WOO HOO     Just a quick post to congratulate the cast, orchestra, and crew of the Pine Bush High School production of "Beauty and the Beast" on their triumphant opening night performance.  It was incredible guys.  From set design and production to music, acting, dancing, and singing you rocked this one!     If you are planning to attend either the 2 PM or 8 PM performance today, Saturday April 5 and don't have tickets yet, please get to the Pine Bush High School early as last night was a sell out and today will surely be a repeat.

As a prospective home buyer one of the first things you should do is to speak with a mortgage representative. When interviewing lenders try to find someone who takes the time to explain things and that you feel comfortable working with.  They should be prompt in their responses to you because they will be helping you and your agent to move the application through to closing.  It is easier to work with a local lender or a lender with local representation because they will know local values and practices. Why should you pay for a home inspection especially when you know people who can look at the house for you?  It is important to have someone who has training in all of the aspects of home inspections.  In New York state all Home Inspectors should be licensed.  If that is not the case where you live you should look for an inspector who is a member of ASHI.  Where can you find an inspector you can trust?  Ask your buyer's agent for a list of home inspectors that they  feel comfortable with.  There are inspectors who can scare you into walking away from a perfectly good house because they are overzealous in presenting their findings.  The best inspectors I have had experience with take time to perform a thorough inspection with the buyer present pointing out things as they go and then spen...

I know it is a "buyer's market" and the media keeps telling you that you will be able to negotiate prices down.  This is true in many cases but how much below asking price should you offer? The best way to know where to start is to ask your buyer's agent to give you a buyer's market analysis.  This will allow you to see what other similar houses have recently sold for.  After you have seen this you will want to determine if the house was originally priced as a house in perfect move in condition or if the sellers have already reduced the price because they know the roof needs to be replaced or some other major repair needs to be done.  Many buyers feel that they should take the asking price and take off everything that needs to be done and offer that amount.  Your buyer's agent will help...

The Town of Crawford Historical Society will be conducting an exhibit featuring Billings Memorials the oldest continuously run business in Pine Bush.  The exhibit will run throughout the month of March at the Cultural Center in Pine Bush.  The center is open Monday through Friday 1pm - 4pm.  You will find vintage photographs and stone cutting tools and equipment.
