More Than Just a Backyard Hen House My CSA - Fresh Veggies all Summer Newburgh is starting to feel the change in temperature. Summer has but a few days left before Autumn takes over. It already seems to be a distant memory and it certainly was not the hottest summer on record. As the days get shorter and summer comes to an end, so does the local CSA (community supported aggriculture) close up for the year. Our 16 weeks of yummy veggies is over. Last Saturday was the final summer share. It has been fun (always a fabulous photo op) and I will mostly miss the chickens. These ladies rule the farm. Out early every morning pecking the dirt and finding bugs and other tasty delights, they were laying many of the eggs I had for breakfast over the last few months.  StoneGate Farm in Balmville NY ...

This past week I noticed bees had built a nest in a tree that was pretty close to our house and driveway.  It had sprung up rather quickly as it was not there 2 or 3 weeks ago.  The size was enormous and seemed to have a tremendous amount of activity.  After getting a better look at the "bees" we realized they weren't bees at all but hornets and very aggressive hornets.  From a distance it looked like there was one main point of entry where the hornets were coming and going.   Up close with a camera lens you could see they were coming and going from 8 different holes in the nest.  This was definitely a problem that had to be eradicated for our safety as well as our pets.  I reached out to JNJ Pest Control on the recommendation of a friend and was told they could come out today.  Wow wha...

New Beginnings – The Last, First Day of School My daughter Kathleen asked me to find this wonderful photo of her this past week. It was taken on her very first day of preschool. I love the photo as it shows how happy she was heading off on a major life adventure. When Kathleen asked me for the photo and told me that she was planning to put up a post on FB about her last first last day of school, I asked her if I could post it on my blog. Kathleen is currently in graduate school and starting her very last class in a master's program at Northeastern University. Her very last class begins today, as do the classes in the Newburgh School District. I thought the timing was perfect to share. Thanks Kathleen for the guest blog.   My Last, First Day of School by Kathleen Borgueta Today is my ver...

Current Housing Market Conditions Update – September 7th, 2013 Town of Newburgh NY Real Estate Market Report The Town of Newburgh NY home absorption rate is at a 16.3 month supply. This is up from July. The price of our current inventory is dominated between the $200 to $300K price point. Thirty six of our active listings are in “short sale” status. The market seems to have slowed a bit in August with no real explanation. We are seeing  buyers out looking and making offers on homes in the Town of Newburgh. While interest rates are beginning to creep up many buyers are looking to make their purchase now as we are in a buyers market. There are 251 single family homes currently on the market (30 new listings in August) The average list price was $288,000, down from $294,000 in July. Prices...

Should The Seller Be Present? It is simple. A seller still owns the house until the closing and has the right to remain in the home when the buyers show up for their home inspection. While that may be the law, my advice to sellers when they ask to stay is the same. It can only hurt you. If you are there, they will and do ask questions. Not knowing the perfect answer can ruin a deal, or cost you a ton of money. On the flip side, there is nothing good that can happen if you are there. There is no upside to your being home. A buyer wants to find out more details about the home they are purchasing. They need to know the good, the bad and even the ugly about a purchase. This is their time to hire an inspector and see the house from the eyes of an inspector and critic. A good inspector goes o...

A Home In Newburgh NY You submit an offer to purchase. The offer can be accepted or rejected by the owner. Negotiations can take place at this level between buyers and sellers until an agreement is reached.  It is good to have a Realtor with experience when it comes to negotiations. Once the offer is accepted, the buyer will do a home inspection.  Find a licensed inspector. Your agent should be able to give you the names of a few in the area that can help. This service is done with you contracting the inspector directly and paying upfront for the service at the time of the inspection.  During this time the home has an “accepted offer”, but still no contracts. Once the home gets past the home inspection process and all issues are resolved contracts are sent out from the attorney of the s...

Calendar For Newburgh NY Students 2013 The First Day of School 2013 What happened to summer? Seems to me the buds on the trees and the smell of spring remains in the air.  The flowers blossomed and the grass turned green. Trees sprouted as the  the cold winter ended and the cycle of the seasons continued. I guess it is me, but the seasons seem to pass so quickly. The summer is now almost at an end and fall is just around the corner. To me the first of April happened just a few days ago. Nothing I can do about that, as time marches on. Forward we go into the fall and with that is the beginning of the school year.  Are you ready? If you live in the Newburgh NY your students are in the Newburgh Enlarged City School District. If you live in the Town of Newburgh, your students may be headed ...

Tips on Selling Your Home Get those repairs done prior to putting the home on the market  Home Inspections 101 Let me begin by quoting almost any home inspector I have ever met. When they meet their clients in person for the first time, they go over what the fees and the scope of work will be. The good ones take the time to explain many parts of their services, but they always conclude their presentation with….. “If you are looking for a perfect home, we may as well stop the inspection before we start. I guarantee you that this home is not perfect”.  With that statement already out of the way, a home that was well built, well cared for and maintained should be a great place to live for many years. New home owners need to understand the process so that they can appreciate the real goal. ...

Under Contract Homes in the Town of Newburgh NY Home sale pricing and days on Market is always of interest. Homes are selling and buyers are out looking right now. Currently we have a good deal of activity. If you are looking to sell, the question will arise as to what price will your home bring in. The highest and best offer is what everyone wants, but knowing how to price your home can be a bit of a challenge. Knowing what else is selling can help. Take a look to see here just what price range homes are currently popular. If you have a home that is over $500K you have a smaller buyer pool. When those buyers are out looking, they want value. In order for you to make sure they pick your home, the price needs to be spot on!  Under Contract Homes August 2013   When builders ask for advice...

The Hudson Valley Countryside  A Great Reason for Commuting to NYC Barns in the Hudson Valley are everywhere. I never realized how quickly you can leave Manhattan and find yourself out on a country road until I moved to Newburgh NY. Trees and rolling hills and meadows and barns are all around. I am amazed at how many still exist. Some barns remain on small working farms and others exist only because they were so well built that they have not yet fallen down. Other barns dot the countryside and have been abandoned by humans. They are a source of shelter for whatever critters discover their very own “new home” between the rafters of rotted wood and hay. While living in the Hudson Valley I have grown to love how one minute I can be in NYC if I want to and then with a quick train ride I ca...

A Historical Gem in the Hudson Valley Bannerman's Island Fifty miles north of New York City, on a small island in the Hudson River, you will find the decaying ruins of a once-impressive castle amongst the brush and trees. Bannerman’s Castle is one of the Hudson Valley’s most intriguing historical sites. Both beautiful and treacherous, it attracts the curious and the adventurous to visit each year. The  History Bannerman’s Island, officially known as Pollope Island, is a 6.5 acre, island located about 1,000 ft from the eastern shore of the Hudson River. The island was first noted by early Dutch settlers in the late 1600s, and was also a strategic site during the Revolutionary War. Construction on the castle was not begun until 1901, a year after Scottish immigrant and businessman Francis...

The landscape of the Hudson Valley is graced by the mountain views that surround the river and create a plethora of beautiful places to capture photographs. A hazy day yesterday, and the river was shining in the sunlight. Looking south towards New York City you can still see for miles. The tidal marshes support an array of life significant to our ecosystem. An occasional kayaker will pass by as they navigate the marshes enjoying sightings of bald eagles and heron in their natural habitat. Picnic by the Waterfront & Views of the Hudson River Sunsets are quite lovely. Lately I have been spending dinner time at the waterfront across from Newburgh at Long Dock Park in Beacon NY. There are no waterfront restauarnts in that part of town, so we bring our own food, chairs and a bottle of wine to sit and relax at the end of a tiring day. What could be better? I could get used to doing this everyday. We have been averaging about three or four nights a week this summer. These evenings seem like a mini vacation. A couple of hours to refresh and recharge. Dinner by the water is fabulous and the ducks make some for really great company. Waterfront Homes In Newburgh NYWhy not live by the Hudson River?Throughout the history of man, settling in an area close to a water supply was THE number one factor in choosing where to live. Obvious reasons at that time stem from basic survival as the need for potable water imperative. Times have changed, but our human tendency to associate a home on the waterfront having more value remains to be true. Close proximity and fabulous views can create  a “dream come true” when purchasing a home. Not always affordable, it is still a preference when making a decision where to live. For those lucky enough to find the right fit this is a perfect setting.A willingness to pay more money to live waterfront continues, even in a down market.  When the market was at its recent downturn, prices of ho...
