Clifton Park, NY and the Southern Saratoga County region support some of the best public and private golf courses in the Capital District.  My personal favorite is Eagle Crest Golf Course. http://www.eaglecrestgolf.com/  This public course is one of the toughest in the area and is always in top condition.  They have five sets of tees to accommodate every level of play: USGA Course Rating/Slope Men's Black 6929 yds 73.4/127 Blue 6390 yds 70.8/116 White 5649 yds 67.2/109 Ladies White 5649 yds 72.9/124 Red 5094 yds 69.4/115 Although the season is coming to a close soon, they have a wonderful banquet facility that supports numerous weddings, birthdays, anniversaries, graduation, and holiday parties.  Be sure to check them out for all your party needs. My family and I spent Sunday afternoon enjoying the fall harvest in the great NE.  Apple picking has become one of our favorite past-times.  Our eldest daughter was home for college so all 6 of us went to Bowman Orchards http://bowmanorchards.com for some apple picking, pedal car races, apple cannon shooting, and petting the alpaca.   It is a great way to spend time with your family in the Clifton Park area.  In addition to picking some great produce, they have awesome cider and donuts and we picked out a nice pumpkin for Halloween.  If you are ever in the area, be sure to stop by their store. If you have any questions about the real estate market in Southern Saratoga County (Clifton Park, Ballston Lake, Halfmoon, Waterford, Rexford, Malta, Ballston Spa), please be sure to let me know ...

The National Association of Realtors just announced a press release that indicates Pending Home Sales jumped 7.4% in August and is up 8.8% from last August.  Obviously, buyers are taking advantage of lower home prices, higher inventory levels, and low interest rates.  This is great news for Clifton Park and all of the Capital District Real Estate market. Hard hit regions like California, Florida, and Arizona contributed nicely to this new level.  The Northeast saw very similar numbers as the national results.  In Clifton Park, we have been very fortunate in the past two years and have seen only modest declines (1%-3%) in median home prices. So, if you are thinking about buying or selling your home, please give me a call so we can meet.  NOW is the time to buy!!!  I will be happy to prov...

The Clifton Park - Halfmoon Public Library has successfully achieved LEED certification for its advanced environmental building design and operation. LEED, Leadership in Energy and Environmental Design, is a program sponsored by the US Green Building Council that sets specific design and performance criteria for green building design and operation. Certification comes only when the completed building demonstrates achieved performance to original design parameters. This great building was designed by Woodward, Connor, Gillies, and Seleman Architects.  They have designed several green buildings throughout New York State and have become the leader in this new green design arena.  They have several ties to the Clifton Park area and all four gentlemen are graduates of RPI.  For more informat...

The Capital District Real Estate market is very stable when compared to most of the country.  Mostly due to the fact that Albany, NY is the Capital of NY.  It is also due to a lot of technology and research jobs in the market place.  Universities and Colleges that support all this are: Rensselaer Polytechnic Institute (RPI), SUNY Albany, SUNY College of Nanoscale Science and Engineering, The Sage Colleges, St. Rose College, Siena College, Hudson Valley Community College, Skidmore College, and Union College.  For a "small" town like Albany, this is a lot of schools. If you ever have questions about our marketplace, pleasedo not hesitate to contact me directly.

Real estate in the Capital District is fairly stable when compared to other parts of the country.  Partly because we did not see the dramatic increases in home prices that much of the country saw these last few years.  The difficulty in our market is that many buyers now think they can "steal" listings because "the market is so bad right now!!!"  So, buyers are slow to act and when they do want to buy they think they can go in very low.  I did some analysis on 9/12/08 through the MLS and in the four counties of Albany, Schenectady, Rensselaer, and Saratoga the following single family statistics were compiled: Active Listings:  5,406 YTD Sales:  4,669 Inventory:  9.8 months Average List Price:  $241,311 Average Sale Price:  $234,772 Sales to List %:  97.3% Average days on market:  81 day...

I would like to thank Laurie Mindnich (www.activerain.com/laurieatoptionsrealty) for her blog today about not putting any hand carried flyers or marketing material in mailboxes.  She is correct that this is illegal.  As I read through the comments it got me thinking........  Here are two helpful Web sites in case you or your clients need them. 1) To avioid phone solicitations and prevent those unwanted telemarketing calls; The National Do Not Call registry can be found at www.donotcall.gov The other is lesser known 2) In order to eliminate pre-approved credit card offers in the mail please visit www.optoutprescreen.com or call your financial institution for more details.  I signed up on this one a few months ago and they have all stopped!!!  This not only saves me the aggravation of hav...

I was reading some blogs this morning about buyers and how they just keep looking.  This one he likes, she doesn't.  That one she likes, he doesn't.  The yard is too______.  The bathroom is too ______.  The kitchen is too _______.  It occurred to me that, personally, I am a very easy buyer.  My wife and I have moved across the country 5 times so the timing of my purchases was always very important.  What we learned is that there is no such thing as "the perfect house."  No matter where we have lived, there was always something we wished could have been different.  Now, we never regretted the decisions, just "wished."  This also got me thinking about people I have known that built their "dream home" so they could build exactly what they wanted and not have any regrets.  Well guess what; ...

The Capital District of NY (Albany, NY) is a wonderful place to live, work, and play.  Whether you are looking for a urban, suburban, or rural setting we have it all and regardless of what you choose, everything else can be within 45 minutes of everything else.  The economy in this area is stable since it is the Capital of NY.  But it is also stabilized bya growing nano tech industry and several great colleges and universities.  We are also lucky to be less than a three hour drive to NYC, Boston, orMontreal.  Centrally located between the Adirondacks (visitadirondacks.com), the Berkshires, and the Catskills, there is plenty to do for those of you that enjoy outdoor activities.  And, don't forget about Lake George and Saratoga Springs Race Track.  So, come see all that the region has to ...

If you need any help looking at, or buying, real estate in the Capital District please feel free to call me anytime.  If you are interested in music, then check out this weekend's Riverfront Jazz Festival.  Now, I'm no politician but I do think that Mayor Jennings has done a good job of trying to keep downtown Albany alive.  I used to be into soft Jazz before I had kids (and now the only thing on the radio is top 40!!!) and enjoyed music from David Sanborn, Acoustic Alchemy, The Benoit Freeman Project, Jazz Masters, Pat Metheny, David Benoit, and Lee Ritenour.  If you are interest in the festival, check out http://www.albanyevents.org/other_events/index.cfm Hope to see you there!!!

As part of the NYSERDA programs (New York State Energy Research and Development Authority) in the Capital District of New York State is a residential program that offers a home energy assessment.  Basically this program identifies all the leaky areas of your home and measures the insulation values, see www.getenergysmart.org for all the details.  This is a great resource for homeowners and provides a network of licensed, registered, contractors to perform any of the needed improvements.  Additionally they offer several financing options to make it easy for the consumer.  This is a great way to make sure your home is operating in the GREEN!!!!!!!!!!!!!!!
