Here is the latest update for Incline Village Real Estate for the week of June 7th-13th 2010.  This complete report outlines new homes on the market, new escrows, recent sales, price changes and even those homes rejected by the market altogether. This week was another slow week in Real Estate for Incline Village with very few new escrows and sales reported to the MLS.  As schools finish up the year and we approach the 4th of July things should quickly begin to pick up.  Inventory has already and our broker tours are now full each week.  Click here for entire report...

The short sale process is complex to say the least and involves many parties who all must agree to take a loss on the outstanding debt.  Investors, additional lien holders, mortgage insurance primary lien holders all must agree.  That is what I am learning is the big rub.  These lead to a longer time line than a traditional home sale for sure.  I have learned from others some key factors that you can use to influence and help minimize delays. As we have always done, set appropriate expectations with sellers, buyers and buyers agents so that they can understand the complexity and resulting lenght of time a short sale can take. This is a very interesting questions and one that makes some buyers AND sellers uncomfortable in Incline Village.  In the past it was standard to price a home based on recent market data including the future market (pricing 30-60-90 days out) especially in an EXTREME buyers market where inventory levels are huge and sales are few.  Add in the fact that no two properties are alike (lot size, sqft, build, age, etc.) and you are definitely not comparing apples to apples nor even apples to oranges.  Read the entire article and see detailed MLS info here...
