One of my favorite past times is viewing Luxury Las Vegas Homes with clients. I have always been a huge fanatic when it comes to beautiful Luxury Estates. I had a dentist come into our office the other day inquiring a bout this custom Luxury Estate in Las Vegas on the southwest part of town and was wondering if it was at a right price. I pulled as best of comps as I could in the 20min he had.Last night at a party I met our friends business partner and he was talking about his custom home in Northwest Las Vegas. It has one room with double master baths and then the rest of the house is completely open. A one-room 3000sqft house.What makes it so fun to see custom homes is the imagination of the original owner.

The Las Vegas MLS is such a great tool for the Las Vegas Real Estate Agents. It's quite the step up from the old Book O Listings We used to have to rely on. I bet that most of us don't take the opportunity to really take the time to find out what great tools there are available. The latest one that I have been shown is the "Attachments" option on the left hand navigation bar when viewing the properties in details. With this option you can upload documents (i.e. any addendums your team may have or special contracts your office wants), larger pictures, anything. When a mortgage loan goes delinquent, the lender has a few choices. One is to restructure it which allows the homeowner to stay in the house.  Soon after Thanksgiving every year FNMA and FHLMC announce their conforming loan limits for the following year. Usually it goes up, due to the price of home increasing. This year, however, the National Association of Realtors believes that US home price declines this year are going to be steeper than earlier forecast because of the drop in subprime mortgage lending and the adoption of stricter loan standards. They estimate that the 2007 median price for an existing home likely will drop 1% to $219,800 from 2006, and projects the median price for new homes to fall for the first time since 1991. The good news is that they see this as a soft landing with home sales rising gradually in the second half of the year and prices recovering a bit later.

All the trash-talking has ceased. The two faces that were punched repeatedly and got swollen, are turning blue by now. The exitement that reached its peak on Saturday night in the MGM Grand Garden and in the closed-circuit venues and elsewhere has already dissipated. Some fans made money and some lost money on the fight. I'd say probably more in the latter group.
