This post is dedicated to Lenn Harley - because she recently wrote a blog about 55+ communities in Fredrick County VA.  I reaized I had taken some photos of a very unique 55+ community in Scarsdale NY.  It was a stormy day and perhaps I had it in mind to return on a more sunny day. However, the complex is beautiful no matter what the weather - so here it is. When talking about Scarsdale homes for sale, people seldom think of 55+ communities.  But that’s changing now.  Christie Place of Scarsdale NY  is one of the few Westchester Condos for 55+.     It is high-end luxury at its best  with its Tudor architecture complete with turrets with copper roofs.   There are 42 units in the complex  ranging from  large 1 BR/1.5 BA units to 2 BR/2.5BA  + den units.  Some units have patios as an ext...

Scarsdale NY is a township that is sandwiched in the middle of the county.  The central location means that it is indeed landlocked.  But it also offers easy access to  all points  of the county and NYC. Though primarily known for its famous residential areas such as  Green Acres, Fox Meadow, Edgewood, Quaker Ridge and Heathcoate,  the village itself is charming, sporting such high end retail as the famous Zachys for wine and liquor and restaurants such as Muscato and  Chat Scarsdale -  make the village active and alive with activity.  Known for its large lots, rolling lawns and magnificent homes and estates – Scarsdale is thought of as a destination unto itself.  More modest homes also dot the landscape and it is a popular destination for homebuyers. Cities/Towns Flanking Scarsdale NY...

This last week or so, we've had a lot of flooding in Westchester county and Fairfield county.  When you couple that with all the snow that has recently melted, it's causing a bit of chaos in basements.  This week, we have a had a lot of calls about people needing to replace their carpet due to water in the basement as well as having smelly carpet. Sometimes this is due to sump pump failure or appliances breaking or just water seaping in from the ground.  Regardless of cause, you want to take action quickly because the last thing you want is to grow mold which can be dangerous, smelly and a lot of money to remedy. Whatever you do, DON'T let the carpet just sit there...it will smell and probably develop mold so take action QUICKLY. First, I would contact your insurance company and/or your...

I suppose I could have rounded off the title to $300,000, but why not be precise. $297,500 buys a really nice cooperative apartment in the Edgemont complex with 2 bedrooms, 2 baths, and a balcony. As you can see, the place is fabulously updated with a sparkling new kitchen with granite counters and stainless steel appliances. It also has newer updated bathrooms, refinished floors, and a fantastic location near all that Central Park Avenue has to offer: shopping, commuting points, and great restaurants.   The complex itself has great amenities, with a ample parking, laundry on every floor, security, playground, fitness gym, and a beautiful swimming pool.  We have done business in the Edgemont before, with a 3 bedroom unit we closed on this past summer for $360,000 listed and sold by You...

The Scarsdale postal address can mean Scarsdale/Scarsdale schools, or Scarsdale/Edgemont schools. One is co-terminus with the town/village of Scarsdale and the other (Edgemont) is in the town of Hartsdale. Both are wonderful places to live.  $720,000 in the Edgemont area can buy a nearly 2500 square foot split like the one pictured that we just closed on this past week. It has 3 bedrooms, 2.5 baths (including a mater bath), a 2 car garage, formal dining room, family room, rec room in the basement, a den which could be a 4th bedroom or guest room, a rear patio and central air conditioning, all on a half acre lot.  Edgemont is a very convenient area as well, with all the amenities and advantages of Central Park Avenue just a stones throw away- shopping, restaurants, bus, you name it. This...

The Scarsdale NY housing market is always set somewhat apart from the body of Westchester NY.  A market unto itself – it sets the trends for the rest.  How homes for sale Scarsdale NY fair is often the bellwether for the rest of the market down the road.  So, I was pleased to see that the real estate market of Scarsdale did very well in Q3 2010 – at least with respect to single family homes.  The condo market, that I am including for the first time due to the sales at Christie Place  – is too small to draw any major conclusions from – particularly since Christie Place represents a new price point for the area.  But the coop market was mixed when compared to the  previous year.  Even the most desirable Garth Road has significant inventory.  The divergence of these two markets is somethi...

Hey guys.  Sorry that I've been clogging the wires lately with some of my local hardwood flooring posts - I'm trying to get my 60 new pages created, indexed and high on the google rankings.  Also, it's a busy time for me as many are trying to get their floors done in time for the holidays + I have my big home show this weekend (cross your fingers). My newest subscriber, Ginny Gorman suggested that while I'm in the midst of this (esp between now and Thanksgiving) that I highlight some of my previous posts.  I thought this was a super idea, esp since now I have some subscribers and not everyone has seen the older posts. So, if there is something here of interest to you, take a look.  Or, just bookmark for later, in case you get questions about this from your clients.  So, here goes...from...

Did the recession hit Scarsdale residents? Believe it or not, this question is making its way around town, and it certainly seems to be a popular topic to discuss at dinners and parties. Undoubtedly, the answer is yes- but probably just in a different way. While real estate did take a hit, and sales slowed down the past couple of years, it’s certainly on the rise again. Many residents have even joked, “The recession changed our habits, not our wallet.” Scarsdale and Edgemont real estate is its own little world. Proving that are the third quarter home sales results. SCARSDALE: Pricing in the Third Quarter shot up. The average price per square foot for a home sold in Scarsdale was $441. At the same time last year, it was $392. The number of homes sold in Scarsdale in the third quarter of ...

When people think of real estate in Scarsdale NY they tend to think of single- family homes and high-end cooperatives with  Old-World charm.  Scarsdale Manor is one of the larger cooperative complexes on the famous Garth Road.  The area reflects the mature elegance of Scarsdale Village  and features many pre-war complexes that were converted into cooperatives in the 1980s.   It is a mature community with very little space for new development. Scarsdale Manor Complex: Scarsdale Manor like many of the buildings surrounding it,  is a pre-war complex which is reflected in the grace of the structure and the grace  that the units inside convey.  A 1 BR unit can range in size from 725 – 950 sf while 2 BR units range from 900-1250 sf.  Many of the 1 BR units are sold as Jr.4’s . To me this is ...

Real estate in Scarsdale NY has a remarkably sparse number of cooperatives located within  the Scarsdale municipality. The famous Garth Road cooperatives – though conveniently located with resepect to Metro-North and village shopping, are not truly in the Village of Scarsdale. If you are looking  a cooperative that is located in the Village of Scarsdale with easy acce ss to the train station as well as shops and Scarsdale restaurants, then the Chateaux of Scarsdale is one complex that  fits the bill. The location couldn’t be better for the commuter -  you can even grab a quick morning drink at Starbucks on your way to the train platform. The Chateaux in Scarsdale NY: The Chauteaux is an elegant  pre-war  garden complex located just off of East Parkway on Chauteaux Circle.  Mature grow...

The last couple of years have been difficult for businesses, homeowners and financial markets, to say the very least. Limited credit, economic uncertainty among businesses and consumers, and poor financial performance across industry sectors make people wonder what their long-term strategy should entail. As homeowners know, the real estate market took a hit in 2008 and 2009. While signs show the Scarsdale real estate market is improving, including Edgemont, many owners are still hesitant to list their homes for sale and would prefer to wait for some unknown future moment when the market will have improved more greatly. The remainder of 2010, however, is an extremely important time for any homeowner who is contemplating the sale of their home to strategize. They should give serious consi...

The Scarsdale housing market is mirroring other markets with lower Westchester NY.  Real Estate  Scarsdale NY represents two separate markets.  One that is improving and the other that is either declining or hold steady: A Tale of Two Markets Single family Homes for sale Scarsdale NY – are doing well.  Volume is up, inventory is down and prices are higher over Q2 2009.   Edgemont (which is part of the town of Greenburgh with a Scarsdale P.O. – confirms that pattern. Cooperatives reflect another market altogether.  Although sales volume is up – prices are flat. Even units on the famous Garth Road are not moving rapidly. Single Family Homes – Scarsdale NY & Edgemont NY Prices of Scarsdale Homes for sale were up 16% from Q2 of the previous year. The median sales price was $1,295,000 with ...
