I set out the other day to call my expired listings as planned. I was anticipating the usual outcome- answering machines, no one home, "I'm just the cleaning lady, mother, father, or babysitter", "this number is no longer in service, or has been disconnected", "you must have dialed the wrong number", "we've decided to take it off the market indefinitely" (or at least until we hung up the phone) or hopefully the response I wanted- "Yes, I want to sell my house, when can you come over?" Under its new policy, Wells Fargo will accept borrowers with credit scores of 500 to 579 if those borrowers can make a down payment of at least 10 percent; gifted funds or other down payment assistance is not allowed. For borrowers with credit scores of 580 to 599, borrowers must put down 5 percent, with the same restriction on gifts and assistance funds. New York is the first state to suppy homeowners facing foreclosures legal aid.  Criminal defendents are guaranteed legal assistance, but New York will be the first state to extend that pledge to foreclosures.  Right now there are about 80,000 active foreclosure cases in the New York courts, and in more than half of them only the banks have lawyers.  This is an uneven scenario.  Banks wind up with the property and the homeowner winds up on the street. It is not in anyone's best interest, including the banks.
