Luke Constantino Remax Park Slope | February 8. 2010 I make it my business to keep up with the current events in my area, know the events and the latest OMG moments.  Sure, there are sites like Brownstoner, Daily Slope, OTBKB, Across the Park, etc., but one of my favorite sites has a name that will be obvious as to the reason why I cannot tell you: “Fucked in Park Slope.” http://www.fuckedinparkslope.com/ I have seen inside views on everything from the food coop to The Park Slope VS Westboro Baptist Church Smackdown.  My favorite writers on this blog, “Erica and Allison” have such a twist on the happenings in the slope that she has made my day numerous times!   Every time I see someone walking down the street with that “Food Coop” thing on and a shopping cart, I laugh my ass off! I need...

Luke Constantino February 7, 2010 The internet continuously changes the way in which everyone does business, especially in Real Estate. Years ago, newspapers were a main source for advertizing and it wasn’t unheard of for buyers and sellers to either walk into an office or call to do business with us.  That has changed dramatically and will continue to do so. Agents and brokers now have to start that first initial meeting with consumers, prospects and clients via the internet and learn how to be the masters of SEOs to gain exposure in their market.  This is not done by just making a website and using a few key words.  The internet is a very intricate tool which, if used properly, can bring in and attract more business to you in your area of interest. Even as advanced as I am in social m...

Buckley's Tavern2926 Avenue SBrooklyn, NY 11228718 998 4222  Not Fancy, but Good  Buckley's Tavern has grown up what started as a local bar with food is now a real restaurant and catering hall. Unlike some expansions Buckley's has had the sense not to change what made them special. Their menu is limited with daily specials, but what they do they do well. There is a large local crowd and the waitress's know most by name and are often invited to sit at the table to gossip.  You can start off with Onion or Lentil Soup and an individually baked loaf of hot bread shows up. The meats are simple but always done perfectly and the Chicken Parmigana makes you wonder if Buckley's is not really and Italian name in disguise. The portions are gigantic, doggy bags are the rule.  Dinner for two is abou...

Joe's of Avenue U287 Avenue UBrooklyn, NY718 449 9285  I was 13 years old when I first went to Joe's of Avenue U. Even after fifty years, Joe's a Focacceria Palermitana has not lost its Sicilian roots. Initially Joes\'s was only open for lunch. When lunch or the mid day meal was the main meal as it was back in Sicily. Gradually even Joe's has adapted but its menu harks back to an even ancient era. A time when tomato was unknown in Italy (pre Columbus) and fish or fish sauce was the main flavoring... You can still get Pasta cchi Sardi (pasta with sardine sauce). Please note the dialect difference between Sicilian and standard Italian.  Slowly, very slowly times have changed even for Joe's. It is now open for dinner, but credit cards are verboten. Joe's still has the steam trays for take ...

Luke Constantino | January 28, 2010 Ahh, beautiful Park Slope.  Right next to Prospect Park, brownstones, village-like shops and, wait, is that a baby in the bar?  This has sparked quite a few heated conversations everywhere, here and online.  Is it PC for a parent to go running for the shelter of her mother’s little helper?  These people were also called “breeders” in another article I spotted on “Gothamist.”  Damn, this is a tough crowd!!! I have been to many bars around the world and have never heard of this nonsense! Bars are local gathering places where people do bring their families, meet friends and have a pint or two and a small meal.  No harm, no foul.  In England it’s called a “pub” which is short for “public house.”  It’s not rare to find a mom or dad with the kids there watc...

Luke Constantino | January 23, 2010 Prospect Park, a beautiful place to go jogging, walk the dog or just enjoy yourself. There are many historical sites throughout the park like Litchfield Villa. Litchfield Villa was build before Prospect Park existed on a hill (named “Grace Hill, after his wife), It stands 280 feet above sea level. This one square mile parcel of land was purchased by Edwin Litchfield, a railroad magnate and real estate developer in 1852. It extended all the way down to the Gowanus Canal. Litchfield Villa is now the headquarters for of the NYC Department of Parks and offices of the Prospect Park Alliance. In 1911 and addition was added. A two story annex designed by Helmle, Huberty and Hudswell. In 1966, Litchfield Villa was designated a New York City Landmark. I walk...

Luke Constantino | January 23, 2010 After talking to a number of people, I narrowed down the list of pizzerias to the five places most mentioned.  After going on this quest, I had to double my time in the gym, but it was worth it.  Don’t get bent out of shape if your place isn’t here, I’m only one guy with two feet and one stomach.  If you have another place, that’s great - let me know.  Here are the five from my list.  At each place, I tried the regular slice. Joe’s Pizza - 137 7th Ave   This is the kind of street pizza I grew up with.  It’s not the gourmet stuff you’re going to get at some other places.  It’s just a good slice that will satisfy you.  To walk into a neighborhood pizza place and grab a regular slice was damn good.  I like the feel of the place too: “It’s Brooklyn.”  A s...

Yesterday, I had to kill an accepted offer on a property to get my client 10,000 more. As you know, you have to disclose all information and offers in this business. On this one particular property, I got the property owner 10,000 dollars below the asking price, which is pretty good these days, so he accepted the offer and we were about to go into contract till… I got a last minute offer for exact asking price! I checked the underwriter’s pre approval on these potential buyers, they were good to go. Now I had to kill the accepted offer. I had so many people mad at me! I told everyone that I have a fiduciary responsibility to my client, but that didn’t seem to matter. Once again, I had an attorney cursing and screaming at me, but it didn’t matter. What really matters is that I got my c...

Luke Constantino |  Remax at The Slope "According to the National Association of Realtors, the percentage of homes sold nationally by their owners has actually declined, from 14 percent in 2004 to 11 percent in 2009." Published NY Times: December 17, 2009 This economic crisis has been very challenging for everyone. In order to get the best possible price for your property you're going to have to go with a professional. One that follows market trends and only deals with qualified buyers who have an underwriter's mortgage approval. Do you know how to target buyers for you property? I do. There is going to be a lot of properties being transferred in 2010 due to everyone downsizing, are you prepared? I am. Put my name in any search engine you like: Google, Yahoo, Bing, etc. If you like what...

Luke Constantino Monday, December 21, 2009 | Remax at the Slope Every day I see this Bag Lady early in the morning collecting cans from my garbage.  She is fairly old, short, weathered, but very nice, so I always say "hello."  Every time she goes through my garbage, she is nice enough to leave everything the way she found it, like she wasn't even there.  No one ever really notices her, but I do. Rain, sun, snow, whatever the weather, she is always collecting cans from our neighborhood trash and never makes a mess.  I don't know where she lives or what time she starts, but you can rest assured, the Bag Lady will be in my garbage between 6 and 6:45 every morning.  To me, she is a part of my neighborhood, a neighborhood fixture. There was a blizzard here in NYC a few days ago.  The snow an...
