Beating Procrastination If you’ve found yourself putting off important tasks over and over again, you’re not alone. In fact, many people procrastinate to some degree – but some are so chronically affected by procrastination that it stops them fulfilling their potential & disrupts their careers. The other day I was getting dressed for work and just happened to put on the tv to VH1 and saw this hilarious video.  I haven't had VH1 on in months, maybe even in more than a year.  Usually when I am getting ready for work I am rush rush rush but that morning I was in the mood for some good music.  Most of the groups that came on I wasn't even familiar with so that told me how long it had been since I have seen the music video channel.  This particular group I am not familiar with but thought the song was good and the video fantastic.  The group is the The Black Keys and what a great job they did.  I think you will love it!

So I have been missing 'round the neighborhood lately because I have been sick and in between I have been crazy busy with Real Estate.   That is always good news!  I am finally at a point where I can stop in and start catching up on "stuff."   Mostly because I miss it like crazy but shhhhh don't tell anyone.   So this week I had an unfortunate incident with my treasured camera and needed to get a new one pretty quickly because what is a good real estate agent with out a good camera?  Now, you are looking at someone who knows NOTHING about cameras except the fact that I will never buy one that uses double AA batteries.  (Or any batteries of that type for that matter)  I do know what I need in my camera so I thought who could possibly help me with the rest?  Immediately I thought of my fr...

Occasionally around here you will see the smart cars and they look so funny because of their size compared to the other cars and SUV's.  Then I saw this video and could not stop laughing.  I definitely would not want to drive this on the roads in the United States.  I think a big horse could squash it!  Look at this video and how amazingly small this car is from 1962.  Would definitely be a great way to get around on the sidewalks of New York City if you didn't feel like walking all day!  LOL

In speaking with a co-worker today I was horrified by what she told me.  She made an appointment for one of her listings with an agent who wanted to show it to her buyer.  Good news right? The agent took her buyers to the listing, showed them around and then LEFT THEM AT THE LISTING AND WENT TO HER NEXT APPOINTMENT.  She told them to lock up when they were done.  Along came the owners, and thinking there had been a break in had a minor confrontation.  Luckily my co-worker's sellers were understanding and totally realized this was not her fault.  As a real estate agent you need to realize that you cannot leave your buyers.  If you as a buyer are making the request to remain alone in a listing - that just cannot happen!  If you are undecided, need to discuss things or need privacy, that w...

1.  ARE THERE ANY PROBLEMS?Look at the minutes of the condo association board meetings and see what the owners have been complaining about.  Whether or not there are complaints, reviewing the minutes will reveal projects that are currently under way or about to be underway at the complex. 2.  WHAT TYPE OF INSURANCE COVERAGE AND HOW MUCH? Obtain a copy of the certificate of insurance.  Is the replacement cost correct for rebuilding?  Is there a building ordinance clause to bring the building to code for rebuilding?  Make sure you understand the policy and what it covers.    3.  WHAT IS THE TOTAL AMOUNT IN RESERVE?When was the last time a reserve fund audit was done?   Depending on the age of the units there should be between 10-30% of the cost of replaceable items. 4. WHO IS NOT PAID UP...

This Month in Real EstateJune 2010 ...............................................................................................................................................   The housing sector continues to show signs of recovery. Together the tax credit (which expired at the end of April), the more upbeat consumer confidence, and favorable market conditions all contributed to bolstering April's sales activity - with existing home sales increasing for the second straight month. The return of buyer confidence with much of the home price correction believed to be over, encouraging economic developments and historically low mortgage rates, will provide the stepping stone for further market stabilization. Meanwhile, stagnant job growth and elevated levels of foreclosure continue to b...

Listing a house before staging is like going to a business meeting in your bathrobe and slippers. You need to make a great first impression. Think of it as a beauty pageant where the best one wins — or in the case of a house for sale, the best gets sold. The first five to 10 days a house is on the market is the time of the most foot traffic between buyers, agents and brokers, so why not show the property at its best? Sure, staging will help if you wait 30, 60, 90 or more days to help market the house, but the house is no longer a fresh listing.  A house for sale draws most of its potential buyers during the first 10 days on the market. Ideally, the best time to stage is before the house goes on the market.  That's the typical staging client, the homeowner who is going to sell in the nea...

I was supposed to be going to a Real Estate appointment with one of my agent co-workers today when I got a text last night saying she would be unable to make it.  Her daughter had been involved in a horrific car crash.  A DRUNK DRIVER who was speeding up Route 17 in New Jersey careened into a car driven by someone who was trying to avoid him and was unable to; when hit the car went spinning out of control and across two lanes to hit my co-worker's daughter's car head on killing the driver of the car that hit them.  The DRUNK DRIVER then sped away.  Luckily one of the witnesses to this horrific event had the presence of mind to get the plate number and he has since been apprehended.  To protect their privacy I will call my friend's daughter Cathy.  She is extremely lucky to be alive.  Ca...

I was driving through my neighborhood and there was a duck walking along the side of the road.  I slowed down to take a picture and the slower I got the faster the duck walked-right along the edge of the road.  At one point when I stopped the duck looked back almost as if to say-"Are you coming or what?         Photos by Debra Walsh, Copyright © 2010 Debra Walsh.
