I find working with first time buyers rewarding.  Today I was happy when a couple I was working with closed on the house they want to make their home. This was a 4 bedroom raised ranch on a  street with many mature trees.   My client liked the peacefulness of the area. The property was nicely landscaped, and I know  this summer many hours will be spent in the enclosed porch and deck. During the home buying process I also discovered we shared a passion for gardening so I know we will be swapping plants. Yes watching the smiles on the faces of a couple closing on their first home is just one of the many pleasures I get from my profession. Historic Hyde Park is a perfect day trip destination if you live in the Hudson Valley Region. Did you know you can take Metro-North trains to the Poughkeepsie NY station and with a reservation you could catch the Roosevelt Ride a shuttle that would take you to the historic sites in Hyde Park?  With more people staying closer to home this is an ideal trip to take.  The Hyde Park market report for February showed 6 sales which was 1 more than in January.  When compared to February 2010 report, sales was down by 1.  The homes sold this February ranged from $163,500-$580,000. At this time there are more than 120 single family detached homes available for sale, ranging from the low 100's to a property listed at over $4,250,000 with 6171 square feet and views of the Hudson River.  There are 2 other million dollar properties in Hyde Park If you are looking to buy a home in Hyde Park most of the homes listed are within the 100's and 300's range.      HYDE PARK NY MARKET REPORT FOR NOVEMBER 2010 During November, 8 Hyde Park NY homes sold ranging from $66,000-$400,000.  How did this compare to the same time last year?  There were 4 more Hyde Park homes sold in November 2009 At present there are 8 homes with offers and 2 in contract so it is possible that the December sales could be about the same or higher. What are some of the reasons people buy homes in Hyde Park?  The Culinary Institute of America is located in Hyde Park,  Marist and Vassar College are in nearby Pougkeepsie and most of the County jobs are in Poughkeepsie. Furthermore, Hyde Park is close to the Metro-North Train for those commuting to New York City. Hyde Park New York Real Estate Report for October 2010 (edit/delete) During October, eight single family homes were sold; one more than in September.  Of the homes sold, 50% percent fell in the bank owned category with three of these homes selling for more than the listing price.  In October 2009 there were 18 sales so when compared to this year with eight sales there is a decrease of over 50%.  Taking a look at the ten properties now with offers and contracts and you will note that the majority of the properties are regular resales. Hyde Park is a historic town; and is the hometown of FDR.  Because FDR Presidential Library is located here, the area see many visitors yearly from all over the world.  Besides the FDR complex there is also Mrs. Roosevelt home Val-kill, the Vanderbilt Mansion and the Culinary Institute of America are other locations that see their share of visitors. Consider Hyde Park a summer destination. So how was the real estate market in May? Only 3 single family detached home sold.  A significant drop from April when there were 11 sales.  I think in April buyers were trying to make that April 30th tax credit deadline.    Hyde Park NY Real Estate Report - February 2010 During the month of February of the 14 active listings 11 were in the $200,000 range, 2 in the $400,000 range and 1 for $549,000.  The age of the properties varied with the oldest home built in 1933 and the newest 2004. Hyde Park continues to be a market with many homes in the more affordable range and I suspect with the final push to buy before the tax credit expires the sales will probably double .  There are already 4 properties in contract and 6 with accepted offers. What is the Bocuse d'Or competion? I was told Iron Chef is modeled after this event. So if you are a foodie you will want to head over to the CIA in Hyde Park tomorrow  February 6  to catch the finals.  The winner of the competition will compete in Bocuses d'Or international.   In 2009  the town of Hyde Park had one of the most affordable inventory; because of this Hyde Park was one of the Dutchess County Town averaging more sales than most. This is a market that saw many first time buyers who trying to beat the original November 30th deadline for the end of the $8000 first time tax credit.  Good news this tax credit was extended and expanded and so I expect more first time buyers will be looking for a home between now and April 30th.
