The month included improved sales prices, lower number of sales and fewer distressed properties. Sales VolumeTwelve homes closed in the month of April. That's the lowest number of sales in a month since early in 2016. That being said, the results are not indicative of a trend, as there have already been six sales during the first five days of May. So the recent trend of high sales volume is still underway. That volume was 46% higher than February, and was 36% higher than March of 2016. In terms of overall inventory, available single family homes in Monroe NY now number 98. That is an increase of 8 over the end of February. Even though inventory is increasing, levels still remain low in terms of a "typical" number of available houses in the area.Median Sales PricesMarch sales price results were interesting for several reasons. The Monroe, NY real estate results are now available for the February 2017 period.The median sales price in Monroe NY during February 2017 was $293K, a 19% increase over the same time period last year, and 28% higher than the previous month. The highest priced home to sell in February was a four bedroom, three and a half bath colonial in the Estates of Briarcliff which sold for $475K. The Monroe, NY real estate results are now available for the January 2017 period.The median sales price in Monroe NY during January 2017 was $230K, a 3% increase over the same time period last year, and significantly lower than the previous month. January sales included a foreclosure, short sale, a property in need of rehab and a very small "as is" ranch house. The highest priced home to sell was a four bedroom, two and a half bath colonial in Whitman Place which sold for $495K. In between were two cape cod style homes, a handful of bilevel/raised ranches, and another colonial.
