Some of the highlights of a recent Las Vegas Review Journal article: Devin Reiss, president of GLVAR, says inventory is already flattening (total inventory down to about 22,000 in December 2007 from about 24,500 in November 2007). Home sales activity in Sun City Aliante, a community in North Las Vegas, NV rebounded nicely in the 4th quarter of 2007. Fifteen homes closed in the period, up from only seven in the 3rd quarter. The rally pushed the yearly total to 62 homes sold, an increase of 17% over the 53 homes sold in 2006. Existing resale inventory of 50 homes (plus 3 with accepted offers) represents a slight buyer's market, with about a nine-month supply of inventory. Sun City Aliante is an age-restricted community; homes must have one occupant who is at least 55, and no residents under age 19 may permanently live there. Sales activity in Rancho Alta Mira, a community in North Las Vegas, NV continued slow in the 4th quarter of 2007. Seven homes closed, one less than in the 3rd quarter. Annual results were down 28%, with 43 homes sold in 2007 compared to 60 in 2006. Existing resale inventory of 32 homes, (plus 3 with accepted offers), provides about a one-year supply and strongly favors buyers. Homes in Rancho Alta Mira generally have larger lots (6-10,000 sq ft) and more mature landscaping than newer homes. Home sales in Highland Hills, a community in North Las Vegas, NV gained a little momentum in the 4th quarter of 2007. Six homes were sold, up from four in the 3rd quarter. Year-to-year results were down 40%, with 31 homes sold in 2007, compared to 52 homes in 2006. Existing resale inventory is 24 homes (plus 2 with accepted offers) which represents a strong buyer's market iwith a one-year supply. Homes in Highland Hills offer good value per square foot relative to the Las Vegas valley.
