With over 300 days of sunshine per year, the weather in Henderson is a big reason why so many people love southern Nevada. Our desert climate has an average temperature of 68, with only 4.5 inches of rain per year. This makes just about anytime a great time to enjoy your favorite outdoor activities. In spring and fall, temps range from the mid 60's to low 90's, and because of our low humidity it's very comfortable any time of day.Summer temps are often in the triple digits. That might sound extreme, but most residents still spend plenty of time outdoors in the mornings and evenings. Only when it rises above 110 does it really feel hot, and that is usually just for a couple of weeks in July and August. For more information, go to "Tips for Living in the Desert" on the city of Henderson's we...

The city of Henderson is getting the first Green community in the state, Sommerset. This intimate community of only 48 homes will be the first community built powered by solar energy. Homes will generate their own power through rooftop solar collectors and will feature excluse GE ecomagination products, including a whole house energy monitor that will tell the homeowners how much power and water they are using per month. The unit also tracks the amount of solar power being generated and keeps archives of production and use. Homes sizes range from just over 1,600 sf to over 2,700. All homes also come with state of the art GE energy saving appliances as well.Home buyers looking for green property were resigned to condo living until the arrival of Sommerset. I'm sure if you ask ten different realtors what makes a property a good deal, you'll get ten different answers.  Everyone has different priorities, sees the amenities and features differently, and pictures the yard and neighborhoods another way.  Yet, everyone can usually agree on one basic thing -- if the price per square foot is a significantly under the price in the area and the property is in reasonably decent condition, its a good deal.I have been doing research for some cash buyers and investors, all asking for great deals.  In speaking with them, I ask them a variety of questions to narrow down what they feel is a good deal.  The answers include desirable features such as a pool, certain neighborhoods, certain age, and  top price.  The one thing they seldom ask is when I send the...

Sales activity for the 4th quarter of 2007 in Clearwater Canyon, a neighborhood in Henderson, NV remained steady. Three homes closed in the period, matching the results from the 3rd quarter. Year-over-year sales were even, with 15 homes sold in both 2007 and 2006. The current resale inventory is 13 homes, plus two with accepted offers. Because of the wide variety of floor plans, that level only slightly favors buyers. Homes in Clearwater Canyon are close to all of the wonderful amenities that living in Green Valley provides, as well as I-215, I-515 and McCarran International Airport. Having been in the business quite some time, the very few Las Vegas foreclosures that I used to deal with years ago were given to me from a lovely lady and compassionate foreclosure specialist working at the bank.  I had to help "encourage" the people who were essentially squatting in their own homes to leave amicably by negotiating with them & paying them a settlement on behalf of the bank in lieu of the bank's having to hire an attorney to do a formal eviction. I felt that I was more of a social worker, psychologist than a Las Vegas real estate agent, but this plan turned out to be a win win situation for everyone. The folks got a check usually equivalent to what the bank would have to pay to any lawyer they hired & the former homeowners were able to have funds to get a new start. Tho...

Yesterday, I had lunch with Fred Soskin, who is the sales manager at Crescent Ridge Condominiums in Henderson, NV.     I was there several months back with a client and the models were still under construction.    Fred invited me to lunch so that I could see the finished product and it is beautiful!  The clubhouse has a kitchen area, a billiard room, a very large state of the art fitness center and a spacious sitting area.  Plasma TV's are throughout the clubhouse.  The pool, with a waterfall, and hot tub are right out the back door.  There will also be a second pool in the community.   There were 2 models displayed, a 2 bedroom and a 3 bedroom.  All the floor plans are under $200,000 and are between 1123 and 1304 square feet. Many upgrades come standard including all appliances, granit...

The DaVinci Experience  is a traveling exhibit that features more than 60 working replicas of Leonardo DaVinci's inventions.  The three viewing galleries consist of transportation, military and mechanical.   Also included in the exhibit is reproductions of his paintings and original drawings.   The exhibit is located at the Events Plaza, outside City Hall in downtown Henderson and will be there through March 3, 2008.  The admission prices have just been reduced for Nevada residents to $8.50 for adults and $5.00 for students visiting with a school group.  Hours are from 9AM to 6PM daily.   This would be a great place to take the family to learn a bit of history!   If you are interested in relocating to Las Vegas or would like information on Las Vegas real estate, please contact me here
