Her warmth ,generousity and kindness is legendary. God Bless You Joyce, Keep Swinging for the Fences!! Joyce's passion reminds me of a famous quote by Albert Schweitzer- 'At times our own light goes out and is rekindled by a spark from another person.  Each of us has cause to think with deep gratitude of those who have lighted the flame within us."

There are four Oceanfront Townhouse developments in Long Beach: South Beach Ocean Villa Ocean Park Southwinds These units are very desirable and only a few come on the market. The big news is that one of them will be auctioned on May 27th in a public bankruptcy auction. To bid on this property you need to bring  a certified check for $50,000 and you need to close within thirty days. This  property was on the market at an exorbitant price and is a good example of the danger of overpricing in a declining market. One should be very careful not to let their emotions allow them to overbid Word to the wise do not attend a property auction without a trusted real estate professional.

ng Beach LIRR takes approximately 58 minutes to Penn Station. LIRR riders may purchase daily. 10 trip , and monthly passes as well as peak and off-peak discounts. Long Beach residents may purchase annual parking passes from the City Clerk's office on the third floor of City Hall and use the parking facilities adjacent to the station or they may opt to take the Long Beach bus to the station. For all those long beach commuters going to lower Manhattan take the LIRR  to Brooklyn Atlantic Ave station and take the 4 or the 5 to Bowling Green or Wall Street. This will save you a solid 15 minutes from going to Penn Station and then taking the 1 train to South Ferry.

Getting top dollar selling a home is much simpler than you think. There are endless articles written about tips on selling a home. There are as many theories on the subject as there are homes. Instead of the usual outdated tips that have no measurable results, I believe if you stick to a simple easy to follow plan, you will get the maximum net dollars in your pocket when selling a home. Of course I can write for days on end but for the purpose of this blog I will try to keep it as simple as possible. Step 1: Hire the services of a Realtor. I learned at an early age that the one thing in life that every person on this Earth has exactly the same is time. Each and every one of us should be aware of the value of our own time. If you can hire a professional to do a job for you at a reaso...

The Long Beach, NY Real Estate Canals are a wonderful part of the City of Long Beach. The Canals are geographically located North of Park Avenue and extend to Reynolds Channel. The Canals begin with Forrester Street and extend to Curley Street. There are 14 blocks that make up The Canals and there are four canals that stretch from Reynolds Channel down to E Pine St. The Canals are primarily a very quiet area of town, which is very family oriented. There are many well priced homes that are not waterfront but there are some spectacular custom homes located on the open bay. The typical lot sizes in The Canals are smaller than some of the surrounding areas that result in a friendly atmosphere and a neighborhood where residents and families spend as much time in front of their homes as in...

The West End Bungalows in Long Beach, NY were built in the 1920's. The bungalow homes were originally built to house the laborers who built the City of Long Beach including the many mansions that still exist throughout the city. Many of these homes are now about 70 years old and some can be found close to their original condition and others have gone through some amazing renovations. The basic plot size in the West End of Long Beach, NY is 30 x 60. If you happen to find a larger plot the value is mch greater. Parking is also a great asset in the area. If you are a first time homebuyer looking to purchase, I believe that a bungalow is a great way to get started in real estate in our city. They are affordable at the current time due to the extremely low interest rates available, the $8...

How Much Should I Offer? As a Realtor in Long Beach, NY, I am constantly asked the same question. The question that I am asked by buyers, whether it is for a home, condo, co-op or townhouse, is how low should I make my first offer. I understand that buyers are bombarded by the media and they feel that they should make extremely low offers. Of course this makes a lot of sense in a buyers market to the buyer, but I frequently see people lose a property that they truly wanted because they were looking to steal a property. My solution to this issue is that I try to explain to my buyers and sellers that pricing a property at market value yields the best results. Let's look at it in these terms. If seller A is very motivated to sell a co-op in say 55 Monroe Blvd and prices it aggressively a...

Feng Shui New York & The Make a Wish Foundation As a Feng Shui Consultant in New York, we try to make a difference.  We are involved with Non-Profit groups to help pay it forward....and by "WE" I am speaking of my children and myself.  I'd always hoped I taught my children well.... It was my son, Adam, who completely rebuilt a deck for The Jones Manor in Oyster Bay Long Island, a senior non profit complex where the existing deck was too unsafe for the residents to go outside. And today, Super Bowl Sunday, it is an annual tradition for the Long Beach Long Island "Polar Bears" to come out and take an icy dive.  If you haven't heard of it, every year more and more New Yorkers gather in Long Beach Long Island and make a dash into the icy waters of the Atlantic.  Long Beach Polar Bear Club, ...
