Line Heard Most Frequently in the Real Estate Community - "We're not just giving it away" I have no statistics. This is completely unofficial. Just one of those, "if I had a dollar for every time I heard this"... type of thing.  My point is - from everything I've observed - there's really no such thing as giving away real estate.   If a house is very well-priced, and I mean this from the perspective of the careful analysis of a recent market, and not from the homeowner's love of everything turquoise and her extreme reluctance to part with it, then interest will be high.   A buzz will be created and buyers will be coming out of the woodwork to view it and to exercise their option to buy it. Multiple offers will come in; a bidding war will ensue and, before you know it, the sold price wi...

Like New York City? Like beaches too? Well, you have several good options when summer rolls around this year. New York is a state that encompasses many islands and islets -- and that, of course, means there are beaches to be found. You can have your pick from the more traditional, popular type of beaches, such as the Coney Island area. The Coney Island beach is free for all to get in to -- so you don't have to worry about paying. By the Manhattan area you have Rockaway Beach -- a beach popular with what some might call the "hipster subculture" or the like -- or the millennial-aged beach. With various new foods and a trending scene, this beach differs much more from the mainstream Coney island. As a third, you also have a beach known as "Jones Beach." Just an hour's train ride from the s...

If you are ready to take off your sweater and jump in some cold water then you will definitely not want to miss the Polar Plunge that is coming to Long Beach, NY. It takes place on the morning of the Super Bowl! It is one of the biggest events for the city of Long Beach and all proceeds from the event go to benefit the Make A Wish Foundation. Since the inception of this event, the city has raised more than $5.6 million for the foundation. If you are in town and not doing the plunge, however, be prepared as the roads in the city get very hard to travel and navigate due to the high amount of people coming into town for the event. If you are participating in the event, the city will be preparing shuttle buses for participants as well as onlookers. The buses will run to and from the beaches...

We came to ActiveRain to build relationships, to learn from the very best in real estate and to get referrals. With each passing year, we accepted the death or departure of one or another of our dear friends. As we mourn those prolific and much loved Bloggers who have passed on, friends wonder about a legacy. What will happen to the volume of work each one of us so carefully crafted? A couple of decades since the advent of blogging has not left us with protocol. Regardless of circumstances, those who are no longer a part of this amazing platform are missed and I know, at some point, each one of us will ponder whether to continue here.AR University fills a real void and should absolutely be a first stop for newly minted real estate agents. And, of course, the trials and tribulations doc...

Winter is just around the corner, but in Long Beach, NY residents who are lucky enough to live in a buidling with an idoor pool can swim all-year round. Living in Long Beach, NY there are many condos and co-ops with indoor pools. In NY, where we get to below zero tempreatures in winter, it is certainly a luxury to be able to sit by an indoor pool,  simply relaxing with your favorite book or newspaper as snow falls outside. Some indoor pools even boast beautiful ocean views, so you could enjoy lounging by the pool as you soak in the lovely scenery. The beauty of an indoor pool is that it serves as a year round escape in your own building. If you are looking for a Co-Op building with an indoor pool, The Riveira Towers at 600 Shore Road has a beautiful indoor pool located on the first floo...

The school district topic comes up so frequently in real estate conversation, I've decided to repost an article written a couple of years back for another round of for and against: As a real estate agent, I often anticipate the buyers' request to limit the home search to those properties found within the boundaries of the very best school district. Naturally, I respect that wish as I'm lining up houses to show.          Still, I can't help but wonder why that preoccupation exists. Please understand that I'm not advocating failing schools nor those with a reputation for violence - only delightful, ordinary neighborhood schools.   Years ago, we didn't worry about these things. Whatever school you were zoned for is the one you attended. And most of us grew up just fine, achieved and even p...

City by the Sea - Happy Pride All the generations were here and the mood was euphoric in the 3rd annual Gay Pride Parade held in Long Beach, NY. The celebration, consisting of a concert, with Macy Gray as headliner, a fair and festival, pet parade, fun trot, cabaret and religious services was spread out over an entire weekend in various locations throughout the city. Participants came from near and far and Long Beach was well prepared with security, sanitation, parking alternatives, medical aid and relief stations. All in all, it's become a very successful event in this new venue on the beach and destined to be a regular stop during Pride month each year. Long Beach exudes a warm and welcoming vibe to all, reminiscent of Greenwich Village in New York City.  Visit our City by the Sea and...

Your Suburban Life - Are You Ready? Hot Brooklyn neighborhoods come with exorbitant pricetags. Familiar names like Park Slope, Carroll Gardens, Sunset Park, Kensington, Clinton Hill and a host of others are rarely within reach for young families.  For example, a modest $489,000 can buy you a 1 or 2 bedroom/one bath co-op/condo; on average between 750 and 850 sq. ft. No parking, no outdoor space and to call it move-in ready would be a huge stretch of anyone's imagination. Compare that to a renovated 2/3 bedroom/ 2 bath home, a reasonable commute away, and you can easily tack on a backyard, basement, garage and twice the square footage to that description.  Easy decision? Hardly.  But you will have plenty of time to flirt with different scenarios while you consider this huge transition. Y...
