You can tell if your buyers are good when they have a letter from their lender stating they are pre-approved, not just pre-qualified. Unfortunately today, many pre-qualification letter say PRE-APPROVED.  The letter must state they have high enough credit scores and their income to debt ratio is in line with the price of your home. The letter should not be filled with conditions other than an appraisal. In most cases, if the buyers are moving from one house to another they are typically good buyers. However, do not let this be considered pre-approved simply because they are moving from one home to another. Nov. 25 (Bloomberg) -- U.S. mortgage rates fell more than three-quarters of a percentage point today after the Federal Reserve said it will buy as much as $600 billion of debt. The average U.S. rate for a 30-year fixed mortgage ended the day at about 5.5 percent after falling to as low as 5.25 percent, according to Bankrate Inc. It was 6.38 percent this morning, North Palm Beach, Florida-based Bankrate said, based on a wider sampling than the so-called overnight rate published on its Web site.
