Current Housing Market Condition  Year End Housing Market Update for 2013  Housing Sales are UP! Town of Newburgh NY Real Estate Market Report The numbers are in for housing sales in 2013. Single family homes have been selling at a faster pace in 2013 than in 2012.  Sales increased at approximately 19 percent more during 2013 than in 2012. It appears that  buyers scooping up these Newburgh homeswere convinced it was the right time to make their purchase. The value seen with current pricing made many get off the fence and move forward. Locking in an interest rate became important with the new changes in lending rules for 2014.  Sales are definitely happening as our location is most desirable and the prices are more affordable than in many other nearby locations. 2013 Year End Market Stat...

What Can A Seller Expect? When selling your Newburgh NY home, buyers will request a home inspection after their offer is accepted. They are usually given five to seven days to get the inspection completed before contracts are sent out from your attorney. What can you, as the owner expect? The buyers will choose and directly hire an inspector to complete the task. The inspector, the buyers and their real estate agent will book the appointment and attend the inspection. I always recommend that owners leave the homeduring the appointment to allow buyers privacy during the process. As the seller you would want to make this as easy as possible for everyone. A good home inspector will make a thorough review of the entire home providing the buyers with a detailed report including photos of man...

HAPPY NEW YEAR 2014 Only hours left until 2013 is just another bit of history, & somewhat autoawesome?!? It is time to reflect on the past and begin anew. With an open mind and a clean slate many will begin the new year with friends and family celebrating various traditions and customs. If you choose NYC and Times Square live, be sure to wear many, many, many layers of clothing!! Although I hear it will be dry, the temps should dip into the teens. Brrrrr. Not for me!! I prefer to watch the ball drop from a toasty warm venue. TV works for the best view of Times Square. I wish everyone peace, happiness and joy. What ever you do be safe and enjoy. Local Newburgh NY designated driver hotlines are available. Janis Borgueta is a Realtor in Newburgh NY. Her blog is about living, working and Re...

The True Cost Of Owning A Home Your Guide to the Expenses of Home Ownership Owning a home is more than the monthly mortgage payment. The first thing you need to know about purchasing a home is how much money a bank would be willing to lend you. Unless you are paying cash, you will need to discuss your finances with a lender and get a pre-qual letter. Banks should gladly provide you with this service for free in hopes of doing business with you in the future. Once you know what you qualify for, the next step is to decide how much you want to actually spend on your home. The true goal is to find a home that is both affordable and that makes you happy. Your bank pre-qual letter provides you with the maximum amount that a bank will lend to you. It does not provide a full picture of what mon...

FHA Loan Limits Increased for Orange County NY Getting a mortgage can be a challenge and adventure these days. For Orange County New York there is good news. A recent announcement by FHFA (The Federal Housing and Finance Agency) states that FHA loan limits  and conforming mortgage limits acquired by Fannie Mae and Freddie Mac will be increasing as of January 2014.  While most of the country will see no real change we will see limits increase for Orange County New York. This allows more borrowing  power and competitive interest rates to those that qualify. We are happy to see that the guidelines recognize that although not part of the NYC housing market, we are included in the high-cost of New York MSA  (Metropolitan Statistical Area.) Orange County NY limits – $625,500 up from $417,000 ...

Selling Your Home In Winter Made Easy! Newburgh NY winters can be cold and snowy! While winter may not seem like the best time of year to sell a home, it may be a great idea for many. Consider the fact that buyers out looking are usually more serious about making a purchase. They are usually happy to look at less homes. Since many people don’t want to sell during the winter months there is less inventory. Buyers that need to make a decision quickly will be happy to buy a home that is priced right and well taken care of. Your real estate agent should provide you with a list of tips for winter showings. Sand and salt driveways and walkways. Curb appeal is what invites the buyer into your home so make it look inviting even during the winter months. Be sure that all driveways and walkways a...

We've Moved Our Office 436B Robinson Avenue Newburgh NY A new address and a great new location! Key Properties of the Hudson Valley is now located on Robinson Avenue in Newburgh NY Our new office is part of a shared collective of office spaces. We have our own desks and suite, but we share common spaces. Our small boutique office, does not need a huge amount of space. More often Real Estate offices are downsizing the brick and mortar space it rents. I don't  need to go into the office everyday to work. I do most of my work at home or on the go. With our new change of address I can have office space when I need it which is nice. The process of relocating our office is now complete and we are almost all settled in. My desk does need a bit of cleaning up yet, but that is the easy part. Mov...

When Thanksgiving and Chanukah Collide! A new celebration is born... Thanksgivukkah A melding of two holidays in one. Seems the last time this happened was in 1888 and the next prediction of Chanukah and Thanksgiving colliding will be some 79,000 years from now. So it seems that there has been quite a bit of prep for the holiday with new foods and song. There is a new invention the Menurkey which is just a turkey shaped menorah.     Holiday fun and the internet has lead to some interesting music, articles and memorabilia for sale. Silly it seems! As my grandmother would say, "only in America!!"   My least favorite new invention are Turkey Doughnuts which will probably sell out! Oh no.. not for me!! They are selling.. where else?? NYC. My holiday will entail a traditional Thanksgiving di...

Many people are already on their way to visit friends and family for the big event. Seems that the weather is not cooperating as it will be snowing tonight and in to the morning. The timing is off and the airports are bound to leave many travelers with their plans altered. I try to avoid traveling during Thanksgiving just for this reason. Know that I will be thinking of my ActiveRain family during this time. I wish you a safe and happy journey. Be safe and have a great Thanksgiving. Do You Talk Turkey? My new friends hanging out again.... These turkeys have been around town for a few weeks now. Every morning they cross the main road I travel from my home to just about everywhere I go. In the morning they cross west, and when the sun sets they head back east. I have no idea where they sleep. I do see them frequently though. It is the time of year that people talk turkey. I've been warning these guys that they need to hide better. Their routine could get them in trouble at this time of the  year. I don't talk turkey very well as they have not listened to me. What are your plans for Thanksgiving?? Crossing the Hudson River - The Tappan Zee Bridge  Commute to Newburgh NY The Tappan Zee Bridge is just one of many ways to find your way to Newburgh NY from New York City. It is currently undergoing a new look. The old bridge is in need of major repairs. It was decided that it was cheaper to rebuild one rather than repair. This photo was taken before the cranes showed up to begin the new construction. The project will take over two years to complete. This is one of many ways to get to Newburgh NY. It is part of I 287 that leads into the NY State Thruway. Many people live in Newburgh and commute to different locations in Westchester and Rockland County as well as NYC. Newburgh NY is just far enough away to have more affordable homes for sale. Come take a look and drive across the Tappan...

Although many jobs are available in NYC, it can be difficult to find an appartment that works. How a family can manage to live and work in the city has been a difficult problem for many. Why not visit the beautiful Hudson Valley and see what you can own for less than a rental each month. You might just be surprised. Want to see what homes are for sale? Look at these homes for sale in Newburgh NY. Let me know what you think! Turn your clocks back November 3rd, 2013 Daylight Savings Time ends at 2am in Newburgh NY The earth continues to revolve around the sun on its axis and the days continue to get shorter and shorter. During the fall it seems that when we wake up in the morning it is quite dark out. We can't totally fool mother-nature on how many daylight hours we receive, but how we function during those hours can be adjusted. The solution has been daylight savings time.    It's time again to set your clocks back before going to bed. While the clocks need to be adjusted, my cell phone and computer are smart enough to know to do it for me. Even my car knows what time it is. This is also a great time to remember the batteries in your smoke detectors. Check them out and change the batteries to stay safe. Whi...
