes bad. For sale by owner, as is not the way. At Desert Sun Home inspections in Carlsbad, New Mexico. We like the pre listing inspections. We can help the seller prep their home for sale with a "Move in Certified" inspection. I did a pre listing insection on a home about a month ago. This home had a few issues that needed to get repaired before the home goes onto the markets as a for sale by owner. The sellers told me they would contact me when the repairs had been completed and I could do a final home inspection to certify the home as a move in certified home. Only one big issue though. The work needs to be completed before the home can get certified. The only thing that had been completed was the attic access. It had been replaced with 5/8 sheet rock. This was...

Home inspection in Hobbs New Mexico. Home inspectors in Hobbs N.M. If you need a very good home inspection in the Hobbs New Mexico area, then you need to call Clint at 1-575-706-5586 Call Desert Sun Home Inspections in Carlsbad New Mexico for all of your home inspection needs. This home I am posting about was inspected by another home inspector within the last month. The inspector did not list anything about the roof or the chimney. Maybe it was because they don't inspect a roof when and during a home inspection. The roof and chimney is such a vital part of a homes strucure, why would you "NOT INSPECT IT"? It boggles the mind especially mine when a Realtor calls me and say's "Do you inspect the roof when you inspect the home". I tell them of course I do. Then they tell me that there are...

Furnace replacement, contractors need to pay attention to details. When homes get new appliances installed. The owners of the homes are really counting on the contractors. They want the new appliance installed the right way every time. The customer should not have to tell the contractors to do the job the right way. After all they are being charged for doing the job or install the right way. So why not do it the right way every time? At Desert Sun Home Inspections in Carlsbad, New Mexico. I run into homes with newer appliances. These could be a new furnace, water heater, range, dishwasher, vent hood, bath vents, A/C units and the list goes on and on. On this home in 2007. The homes heating and cooling systems were upgraded with a double system. That's great right? Not if the units were ...

I need an inspection and I need it now. There's only one catch. Desert Sun Inspections is the name I use when answering the phone. I usually answer the phone "Clint McKie, Desert Sun Inspections" This was a call I got the other day I didn't recognize the number and I do gets calls from all over the place. This one was a good one. Hello, This is Mr. &^%$#, I have a problem I am hoping you can help me with. I am in need of a commercial inspection and I need it last week. "Not a problem" I told the caller. "What and where". He told me it's in Hobbs New Mexico, I know it's a ways from you but there is not a qualified inspector that can handle this request. You have been suggested by the lender to handle the inspection on this project. "Which Lender", He told me the lender and I was not surp...

$1,000.00 Later the water heater was in. But is it installed correctly? It seems most home owners find that time that a home appliance breaks down at the most inopportune time. But then is there ever  good time to have a home appliance break down? I think the answer to that is a solid "NO". This home owner wanted to see if the install was correct. This is why they called Desert Sun Home Inspections to get a "Trust but verify inspection". The water heater had broken down on a Sunday morning. The owners called the plumber wanting them to come out and replace the unit. The plumbing company did come out and with all the Sunday and weekend charges the water heater ended up costing the home owner over $1,000.00 after all the fee's and taxes. First the TRV line was replaced or re installed way...

New heat pump install. But there are still issues. Home inspection. This new heat pump that was installed was a nice one. The sellers were really proud that they didn't need to operate the swamp cooler any more. At Desert Sun Home Inspections in carlsbad, New Mexico. There are a lot of things the home owners don't even think about when having a new water heater, Heating or cooling unit installed. That is a "Trust but verify inspection". You just might trust your contractor. But I trust no one. This is a classic example of why I trust no one. When i entered the home after inspecting the new Heat pump on the roof. I saw this in the living room. This raised a red flag especially when I'm there to inspect just this install. See what I see? Loose ceiling register in the living room. Then we ...

Hidden from sight Inspecting. Desert Sun Home Inspections Carlsbad N.M. I was not going to even post today. I was up really late getting a report done for a Doctor and the 5,000 SQFT home I inspected yesterday. When inspecting homes, we as inspectors find ourselves in many different situations when looking for things that are not correct with the installation of appliances. Especially the built in appliances. In most of the homes i inspect, i do find where the installer wanted to save some time and not install the unit in the correct way. They think "IMO" this will never get inspected and rely on the local building inspectors to "Never look". In mos cases this is the case. Many of the issues I find could have been preventable. Simply by having the local inspectors do the correct inspect...

Garage issues. Home inspection in Hobbs New Mexico The FSBO home. When Desert Sun Home Inspections in Carlsbad, New Mexico issues a report. It is a very easy report to understand. There is a summation page just for those who don't want to scroll through the entire report looking at the issues listed from here and there in the report. I got a call from the Buyers Realtor yesterday. She said she was confused about how many times there was things listed in the report. It took me Twenty minutes to explain to her that the summation pages were just that, "Summation pages". It takes all the issues in the report and puts them on One page for ease of use. This is so you don't have to go through the entire report making notes. The Reatlor told me "This is very confusing to me". "I have never seen...

For sale by owner. Uneducated homeowner. My home has no issues. Really. This home inspection was to say the least a bit confusing for me as the inspector. It all started when the seller called Desert Sun Home Inspections in Carlsbad New Mexico for a home inspection. The seller called and said this. "I need a home inspection. I am selling the home as a for sale by owner". " I was told by the buyers Realtor We had to pay for the home inspection" Is this a normal procedure"? I asked "if they wanted to pay or if the Realtor said they had to pay for the inspection"? She then told me the Realtor whom she did'nt like very much was very forceful when it came to being pushy about things. She told the sellers the inspection is normally paid for by the seller. WHAT? This is not the way it usually ...

Home inspections Hobbs N. M. One inspector and another inspector next. Part four. At Desert Sun Home Inspections in Carlsbad, New Mexico. I am not willing to give into the ways that some Realtors want reports. I tell them I have to write up a home for the way it is. I would like noting better to have nothing to write up for a home after a home inspection. I dont' know fully what the previous inspecter even looked at. But not an issue as far as I am concerned. I do my job the bet way I know how. Irrelevant how the previous inspector did his. Do'es this make me look bad or the other inspector? Getting back to the inspection series. I did'nt mention in the last post , not only was the dryer vent in the attic so was the following. 1. The Two exhaust vents for the Bathrooms. 2. The exhaust v...
