Can NYC Condo rent as Short Term Furnish Rentals? We have many investor condo owners asked us this question. The simple answer is, it depends on the condo building's house rules. We often represent many investor condo owners to secure qualified tenants so we have many experiences with different condo building and each building has different criteria and policies. When trying to rent out Manhattan condo buildings, it is importan to keep in mind that buildings have their own house rules that list all the regulations such as what is the minimum terms of a lease (12 months or shorter), pet policy (dog or cat, pet weight), renovation policy and etc. Many of the condo buildings will required the owner to rent the unit minimum of 6 months to 12 months, this way they can keep the building quality...

West End Ave at 90th Street The West End Ave neighborhood is one of Manhattan's most beautiful and quiet residential neighborhoods. The majority of buildings along West End Avenue are architecturally distinctive pre-war coops. West End Avenue has the longest stretch of pre-war architecture and ambience in Manhattan. West End Avenue has been designated a historic landmark district. Four old-style sidewalk phone booths are left in New York City, and they are all on West End Avenue, at 101st, 100th, 90th and 66th Streets on the Upper West Side of Manhattan.

One of my clients has recently purchased a midtown Manhattan walk up apartment building with studios and one bedrooms in desperate need of renovation.  These apartments, because of their desirable location, command about $2750 per month rent and her tenants deserve to get what they are paying for.  Just a few before and afters to show you just how frightening they WERE  and how fabulous they NOW ARE! Bathroom Kitchen            Removing the door from the kitchen, opening the wall  and expanding the footprint into the main space with a tile floor, allowed for a full size fridge instead of  an under the counter number.  There was an old electric stovetop sitting above the fridge.  Now, there is a small slide in range, a corner sink and lots of cabinetry. Living Room

How to Determine a good Manhattan condo investmentWe talked with a buyer from Singapore last Friday who is looking to purchase some condo units here in Manhattan because they believes now is a good time to invest in the US Real Estate but do not know where to start and we were happy to educate them on the overall market place and the current condition. We are seeing many good condo investment currently on the market for investors, and we are seeing there can be some price negotiation if the property has been on the market for sometime, the sellers are now willing to look at different offers. We discussed buyer's overall goals and as well as their preferred method in purchasing the units. At the completion of my client's feng shui session today, she shared a wonderful self-realization.  "After we spoke during our last session about not knowing what others go though and we have not walked in their shoes, that was so eye opening for me. As you know I was dealing with challenges at work with two of my co-workers. I took into consideration what we spoke about. And I decided to approach them and say, I am sorry for any mis-understanding and hurt I may have caused and I don't want us to have any negative feelings toward each other, please forgive me. To my surprise, they let their guard down and apologized as well. Now they have become two of my best supporters at work and even in my personal life. All I had to do was say "I am sorry" and get my Ego out of the way."~Julia, New...

Singing and Ringing in the Rain with Eileen Hsu from Manhattan, NYC, NY.In case you have not heard or read anything by Eileen Hsu, let me give you a quick summary. She has been on Active Rain since around January 2010.  She is in the top 1% of all Douglas Elliman Realtors in Manhattan and on top of that she is bilingual in Chinese and in English. Representing buyers and sellers in the Luxury and Ultra Luxury Market of Manhattan, NY.Since I have been following her for many years. I decided to call her and pick her brain how the real estate market is right now and what the trends are heading to in Manhattan in comparison to the Beverly Hills, CA real estate market. Needless to say we covered a lot of ground and the similarities are uncanny. Part of it is clearly due to the price points be...

Little Italy - Commercial Real EstateLittle Italy is one of New York City’s most well known and distinctive neighborhoods. Located between Tribeca, Chinatown, Nolita, and the Lower East Side, the area is home to historic Italian businesses, funky vintage stores and independent art galleries, as well as new cafes and boutiques with a high-end, rather than old-world, feel. However, tourists and visitors are still drawn to the area by the beautiful, historic architecture, close-knit atmosphere, and of course the amazing, Italian cuisine. Little Italy also hosts one of New York’s most popular festivals, the San Gennaro Festival, drawing thousands of people –tourists and residents –to the festivities. Lasting two weeks in September, the festival is a celebration of the patron saint of Naples...

Little Italy - A Walk Through History!Little Italy is a neighborhood of New York City located in lower Manhattan, bounded by Tribeca to the west, Chinatown to the south, the Lower East Side to the east, and Nolita to the north. In the 1880s, large populations of immigrants from Naples and Sicily moved into the area, creating a neighborhood with vibrant Italian culture, vestiges of which remain to this day. Though the area was once expansive, today the neighborhood consists of only a few blocks along Mulberry Street.Though recent surges of new boutiques, cafes, and bars have changed the old-world feel of Little Italy, there are still a number of historic businesses and restaurants to check out –most notably Angelo’s or Puglia’s, which has been around since 1919. The area is a great respi...

South Street Seaport - What To Do! The South Street Seaport is an historic area of New York City, located in Manhattan. It is situated next to the financial district and bounded by the East River. The area is a designated historic district and features some of the oldest architecture in Manhattan with a large number of restored 19th century commercial buildings. Today the area is a melting pot of historic Jewish and German vestiges and newly built boutique shops and fashionable eateries. The Lower East Side is a popular spot for bar-hopping, and other nightlife. Some of the best downtown music venues are located in the area. There are also numerous restaurants, ranging from expensive, fashionable spots to hidden hole-in-the-wall gems. This feng shui tip goes beyond placing two pink roses in your partnership corner. Rather, I invite you to accept the daily practice of "Appreciation" into your lifestyle. This is a wonderful way to help enhance all relationships.  You are intentionally taking the time to acknowledge those helpful people in your life who have added value. This could be as simple as leaving a little love note for your spouse or playful phone message for a friend or family member.   Appreciation and gratitude are foundational in any area of life we choose to cultivate. To create change, its important that you embrace a different habit, pattern of thought and/or perspective. I invite you to reach out to someone who has been positively impacting your life and let them know that you appreciate their help.Than...
