As one leading real estate brokers in the Hudson Valley for almost 25 years, we have seen these ups and downs in the market before, and we know that real estate goes in cycles. Today, with the real estate market slowing in many parts of the country, all the market fundamentals show that buyers are now in the driver's seat. Consider the facts: prices are competitive, interest rates are very affordable, there are plenty of homes in all price ranges to choose from and sellers are ready to bargain. If you're ready to buy a home and can afford it, now is a great time to buy. Mortgage interest rates remain very low. In many areas, buyers have a lot of inventory from which to choose and long-term homeownership continues to be one of the best ways for the typical American to build wealth. Don't let all of the negative media attention about the "mortgage meltdown" keep you from pursuing your homeownership dream. Mortgage industry woes are primarily limited to subprime ...

Open houses are a great way for buyers to get a feel for the local market area, without having to make appointments with their Realtor. Every weekend, Prudential Rand Realty holds dozens of open houses throughout the Hudson Valley, usually on Sunday afternoons. You can use the Browse feature to look for open houses in your county, and print out a list of properties you'd like to view. That information will be available on the open house listing itself, but if you are unfamiliar with the area you get access maps and directions from the links to Google Maps. ANSWER IS YES.All real estate agents are not alike. The best way to change the outcome - should you try to sell your home again - is to be very thorough when you choose a new agent. I suggest you get to know the person you're interviewing by asking plenty of questions. Here are some suggestions. You'll probably have others based on your experience. IMPORTANT QUESTIONS Are you familiar with the market and the benefits of my neighborhood? My community? Where do you feel your strengths lie? How much will you do to attract buyers to my home? When meeting with sellers about listing their homes I often hear the strategy of setting the initial asking price high and then coming down in price if it does not sell after a few weeks. This is really not a good idea in todays real estate market. If you start with too high of a sales price, then decide to drop it later your house will loose that initial flurry of activity that new listings typically get. This strategy could hurt your chances of selling your home quickly and you may even have to settle for less than market value. An asking price for a property that is beyond market range can adversely affect the marketing of a property and do not attract qualified buyers, if this house is unrealistically priced it fails to get normal advertising response so this reduces the effectivene...

An Open House is a good way to show off your property to potential buyers who prefer a casual first look as opposed to a scheduled, private showing. It's best if you, your family, and your four-legged pets leave the house during the hours it will be open for public viewing. Your Realtor will greet buyers, provide basic information about the property and the neighborhood, point out special features, answer questions, and keep a watchful eye on your home. For the most part, your presence will not enhance the Open House experience, and it may detract from it. Prospective buyers are often uncomfortable in the presence of the owners. Here is a simple checklist to go through before an open house: Interior Open all the drapes! Make your home Bright! Turn on as many lights as possible. Be sure ...
