Home sales in Candle Creek, a neighborhood adjacent to the master-planned community of Whitney Ranch in Henderson, NV showed slight signs of improvement during the third quarter of 2007. Five homes closed in this period, up from three in the 2nd quarter. Existing resale inventory has been reduced to 22 homes, down from 26 in the second quarter. Two homes are in escrow. With a one-year supply of inventory, sellers need to focus on pricing and marketing to create showings and generate offers. Homes in Candle Creek offer good values relative to the overall Las Vegas market. Sales activity in South Valley Ranch, a master-planned community in Henderson, NV fell sharply in the 3rd quarter of 2007. Just three homes and two condos closed from July 1 to September 30, compared to 16 homes and 5 condos in the 2nd quarter. Existing resale inventory has ballooned to 39 homes and 10 condos (plus 2 homes with accepted offers) making this an extremely challenging time for sellers. Seven home listings are either short sales or in foreclosure. Located off of St. Rose Parkway on the far southwest side of Las Vegas in Henderson is almost 2,000 acres of what is soon to become the master planned community of Inspirada. Inspirada is located near the Henderson airport with easy access to the 215-Beltway for easy travel around town.
