Over the weekend I had the pleasure of visiting the Pollock-Krasner House in East Hampton, NY.  Having a Bachelor's in Fine Arts, this was truly a treat to see their home and barn in-person as this is where some of their most famous paintings were created.What does the Pollock-Krasner House have to do with Feng Shui and predecessor energy? "FOR SALE" SIGN RESTRICTIONS   Found on the south fork of eastern Long Island, is a collection of small towns collectively known as "the Hamptons." Recently, a debate on sign uniformity has popped up. Village officials in East Hampton, specifically, are considering imposing stricter requirements on the real estate community in an attempt to make their town more attractive. A friend of mine recently applied for a home loan modification, and ultimately was denied for having too much equity in her home... but that's another story.  What I want to share is this.  She always paid her taxes and homeowner's insurance herself.  After she was denied the modification, she decided to refinance the house at a lower interest rate.  After spending what seemed like forever on paperwork for the bank, she was approved and on her was to closing.  Here's the interesting part, apparently, since she applied for a home loan modification, it somehow kicked in that her mortgage company paid her taxes for December.  She also, not being aware of this, paid her taxes for December.  So, when she went to get her closing dollar amount, it was nearly $4,000 more than what she anticipat...

My son, Logan just turned five years old as many of you know.  And he is a lovely polite boy, very well mannered (if I do say so myself).  And one thing he loves is psghetti.  He insists on twirling the fork into the spoon to get a nice sized ball of psghetti.  The only thing is, well, it's a little messy.  He's an adorable boy under all that sauce.

I was just reading the online  REALTOR® Mag which states that sellers have a better chance of selling their houses by using a REALTOR®.  HomeGain.com did a survey of 1,000 homeowners; nearly 60% were successful selling their home with a REALTOR® as compared to the 39% that were FSBO's.  The survey found that 83% of the surveyed used a REALTOR® while 17% tried to sell it on their own.  According to NAR's 2010 Profile of Buyers and Sellers, 88% of buyers were assisted by a real estate agent. “It is especially striking that home owners fare significantly better in selling their homes using a REALTOR®  than selling on their own,” says Louis Cammarosano, general manager at HomeGain. “Due to that relative success, the level of satisfaction in the home selling process is also higher for home s...

Today is my son's fifth birthday.  He hasn't stood still long enough for me to take a picture of him.  But I'll share a cute one, or two of him before he suddenly became King of the Castle, LOL.  He thinks he rules the roost today... and I suppose we'll let him.  Just for today.  He's so easily pleased with just a few activities and presents.  I love that about him.

I heard that Facebook has been changing their privacy settings without letting the Facebook user know about it.  A friend of mine said she saw a news report recently that looked into this and it turns out, even if you delete your account, you still have to delete each photo you uploaded one at a time or they are in Facebook cyberspace.   Check your privacy setting on occasion as a precautionary measure, so that your information is seen only by those who have your permission.   A teacher was fired from her job when she complained about her students on Facebook, thinking it was only going to be seen by friends.  But instead, because her settings had been changed without her knowledge, the world got to see it and she was thusly fired. Today there were a lot of open house cancellations due to the weather.  I don't think many of us expected to have to brush three or more inches off of our cars this morning.  We're right on the border at 31-degrees this afternoon.  The snow has stopped.  Some beautiful powder has donned the bushes and trees.

When House-Hunting Is a Wild Ride This is a fun article to read.  It was in the New York Times this morning, discussing what an agent does to show houses in the snow.  It includes bringing them to properties on horseback when the 4-wheel drive fails, that she has snow shoes, skis, and snowboards at the ready for her customers.  It's really a good read.  Heck, she even takes her customers to sign the contract in a horse drawn carriage (with ice skates, too!)

I was just reading an RIS Media article describing what the difference between those who are successful in today's market and those who aren't.  Toward the end of the article it discussed having a positive attitude, which clicked with me and made me want to write this blog post. To keep it short and sweet, we can go around complaining about how difficult this market is and how much the banks suck, etc.  It's all over the news, in the papers, on the web... it's difficult to get away from the negative news.  So, I think we should speak more of our success stories; of the deals and short sales that go through, the buyer with questionable credit who got the mortgage, and the sellers who ARE listening to the comps and pricing their houses correctly. I know a lot of people are struggling financially and, when selling their home, are opting NOT to list their home with a REALTOR because they don't want to pay the commission.  But, let me caution you against this. First of all, it is a statistic that homeowners make MORE money on average when they use a REALTOR.  Secondly, there is so much inventory out there, you need the proper representation to make your house stand out and be shown. ...The seller and their children being home during a showing.  Now I know this sounds harsh.  And as a mother myself, I know we think our young ones are absolutely adorable.  But when it comes to selling your home, you should take the kids somewhere while the house is being shown. I think my almost five year old is the most polite boy in the world, though he thinks passing gas is funny.  Kids are unpredictable and you don't want something they do or say be the main thing the potential buyer remembers about the house.
