Here are just a few of the free events taking place this month: Manorhaven Beach Park - On July 24th at 7:15, see The New York Exceptions covering Rock n' Roll from the 50s to the 70s, and Sonny Geraci and the Outsiders, whose hits include "Time Won't Let Me" and "Precious and Few." Town Dock - On July 26th, don't miss Cinema on The Bay showing Jaws at 9:00 pm. We're going to need a bigger boat. Town Dock - The Port Washington Farmer's Market is open for the season on Saturdays from 8:00 am to noon. They feature fresh produce, goat cheese, honey, baked goods, and more. Harborfest, Port Washington's Annual Celebration of the town's Nautical Heritage, was held at the town dock at lower Main St. on June 7. There was Art in the Park and Nautical Museum Exhibit, entertainment, food, farmer's market, crafts, jewelry, Chamber of Commerce booths, fun park, cruises, horse show, trolley rides, kayaking, stage coach rides, and so much more.Here are a few pictures from that day. This is just one example of the great community events available in our town!

According to the Listingbook database, 12 homes sold in Port during April at an average price of $678,542 (compared to 8 homes sold at an average price of $809,500 in March). (In Nassau County, the March 2009 average sale price of a home rose to about $470,000 compared to just over $450,000 in February.) Port sellers received an average of 91% of their original asking price (it was 88.8% in March). The average number of days on the market for homes sold in April was 166 days (119 days for those sold in March).   29 N. Thomas Dodge House, 58 Harbor Road The Thomas Dodge House (a Town of North Hempstead Historic Landmark and listed on the State and National Register of Historic Places) is thought to be the oldest house still standing in the Port Washington area (c. 1721). Thomas Dodge built the house after migrating to Cow Neck from Block Island in 1718. Seven generations of the Dodge family lived in the house. The house has changed little since its construction. There are several other structures on the property including a horse barn, vegetable garden, chicken coop, and a vintage outhouse.The Cow Neck Peninsula Historical Society opened the historic house to the public as a museum in 1993. (In Nassau County, the February 2009 average sale price of a home fell to just over $450,000 compared to just under $500,000 in January.) Traditionally, individuals have been permitted to deduct mortgage interest paid on mortgages up to $1 million for a principal residence and one additional residence. In addition, mortgage interest on up to $100,000 of debt on home equity loans or lines of credit also qualifies for the deduction. The National Association of Realtors is concerned about the planned provision in the 2010 budget plan, reducing the rate at which some taxpayers would benefit from this deduction. Families whose income is $250,000 ($200,000 for singles) will only be able to reduce their liability by 28 cents on the dollar instead of up to 35 cents. (In Nassau County, the January 2009 average sale price of a home fell to just under $500,000 compared to just under $525,000 in December.) The Polar Plunge will take place on February 28, 2009 at North Hempstead Beach Park, NY (formerly Bar Beach). Registration begins at 9:00 am and the plunge is at noon. The Polar Plunge is the largest fundraising effort benefiting Special Olympics in the state. Its purpose is to raise funds to provide year-round sports training and athletic competition in a variety of Olympic-style sports for children and adults with intellectual disabilities. In 2008, they raised over $220,000, and in seven plunges that took place in the 2007-2008 Plunge Season, more than $600,000 was raised! Property tax relief is on the way for strapped homeowners in Nassau County. In addition to a proposed 4% statewide cap on increases by Gov. Paterson, Thomas R. Suozzi, County Executive, has announced a new assessor and ordered a top to bottom review of the assessment system. Assessments have been reduced across the board for almost all of Nassau County residents. Notices of Tentative Assessed Value for 2010-11 will be mailed soon, and reductions will average 17%.If you still believe that your home has not been assessed correctly, you are entitled to apply for a review. You do not have to pay for this. You may have received letters in the mail from services offering to do this for you, but they charge a hefty fee.
