CRISIS: OVER-PRICED HOME=HIGHER INVENTORY+LESS SALES+DESPERATE HOMEOWERS=CONTINUED HOUSING CRISIS. We MUST do in-depth research before we price properties!!! If we don't, we will see the inventory levels climb like never before! In my last blog post, I mention the above formula to the umpteenth agent who said he would take an over-priced listing but would schedule a reduction in the agreement in 30 days or 60 days. There are still huge numbers of people who do not understand the importance of correct pricing---and we direct the whole real estate market; or at least we are supposed to! I my last blog post "How do you handle a seller who wants you to over price..." I was amazed at how may agents feel it is ok to over-price a listing "for a short time like 30 days" ...let me remind you all...

How are you handling sellers who want you to over-price their homes? It may seem that the owner who insists on a couple of hundred thousand more in their asking price should be accomodated, especially if you are not the only broker on the hunt. But pricing properties properly should be priority #1 As we all know, if a seller wants to sell their property sooner rather than later, you are really doing them no favor if you are not totally straight with them---things are not like they used to be in real estate. Most sellers have an idea of how the recession has affected real estate prices; most however, still believe their house is the best house in the neighborhood and should get more money than the next guy's. IF YOU WANT A PIECE OF THE ADVERTISING PIE, BETTER GRAB IT!  It may not be there if you delay; we hear all kinds of Realtors are completely out of the print advertising business!....Not that they are thinking about it or analyzing it or even doing research on if they should do it or not---no! They are completely out of the print advertisng business. Reasons are: "too expensive", "my customers only use the internet", "print ads never pull!" or "print ads are dead!" I POSTED A BLOG LAST WEEK THAT WAS FEATURED AND RECEIVED OVER 200 COMMENTS AND IT WAS ALL ABOUT THE USE OF PRINT VS. INTERNET ADVERTISING. THIS IS THE RESULT OF EVERYONES INPUT. So, we know that if everyone in real estate had their choice, they would pay nothing for advertising; but we also know that nothing from nothing equals nothing. As of late, we are all hearing how we should be doing internet advertising, social media, Google, Public real estate websites: "It's Free Advertising!" (or costs very little compared to print ads) we have been hearing this for over a year now, perhaps 2.  Sounds too good to be true to me! ...and you know what they say about that! (If it sounds too good to be true, it probably is!) This is what drove me to try out print advertising again after I had stopp...

I just wrote a post (THE FIRST DECADE OF A NEW CENTURY IN A NEW MILLENNIUM--THE NUMBERS TELL IT ALL:) and have had some one ask me where this is? Can you guess where this is? Bet you can't tell--it is a spectacular place and not many will be able to tell---go ahead Guess! Clues for the state where it is located: Home of many Indian tribes water, water everywhere unusual land mass Early home of furniture makers Great vacation spots That's it--no more clues! How do you feel this morning? Hangover? Fearful for the new year? Relieved that we made it into 2010? It's more than just a new year---We have begun a new decade!!! The town is now offering an exemption of the Peconic Bay Region Tax Community Preservation Fund for those who qualify.     I heard this news this morning as I was getting ready for work; Dianne Sawyer was interviewing Neil Cavuto from Fox Business News Channel. I rushed to stand in front of the TV, hoping to hear the source of the information from Neil's mouth...no such luck! The tidbit came out as an aside and was quickly brushed over by Dianne as the segment on the current economy ended. How did she think the idea would affect her topic? Was it really "off topic" as she appeared to abruptly end the interview? I think not---I think it was an attempt to avoid any further "positive" information to enter the conversation.                                            Today, while watching a report on CNBC, I heard about the  "click" Controversy surrounding Google and other search engines that sell pay-per click advertising programs........There is no regulation!!! WORD HAS IT THAT THE PERSON RUNNING THESE PROGRAMS JUST SITS  THERE AND CLICKS AWAY TO RUN UP YOUR AD COSTS!!! REALLY IRONIC since I have just had a very frustrating experience with Google this morning regarding my new "Adwords" account!! Isn't it great to hear positive news? I just commented on a blog from team DiMuria from Katy Texas and, well, there is something happening in real estate right now AND IT IS POSITIVE!!!!I just had my busiest week in months....and I am going to be even busier next week with new and old buyers all coming out into the "light" of day, regonizing that if they don't buy their Hampton get-away now, they will have to pay record $$ for a rental...and every body needs a get-away in order to get out of NYC during the boiling hot summer days.All kidding aside, I am seeing a rush to buy houses(that are fairly priced) unlike anything I have seen in 6-8 months.  I don't know if this got posted here but maybe it is appropriate? Has this ever happened to you?....I bet it has! Maybe not in a long time---but, admit it--it has happened and it scares the be-geezuz out of you when some one says something like that to you.Well, it happened to me the other day. I was working away on a staging job. Not a big one, but a nice re-design job that I volunteered to do for a real estate client who really needed to spruce up his house before he put it on the market for rent.
