Just My Photos – Not Going South!  Wordless Wednesday Flying South for the Winter? Nope ... NOT me! Lately, many birds are headed in a southerly direction over the Hudson Valley. Since the middle of August I have witnessed them in flight. Always using their inner GPS, they instinctively travel in "V" formation and head south in pursuit of a warmer climate.  While the cold and snow, embraces New York, those birds will be basking in warmth during our cold winter months. Not all birds need to leave….. My friends are staying here with me… fair weather friends they are not. Janis Borgueta is a Realtor in Newburgh NY. Changing Seasons in the Hudson Valley Sad as it is the summer is over. It is the end of the season and my CSA Farm (Community Supported Agriculture) is just about done. No more fresh local veggies on Saturday morning.  No more salads that begin with visual splendor that follows through with a crisp zesty surprise.  The peppers, tomatoes, chard and kale are all dwindling as the weather has turned cooler. These guilt free treats will soon be finished for the season. I will miss my weekly adventures to visit the farm, and say hello to the hens and Mr. Frog.  Fall is here with winter not far behind.  Janis Borgueta is a Realtor in Newburgh NY.  Could  A Short Sale Be for You? Short Sales make up a portion of our Real Estate Market in the Hudson Valley. I often get buyers that are looking to purchase a new home thinking they can find a fabulous deal by purchasing a short sale. Most buyers are not really familiar with what a short sale means and how the process works. The simplified process goes something like this. You see the home and decide you want to purchase it. You write up an offer to purchase the home.  The seller and agent review it and see if it looks reasonable and then decide if they want to submit it to the bank. If your offer is chosen to be submitted, then you go directly to contract. This is done without knowing if the bank will approve the short sale and the amount of your offer to purchase.   You get a home ...

Are You Wondering About Home Inspections? The purpose of a home inspection is to evaluate the physical condition of the home you are buying. It is a visual inspection for the most part, but everything possible is looked at and inspected. If you have ever watched any home buying or remodeling shows on cable TV, you know what kinds of secrets can be found! It is imperative that a home inspection is done before signing contracts when making your new home purchase. It can reveal what items might need immediate attention and the safety issues that could be your problem in the future. Some people will confuse an appraisal with a home inspection. These are two very different parts of the home buying process. An appraisal is for a lender to estimate the value of the home, and to make sure it me...

Tips to Get it Right    Take the time and make the right choice for you!   Home buying is a very unique process. Compared to anything else purchased during a lifetime, it is the single most expensive purchase most people ever make. It is logical that most buyers should spend a great deal of time and energy to buy the right home. Times have changed and the process is very different than even ten years ago. Shopping begins at home on the computer before ever setting foot into a home. Home styles vary depending on location in regards to designs, and of course so does the price. When buying a home you should consider many facets of your new home. You will need to consider what can work for you now, and what will work for you with the future plans that you have made.   New Constructi...

Apple Picking in the Hudson Valley Wordless Wednesday Apple Orchards outside of city life are abundant in the Hudson Valley. Only 60 miles north of NYC, Newburgh NY is in a sweet location. There is always something to do on the weekends. In the fall the hay rides and apple picking are a big treat! Instead of a simple hayride, this old truck brings people to more remote parts of the farm to pick fresh crisp apples! I find it charming. The kids, and adults, all seem to think it's super fun!  Happy Rosh Hashanah L’ Shana Tova Rosh Hashanah, the Jewish New Year begins today at sundown. The celebration marks the beginning of the Jewish New Year and a time for celebration, reflection and prayer.  It is a time to spend with family and friends. A favorite tradition is dipping apples into honey to welcome a sweet and healthy year ahead. This year my holiday is made sweeter by spending it with my daughter Allie in California. We have not had the opportunity for quite some time. Last week I visited Washington DC to see my daughter Kathleen. This photo is of a stained glass ceiling in a Synagogue we toured. The architecture of the building was beautiful, but the detail in the glass was what captured my eye.  Just in time for the holidays ... a perfect photo to share.  Happy Rosh Has...

Is Danger Lurking in your Home? In the process of selling your home, one thing often overlooked is safety. There are good reasons to view safety as a major issue. When your house is on the market you have opened the door and invited people into your home. Some will bring their children along. Others looking at your home could be elderly or have issues walking or climbing stairs. While nothing is completely without the possibility of an issue, getting your home ready is very important.  Nothing could be worse than a safety issue while having a showing. You also want potential buyers to see the home as warm and inviting, not a place that needs fixing just to make it safe for their family It is easy to establish a safe, comfortable environment. Just look around your home from a different ...

Just My Photos ~ Sunday in the Park with George    George Washington That Is.... George Washington's Headquarters State Historic Site is less than three miles from my home in Newburgh NY.  I enjoy an hour in the park every once in a while with none other than George Washington. A strategic location during the Revolutionary War and the Birthplace of the Republic.  Every time I go, there he is... standing watch over the Hudson River, and no British ships in site. Just My Photos ~ Sailing on the Hudson RiverSpeechless Sundays It is my good fortune to live close to the Hudson River. Recently, while looking at my photos  of Newburgh I found that the predominant theme I keep coming back to is water.  Either I find myself at a lake, a pond or the Hudson River. I have always lived near a body of water though. New Haven, Miami, Washington DC and Subic Bay... all near the water. Newburgh fits this pattern, and is a great subject for photography. My sick old camera being retired, a brand new replacement need some testing yesterday. Once again I headed down to the river for some experimenting on my favorite subject. So far ….  so good! Newburgh New York Native at the Olympics 2012   Triple Jump Finals..... Congratulations to Samyr! The 2012 Olympic event in London is now over and the results are in. Samyr landed a 16.65 jump and placed 11th in the world! After receiving a call yesterday from the Haitian President and a televised shout-out from the Haitian Prime Minister, Samyr went on to meet the challenge of a lifetime. The President and Prime Minister extended their best wishes, and told Samyr how proud and thankful the country of Haiti  is to be shown in such a positive light. What an honor to receive this phone call hours before the competition. Seems to me that Samyr has quite the fan club, and not just the heads of state! If you visit Samyr on Facebook you can see that he has enormous support from his family, fri...
