This is for single family home activity in the Pleasantville school district for September of 2010. All information is derived from the Westchester-Putnam Multiple Listing Service. Pleasantville is right next to Briarcliff Manor and has one of the best downtowns in North Westchester bar none. It is also the home of Pace University.    Compared to September 2009, Pleasantville sales volume increased from 2 to 5 closed transactions. The median price is up about $65,000, which bodes well for the strength of values. The 9 homes under contract have a median asking price of $579,000 which is also very robust.  It is no wonder. All information is derived from the Westchester-Putnam Multiple Listing Service. I blogged last month about the anomaly of no May sales in Briarcliff or Pleasantville, and true to  my expectation sales recovered strongly in Pleasantville in June. Compared to June 2009, Pleasantville sales volume increased from 2 to 9 closed transactions. The median price of $510,000 is significantly lower than last June's $755,000, but the 8 homes under contract have a median price of $769,000, which bodes well for the strength of values. While compiling the May 2010 market data for Briarcliff Manor and Pleasantville, two of my favorite places, I found an interesting thing.  Nothing sold in May. In either place. Granted, neither is a teeming metropolis, but nothing is , well, nothing. What does it mean? I'll tell you.  Nothing. It means nothing. Well, maybe something: June will be a heavy month. So, given the lack of results, I put the two neighboring villages together for the purposes of this update.  May 2010 Sales: Zero      May 2009 Sales: 6 at a median price of $775,000 Pending/Under contract: 28. Median Price: $689,111 Active: 117. Median Price: $709,000 There is plenty of pending business, and the June 30 deadline may be a factor.  May was an anomaly. Often I get asked "Pleasantville? Like the movie?" I reply "yes, only in color". With a population of just over 7,000 and an area of less than 2 square miles, Pleasantville is small yet highly desirable. Located in central Westchester, just 45 minutes from mid-town Manhattan. It's small size does not even warrant school bussing, making it a walking community. All children either walk or are dropped off at school. The Pleasantville schools always rank among the best schools in the country, but one of the things that impressed me most is that every morning (rain, shine, snow or sleet) the school superintendent was there to greet each and every child as they were dropped off. Pleasantville is a charming Village with great schools, affordable housing and a train station with art throughout.  There is the downtown diner, proximity to the Saw Mill Parkway and moments to Chappaqua and Briarcliff Manor.  Pleasantville is also the home to Archie, those of us who were brought up in the 1950's remember Archie (he is a comic book character).  About 8 years ago the Jacob Burns Film Center was opened. Pleasantville was the go to place for first run movies and people from all over Westchester County came to the Jacob Burns Theatre for the movies, dance and theatre you could not find elsewhere.  Buyer's would buy in Pleasantville because of it's low key environement.  Unlike some of its' neighbors to the south there were no downtowns with boutiques.  Not like the upper E... 05/25/2008

  Beginning in 1998 a group of inidividuals because interested in creating a cultural arts center in Westchester County, New York and more specifically in Pleasantville.  In 2000 a capital campaign was launched to the raise the funds.  A local foundation, Jacob Burns Foundation, donated 1.5 million of the initial $5 million and in their honor the name was chosen.Opening its' doors in 2001 they now show films from around the world, there are art exhibitions, book signings, live performances, interviews with filmmakers.  They have developed after school enrichment programs.
