Yes, but how??? I have not been in the business long enough to get word of mouth referrals.  The only listing I ever got, was my next door neighbor, and my manager STOLE the listing from me for himself!  He made me do all of the work, actually, OFFERED that I could do all of the work to get buyers, and he got the sale side.  Luckily for me, I worked my buns off and got a direct buyer so I got paid.  I do mailings, blah blah... but I can't seem to get any LISTINGS, not even a nibble! Come on, Active Rain, share your secrets... I work with a ton of buyers, have been hounded by lead generating companies, have five websites, place legal 'generic' or 'puller' ads, and have gotten plenty of TIRE KICKERS...I've done GOOGLE Words, GOOGLE AdSense, I've done it all.  Persistence pays, but not thi...

Sales of previously owned U.S. homes rose 5.5 percent last month, the biggest gain since July 2003. The National Association of Realtors on Friday said that sales of existing home rose to a 5.18 million-unit annual rate from the 4.91 million-unit pace set in August.  The median national home price declined 9 percent from a year ago to $191,600, the lowest level since April 2004. Sales jumped 16.8 percent in the West, while rising 4.4 percent in the Midwest and 2.2 percent in the South. In the Northeast, sales fell 1.2 percent. Sales of single-family homes, which represent the lion's share of the market, rose 6.2 percent. Sales of condominiums held steady.

I don't know if I'll ever get used to the game of pricing, offers,  BLAH BLAH BLAH "If you want a price of A, then you better ask for more, because buyers always want to pay less, and then you won't get what you are asking." But if you overprice, or 'buy listings" as we call it, then you are getting buyers in the wrong price point!  It is very annoying to me to have to play the 'game'.  Have you ever had an offer that was accepted without negotiation?  Is it really an art, or just a P**SING contest?

It drives me crazy when agents try to make a listing look better through distorted photos, or exaggerated features.  Don't tell me it's a 2 bedroom when the room is 8x9 and can barely fit a desk and chair!  Let's work together to find our clients what they really want and not waste everyone's time.  If your property boasts outdoor space, get it right!  For those of you not familiar with New York City construction, a 'terrace' is a set back patio because the building gets skinnier as it is built higher.  Traditional penthouses were built on the rooftops and were surrounded by a 'set back terrace'.  If i have a client who wants a terrace and your listing really has a BALCONY, it drives me mad!  Balconies are built sticking out of a building and usually have one above and below and typical...

Central Park AGAIN?  Well, yes and no.  I was in Central Park in Manhattan not long ago when they were celebrating their 150th anniversary!  A beautiful day (and a post to follow) but there is just ONE shot I wanted to show you: I loved the huge balloon and many other things scattered throughout the Park to commemorate this occasion.  And was struck by this fountain as well....I later found out it is the oldest fountain in Central Park.  I thought it was beautiful and that I must have passed it before---It looks so familiar. New York City-Manhattan---A Feng Shui Consultant's Day.... The USS Intrepid was towed to its home at Pier 86 in Manhattan from Staten Island yesterday after being moved to undergo almost $120 million worth of repairs and improvements. The interior of the ship has been completely renovated.     The World War II-era aircraft carrier made its way through New York Harbor, passing the World Trade Center site and the Statue of Liberty along the way. 400 guests and former crew members attended while hundreds of New Yorkers greeted the ship with waving American flags along the west side of Manhattan.
