Living In The Hudson Valley An afternoon on the farm….. A treat of living in the Hudson Valley is all four of the seasons. Even winter has a plus side to it, but Autumn is my favorite for the photo opportunities it provides. The colors can be breath taking and the fresh, crisp, cool air a delight. Getting out for an afternoon on a local farm is not just for the kids. My girls have been out of the house for many years, but my husband and I never miss an opportunity for an afternoon on the farm. Pumpkins and apples grow nearby and it is hard to miss such a great event. Apple picking starts in late August and is just about over now. This year I spent a bit more time on the farm as visitors from California and the Philippines were here. A major highlight of their trip was apple picking. Ju...

Hudson River View Homes for SaleOh what fun as a Newburgh NY Realtor to show homes with views of the Hudson River. It is one of my favorite locations around Orange County to show homes. Panoramic views high on the hill with nothing but the river and the Hudson Valley in plain view. A three bedroom contemporary home is currently listed for sale. I brought buyers to take a look see. This home was built in the 1980's and does need work to get her back up to perfection again, but with a price of $399,000 how could it last? While the clients I had passed on the property they were sad to miss out on the location. While they had the vision of what the home could be restored to, they were not the ones to do the renovations. We moved on to other options, but the sad part was that they will not be...

The Hudson Valley Welcome to New YorkSpend one autumn season in the Hudson Valley and you will know why New York is so special. The leaves are turning colors all the month of October. Red, gold and orange dominate the landscape as  mother nature is quite the show off. It is simple to see why tourists flock from all over the world during this time of year to partake in some absolutely amazing views. The photo speaks for itself.  While this photo shows our beauty. We are not just a pretty picture. New York is a great place to live, work and play. My part of the Hudson Valley is only 65 miles north of New York City. A lifestyle that works well for so many people, this part of the Hudson Valley continues to grow rapidly. Four seasons, close to NYC but still being in a somewhat suburban type...

Pick Your Own Apples in the Hudson Valley This 3 day weekend is the best for apples and pumpkins in the Hudson Valley. Apple picking in the Hudson Valley seems to be a little late this year. The leaves are turning color and the apples are still on the trees and anxiously awaiting their time to be picked and eaten. If you are heading up to the Hudson Valley there are  plenty of local farms in the area.  ”Pick your own” apples is such a great fall activity.  My favorite farm is Lawrence Farms in the Town of Newburgh NY. On good authority from one of the owners, I am told that this is the peak of the season and the busiest one too. People come from miles around to join in and spend an afternoon on the farm. The sun is shining down on the Hudson Valley today and I am sure that it will be a ...

Historic Newburgh New York On the beautiful tree lined streets of Newburgh you can find some rather stunning architecture. Many of the homes are dated back to the early 1800′s.  Complete with river views, these homes have charm not seen in the newer construction. While they are a hobby to some, they are a passion for others. Full of rich American History around every corner  you can almost picture George Washington and his army walking down the street. The City of Newburgh has so much to offer, at prices that are really quite surprising. I recently heard someone saying, “Newburgh is like Brooklyn, only affordable”. We are home to Washington’s Headquarters, The  Newburgh Historical Society, Mt Saint Mary College, SUNY Newburgh, and the Newburgh Waterfront are all a part of the community....

First there was Johnny Appleseed, then there was Janis Borgueta. That may seem like a strange introduction but it really isn't. You see, Janis is another ActiveRainer that I have never met but would really like to one day. Janis surprised me last year with a special gift that really made my day! I had been posting photos of my garden full of wonderful organic vegetables and one afternoon a bright orange envelope arrived in the mail from New York State. I did not recognize the handwriting but was curious. Upon opening the envelope (which I still have) I found a lovely card explaining that after seeing my garden full of red, yellow and green bell peppers, Janis was sending me some purple bell pepper seeds! Talk about someone doing something special that made me feel like I was on top of t...

The Hudson River in October, and it feels like summer! The weather has been spectacular the last few days in the Hudson Valley. Clear blue skies and unusually warm weather!! I saw the temperature hit 86 degrees! The waterfront was busy yesterday. Who can resist a walk by the Hudson River on such a beautiful day? Each fall the boat owners take their boats out of the river and place them in storage during the cold months of winter. Although it is already October, it seems that more owners are waiting longer to make the transition into winter mode. Obviously with such beautiful weather there is no motivation. Again this morning we are expecting 80 degree weather and this is to last for a few more days. The Hudson Valley looks so beautiful in fall, and with the warm summer scent in the air, ...

Newburgh NY Crisp, clean, fall air with views of The Hudson River all around. When I started selling real estate, that was one of the first few things my broker at that time educated me about. If you buy a property with views of the water, most any waterview, it will increase the value of the property.Quality of life is what is sought when opting for this sort of view. The smell in the air, the sound of the water, and the blue that seems to go on forever sells like nothing else. There is no other explanation. This photo is from the deck outside my old office. I miss this place and visit now and again. The property is special and the views amazing. Today was picture perfect outside with blue skies and temperatures in the low 70's The Waterfront in Hudson Valley has so much to offer. This...

Is this truly a Buyers Market? New Construction Homes for Sale in Newburgh NYBuyers are happy that the weather has been warm here in the Hudson Valley. Our days have more sunshine, and the temperature has not been so cold. The weather is keeping us out of our homes and looking to spend more time outdoors. No snow has been such a plus for showing houses here. Although there are statistics of buying homes, there is really no such report that tells us just how many times the homes have been shown during a specific time frame.I list and show new construction homes all the time. Snow is not something that helps when we are building new homes. It complicates access as there is snow, mud, ice and the general mess of a new construction home. Add all that together with the general winter blahs, ...

GOING GREEN ?    GEOTHERMAL ENERGY      IS IT WORTH THE INVESTMENT WHEN BUILDING A NEW HOME?   I don’t believe anyone will argue that the cost of energy these days is quite a major concern to all of us. Homeowners especially would love to see prices stabilize or go lower. It can be scary to think about what the cost of energy could be five or ten years from now. First time home buyers definitely would love to have the security of low interest rates and the ability to know that their energy costs won’t just climb and climb.   The definition of homes being energy efficient is different depending on where you live. Currently when building a new home the type of windows and insulation used in different locations matters. From experience in selling new construction  homes in Newburgh NY, I k...

Five Tips for Buying New Construction Homes Newburgh NY 1. GET PRE-APPROVED for your loan. There should never be a fee to get a Pre-Approval, and you are not committed to them in the future. There is still time to shop for the best deal on your mortgage. Having this Pre-Approval does give you a good deal of info into the mortgage process. By looking exclusively within your price range, it keeps you on track with your budget, saves time and eliminates frustration looking properties that just aren’t going to work. 2. If you have a home to sell in Newburgh, it needs to be listed prior purchasing a new home.  Generally speaking a Resale Home is on the market in this area for approximately 130 days right now.  A builder cannot wait for you to be “ready to buy”. When the home is finished he i...

Looking at New Homes to Buy in Newburgh NY…. My buyers this week were looking at homes in some different locations in the Hudson Valley. All of them were new construction buyers. They already looked at some resale homes, but each one had ruled those out.  This was based on looking at what the available inventory was within their budget. They had come to the conclusion that a new home would make more sense for their needs and wants.   Why is this happening in Newburgh these days?  New Construction is a great deal in terms of what is being offered, and the interest rates. I guess you would say …. Value! New Construction homes are now turnkey and the projects are financed by the builder until closing. No need for a construction loan as in the past. With an FHA mortgage, and a 3.5% down pay...

State University of New York - SUNY Orange in Newburgh NY In the heart of Newburgh NY we are proud to host a two year community college. This is a fabulous opportunity for local students, and right in our own backyard. This building and the entire campus, is about only about three years old. It is currently offering students over 220 different courses.                                                                                                                                                                                                                 What isn't offered in Newburgh, may be found at the Middletown Campus. There is even a shuttle bus available to enrolled students to facilitate transportation. As the campus has been so popular, expansion has continued to grow. I foun...

IT’S IN THE DETAILS! What is it about a brand new home that makes it so special? Why do people love to purchase new homes rather than resales? Is it the new roof, the new pipes, or the brand new windows?  Well yes, as a new home has no wear and tear on it yet. A major value to a new home is that it does not require major repairs or costly maintenance.  All homes still need attention, as home ownership does not come free after the mortgage and utilities. There are the day to day things in any home that need adjustments, fixing, replacing, painting etc.  New homes though drastically cut down in what can be costly repairs. New York State even requires builders to provide a warranty for the new home too. Next take into consideration that a new home has new energy codes in place. Buying a ho...

New Construction Homes in Newburgh NY So many resale homes on the market and so few New Construction Homes in this area. Those that we do have though are of some great value. Years ago the homes were very basic, and the finishing touches were additional costs added on after the fact. So you paid a lot of money, and then after you moved in you found out you still needed more just to get settled. New construction now is very different than say five to seven years ago. The houses are built and finished with so many options that they are turn key for the most part. Included now in many homes are appliances, garage door openers, & complete lighting packages. A few short years ago builders did not include most of these options, leaving the new owner with a pretty large price tag for a new hom...
