People wonder why Lexington Estates and Top of the Harbour in Oyster Bay NY is cheaper in price that the Landmark Colony or Mariners Walk in Oyster Bay NY.  Buyers who can not afford to dish out $500,000 for a place to live in Oyster Bay without the worry of home maintenance have an alternative.  They can buy a co-op.  So the next question is: What are the differences between a condominium, a co-op and a townhouse? A condominium is where you own the actual structure of the building jointly with the other members of the association, along with common areas such as club house, swimming pools, tennis courts or other common areas.  Individually, you own the airspace and interior of the structure, but not the building itself.  You and the other members of the association own the structure to...

I've been asked before why they call me "The Rose Lady".  People who live in Oyster Bay, NY know why.  They are the ones who started it.  Either "The Rose Lady" or the "Lady who has the most beautiful rose garden in Oyster Bay".  I went once to a party given by the then President of the Oyster Bay Chamber of Commerce who lives few houses down my street and they were playing a guessing game and one of the questions was "Who has the most beautiful rose garden in Oyster Bay?"  Answer: The Morgans.  I was flattered to say the least.  When we moved to Oyster Bay in Long Island, NY in 1971, I started a rose garden at my first home.  Six years later when we moved to another place, I had 25 roses which I left behind because we then decided to rent a house while I was looking for the perfect h...

Q. IN SELLING  OUR HOME IN BROOKVILLE, NY, WHAT ARE THE IMPORTANT THINGS WE HAVE TO DISCUSS WITH OUR AGENT? A. If you're selling your home in Brookville, NY, Oyster Bay, NY or anywhere else for that matter, you need to be aware that there are four things which are critical in selling your property to get a quick sale at top dollars.   1) Pricing the property to ensure the likelihood of getting offers.  Many people try to set a high price thinking they can come down later.  That's a big mistake because above-market pricing stifles showings and discourages offers of any kind, usually netting the homeowner a lower price than they planned on getting.  Proper pricing of your home is critical for quick sale. 2) Marketing the property to attain the highest number of showings from qualified buy...

What do you do when the weather condition outside is frightful?  It has been snowing since this morning.  It is now after midnight and we must have at least 10" of snow outside.  I understand some areas are getting 3" of snow every hour.  Channel 4 said the wind was recorded at Islip, NY in Long Island at 64 mph.  I know it must be very strong because I can hear the wind howling.  We got the alert call from the Town Supervisor this afternoon about the Blizzard Advisory.  "Stay Home" is what Oyster Bay Town Supervisor, John Venditto said and I did.  I'll venture out tomorrow and shovel some snow but today I didn't go out at all.  Channel 4 just updated their forecast to 18-25 inches by tomorrow morning.  I can't wait to go down South but it is snowing there too in South Carolina.    Copy...

If you are trying to sell your home in Oyster Bay and Brookville areas during the winter months, making a good first impression is very important.  Here are some things that you should remember when preparing your home for sale in winter. •1.        Now that the snow has finally arrived, make sure the driveway, walkway to the front door and the front steps are clear of snow.  •2.       Make sure the front yard is clean and free of debris. •3.       Proper outdoor lighting makes the home safe and attractive to the buyer who comes to see the house after dark. •4.       Make sure the gutters are clean so leaves cannot accumulate and clog the gutter.  •5.       Before you put the house on the market, make sure the exterior paint is not peeling off.  Better yet, have exterior walls painted...

My husband and I are both active with the Interreligious Group in Oyster Bay.  I am the treasurer in charge of the Food Drive for almost 20 years and my husband is the treasurer in charge of the Toy Drive for about 15 years.  We do not do the actual distribution but we work on the back scene making sure we have enough money to finance our charities and we send all the thank you letters to all the donors. Yesterday, we received a letter from Theodore Roosevelt Elementary School's Social Worker with cash money in coins for $6.00 with the letter and I quote: "I found this in my mailbox this morning.  A little boy in grade 2 (whose birthday was today) brought in his own money to give to the toy drive." In front of the envelope reads: "Benjamin donated money from his wallet." We were so touc...
