I was surrounded by rare Piping Plovers in Arverne, Far Rockaway today... They're tiny, amazing and endangered (almost extinct) Girlie-girlie day with my gal pal Emelia is always interesting. She's one of my favorite photographers and we love taking walks along the NYC beaches together to capture the sunset, especially if there's a storm brewing. The last time we ran out to meet a storm we caught the rare sight of a double rainbow. Looks like God decided to smile upon me again today because I had no idea what I was photographing by the shore, I just remembered being startled by a migrating flock of the tiniest birds I have ever seen. They were whizzing past me to go chill on the shoreline and bathe in the water while Emmy was on the boardwalk with Ginger waiting for me to finish my pho...

Thai Rock is amazing - If you love Thai food you have soooo gotta eat here. Seriously! Thai Rock is a very cool restaurant with gorgeous views and live music located on beautiful Jamaica Bay in Rockaway Beach, Queens County, New York. This is where we periodically hang out, blog, write our books and have a really good time. Not only is the food excellent, the owners are mad fun. Emelia literally had to make me leave today (LOL). We will be back soon (Pssst on Sunday - LOL). In the meantime here's the line-up for our Thai Rock itinerary in case I finish my writing assignments on time: Friday, July 15th at 10pm: Wine with Sue. Saturday, July 16th at 10pm: Yellow Fly (80's pop). Sunday, July 17th 7pm: Jazz Fest Sundays with Darin Brown. There's something cool going on here every day and t...

Club Chaos Eye Candy: Rockaway Beach, Queens County, New York I'm hanging out with Emelia reading books, lurking on Kim and Vicki's blogs when this wild wind starts blowing the framed photographs out of Emmy's living room windows. We start grabbing picture frames to lay them flat then suddenly realize the balcony chairs might take flight because a huge storm is brewing and garbage cans are rolling in the streets. While on the balcony bringing in the furniture and cleaning up we see a rainbow forming. Emmy gets her camera to take a shot of it and I grab my Nikon and run out of her condo to start jogging through the streets because I know rainbows don't last long... This one lingered for approximately 42 minutes. Turns out to be a double rainbow taking shape going for miles inland and ac...

Chasing Planes, Balconies and Nigerian Bakeries... Yesterday I was chilling with my feet propped against the railing of a Brooklyn balcony enjoying the view while visiting with the mom of a gal pal. Sometimes I hang out with family and friends to relax and periodically bounce ideas off of them when scouting for locations. I grew up in Brooklyn and know it very well but my impressions are not the same as the people who live there daily. It's not just enough to film around a landmark, you also have to capture the neat neighborhood spots that the residence love to get other people to sit up and take notice. Outsiders don't know about the skate park, batting cage, firing range or best spot to get your fried grasshoppers (LOL). ;-) We have a lot of Gateway Recreation locations you can have ...

Getting Back In Can Be A Challenge Getting Back In can be a challenge when you are on the outside looking in. Sometimes the people you need to help you are just outside of your reach, or you don't know how to ask or whom to choose... There may be obstacles involved, but it is not impossible to overcome them. If you think you want something you should go for it. Don't talk it to death. Don't think it to death. Just do it... Getting back in can be a lot of fun once you overcome the fear of failure. Failure may not be failure at all. It just may be part of the learning process to help you understand what not to do. Don't be afraid of buying that house or setting up your outside blog. Need help? I am only an e-mail away. My outdoor office is very mobile. I can come to you or we can meet a...

Oh well, it was bound to happen. I let my happy little fingers take me to places I should't have gone before reading rules and regulations. As a member of the Newbie group you're suppossed to introduce yourself, ask newbie questions, blah blah blah, etc, etc. Of course I never read any of it! I guess I just assumed that newbies meant newbies in real estate as well, but it doesn't in this group. This group is strickly for Active Rain Newbies and everything pertaining to active rain, not real estate. So I joined Real Estate Rookies. Now I'm faced with a decision that although it may seem trivial it's hard to make: Should I leave the Newbies group or should I stay? I just don't want to make a mistake and click on the little box the next time I post a blog. And it could very well happen. Wh...

So I've read about private investors in many books and I've heard about them in my classes at Trump University, but I haven't been able to really align myself with one. The thing is that I don't want to use my own money, plus banks aren't giving too many approvals these days. My credit isn't bad at all, it's close to 700, but I just rather not use my own money for a deal that's $200K. I got a deal for under $50K and on that one I'm ready to fork it out, but anything above $100K I rather use a private investor. So are they really out there or what? You guys know way more than me. Tell me please because I'm really eager to find out. Are there people who have money, who want to invest on deals that will bring them a return on investment of 10%-12% secured by a lien on real estate, short te...

So I was nervous, naturally. Oooookey, I was terrified. Ok ok... I could hardly breathe. Ok ok ok... I had a panick attack! No really, I was terrified when I actually sat there and wrote up my first written offer and slowly but surely sent the fax at 12:45am on a Wednesday morning. Yeah, I had been procrastinating for a few days and down to the last minute. Anyways, my first offer was on a single family that was converted to a 2 family. It was beautiful, but too perfect. There wasn't much I could do with it except rent it out but the numbers weren't adding up, so when the realtor told me it was a good investment I think he was exagerating. What do you guys think? Do realtors tell you what you want to hear? (Don't be shy amigos). The asking price was $469K and the house was located in Ro...

I never thought I would love real estate as much as I'm loving it right now. I've gone cross eyed at times from reading tons of paperwork that seems like Chinese to me, but it's still exciting and fun most of the time. I just never thought I'd ever feel this way about this industry. My first exposure to residual income and business in general was through networkmarketing in June of 2004 (a tremendous blessing and an incredible education that is) but that was all. I thought that I would just do my home based business and write my songs and that would be that. I never thought I would love this industry the way I do. Well amigos, if you haven't guessed it yet: I'm a brand spanking new Real Estate Investor. I'm soooo excited!!! I love this! You may be wondering how I came a across my newfou...

I just got some listings for brand new luxury condos right on the beach in Far Rockaway. If you are looking for an apartment on the water starting at around $250,000 with a tax abatement for 25 years, you should be able to move in by the end of the year. The area is changing - developers are moving in - and slowly new services are becoming available. If you are looking in the area, please call me at (516) 603 1784 or email at david.lewinson@cbmoves.com. If you are a serious investor, I may be able to help you out. Just give me a call.
