Walkability - A Great Feature to Grow Old With I was raised in the city, where it was pretty much possible to walk anywhere. If you preferred, however, you could just as easily hop on a bus or a subway. It was never a problem. Public transportation ran on a regular schedule and traveled to every conceivable destination.  When I grew up and moved to the suburbs with my own family, it was only natural for me to try to replicate the lifestyle to which I had grown accustomed. I knew, instinctively, that a hub would make all of us happier as it is a center of activity and there is easy access from all different directions. These days, there are some new housing descriptions popping up in our vocabularies:  co-housing, villages, and pocket neighborhoods. Baby boomers are preparing for their se...

The building is located right on the boardwalk in Long Beach, NY and almost every building has views of the ocean from the terraces. Long Beach Terrace offers a state of the art fully equipped gym and also has one of the nicest pool decks found found on the boardwalk. There is a party room and a laundryroom located in each building. There is also direct beach access from the swimming pool deck. The end of the $8,000 tax credit is not as big a deal as most agents and the media are making it out to be. What the industry and the media should be talking about is the true story that is all about the fall in interest rates to all time lows.

410 E Broadway in Long Beach, NY is known as The Sherwood House. This Co-Op building was built in 1965. The building has 7 floors and has recently gone through a beautiful renovation. Upon entering the building, the first thing that i notice is the state of the art security system which is a touch screen and is extremely easy to use. It offers a few different languages and it is very easy to navigate to find the unit you are searching for. It allows you to call multiple numbers and the homeowners can actually buzz in their guests even from a cell phone.   The renovation that was completed last year was done quite tastefully. The lobby renovation in 410 E Broadway is quite inviting and I feel that it is one of the nicest lobbies in town. The same feeling carries throughout the building a...

How to sell for top Dollar in a BUYER"S MARKET?????You must take into consideration the type of market that you're in and understand how to make your property get more attention. By attention, I mean, not just curb appeal and traffic, but offers that are realistic and acceptable. I remember being told by a Vice President of Sales if you want to be successful you must figure out how to appear six foot two inches tall in room of people where everyone else is only six foot tall. You must differentiate and somehow that will create more of a demand for your property. Okay, what should I do ?1) Price your property slightly below the actual fair market value. 2) If you want top dollar u must and i mean must offer top condition.3)if u expect top dollar u must and i mean must better be in an exc...
