While waiting for some new customers on Saturday, I decided to run some numbers to see what is really going on in the Manhasset home sales market.  I know I am busy with listings, showings and open house are a mob scene lately....I was curious to see if what "feels" like a market improvement when I am out and about could be backed up with some numbers.  Here is what I found out: In May of 2010, 23 homes went into contract versus 16 in May of 2009.  That's a big jump!  So, I decided to drill down a little deeper and look at this good news story: 2009 YTD* (Jan 1-June 5 2009)     27 homes sold    $1,075,000 median sales price 2010 YTD* (Jan 1-June 5 2010)     52 homes sold    $1,256,2501 median sales price All I can say is WOW! What a difference a year makes!!!!  Personally, I think here'...

"What's it really like to live in Manhasset?"  I get that question a lot from buyers...one of the best things about living in Manhasset is it's community spirit...it is something that is hard for a real estate agent to describe and hard to picture if you are a buyer.  One of the best showcases of community spirit is an annual event coming Saturday, May 1st at the Munsey Park elementary school.  It is the SCA FAIR!  The fair is a fundraiser organized and run by the SCA (School Community Association) which is Manhasset's version of a parent teacher organization.  This outdoor fair features rides, games, a large tent with everything from attic treasures, books, baked goods and wonderful vendors selling goods.  There is a stage where children from the community perform everything from marti...

Spring is looking great all over Manhasset.  One of the earliest springs I remember - after that long, dark winter it sure feels good!  And, buyers are responding by coming out and shopping for homes in Manhasset.   We are seeing a wonderful turnout at our Open Houses and the phones in the office are ringing for showings.  Pricing to be ahead of the market is paying off for sellers who are seeing offers and going into contract.  Buyers are ready to step and offer on homes who's asking price reflects value for today. A friendly reminder that this weekend we change our clocks to reflect Daylight Saving Time.  Daylight Saving Time begins Sunday March 14th at2 am.  So, before you hit the hay on Saturday night make sure you change all the timepieces in your life!  "Spring Forward" and move the clocks ahead one hour.  Here is a checklist of items to change:   Wall/Decorative Clocks Bedside alarm clocks Watches VCRs Stoves/Clocks Microwave Coffeemakers Dashboard clocks in your car   Did I miss any?  If so, let me know and I will add them on.  One of my favorite time-changing things...the cable company automatically changes the time on the cable box!  For the first hour or so Sunday morning, it will be the only time piece I will trust for being right!  It is also a day many real estate appointments can be ...

Here is the lates home sales activity for Manhasset, NY 11030.  There are 21 new listings, 6 homes are under contract and 7 homes closed....big jump in activity for YTD 2010 versus 2009.  Buyers are back!   And with it feeling like we might be finally in the big thaw, it is the perfect weather this weekend to come look at houses!  My pick for "Best Value" of the week is:108 Remington Rd for $1,399,000.  This very pretty colonial has great bones, space galore - large kitchen and family room with fireplace and location, location, location.  Walk to Munsey Park elementary school from this home which is situated on a very nice piece of property in the village of Munsey Park.  Here is a link to view this home: Click here for 108 Remington Road Listing details.  Hope you have a great week and...

Living in Manhasset has a lot to offer.  Even after a blizzard.  It is not often we get a foot of snow and 2 days off from school.  How did you spend your snow days in Manhasset?  Here is how we spent ours: Powder Hound!  Our dog looooves the snow...one small problem.  She come in with snow caked all over her legs and abdomen!  She looks like a character out of Star Wars!  Check out the close up of her legs!               SnowPeople!   We love seeing all the snowpeople who suddenly rise up on front lawns!  Check out the international flair on the right!  The girls are sitting in little snow chairs they made too!                 Making Chocolate Chip Cookies!  Something I don't ordinarily have a lot of time to do...make cookies with my boys.  They just love to mix in white AND semisweet ...

Manhasset Home Sales 2009 versus 2008 The number one question I get is "Annie Holdreith What is going on with the market?"  Well, below you will see the 2009 and the 2008 figures for Manhasset.  I search MLS for homes in zip code 11030 that fall into Manhasset School District 6.  Figures posted below are from the MLS of Long Island. The Manhasset Plandome Newcomer's Club is a great way to help you feel at home in no time at all.  The club has couple events, children's events, ladies-only events and sometimes when a few guys get ambitious and organized, men-only events.  If you want to meet other new people in town and immediately feel connected to the community, don't hesitate, join! I speak from personal experience.  My husband and I relocated to Manhasset/Long Island for his job.  The only person we knew here was our realtor, Holly.  I grew up in New England and he grew up in the MidWest - we were both far from home. Now, back then, I was not much of a joiner.  We had no kids just a giant Labrador Retriever.  I walked that dog until she limped.  I made Holly keep showing me houses even though I had purchased one!...
