Naturally, when people hear “New York”, their thoughts automatically drift to the Big Apple... tall buildings, crowded streets, Times Square, Broadway, Central Park... you know... New York... completely forgetting about the whole rest of the state. However, there are actually some really cool places in New York other than just New York City, but, according to the "Movoto Analysts", there are quite a few that are a whole lot better. Which one was the very best? Turns out it was Mamaroneck. Of course, this Westchester County town wasn’t the only one to impress. Here are the best places to live in New York:  1. Town of Mamaroneck  2. Village of Tarrytown  3. City of White Plains  4. Village of Mount Kisco  5. Town of Scarsdale  6. Town of Harrison  7. Village of Dobbs Ferry  8. Village of ...

Stairs In Feng Shui Are Passageways That Also Need TLC After a Feng Shui Consultation in TarryTown NY, I stopped off a a local hotel to grab a bit to eat and attend a networking event. The Hotel hosting the event had many of the Feng Shui principles in place and I want to share one that caught my attention.     Stairs in Feng Shui become a channel for energy to move (just as with hallways). Yet, typically when it comes time to addressing the stairs with design, the TLC for this area tends to fall to the waist side. In Feng Shui, every area in you home or building is just as important as the next, including the stairs, bathroom, laundry room and closets.    I just wanted to point out some key enhancements that you can keep in mind for your stairs. Naturally this example is a commercial s...

It's no surpise that the Tarrytown real estate market is struggling with low inventory levels.  The good news for home sellers is many have multiple bid situations.  Homes are also selling quickly as the buyers that missed out on one home are all bidding on the next best one to hit the market.  If you are considering selling your home, this couldn't be a better time.  If you look back to 2005 you'll see the same sort of activity, a sellers market.   Here is how the Tarrytown single family home sales performed in February.  There were 2 closings, the lowest unit sales have been since March 2012!  The sales/list price ratio moved down to 95% from 100.8% in January.  The median price in February was $579,000 which is up a bit from this time last year.  The average days on market of 71 ar...

Despite tight inventory levels in Tarrytown and Sleepy Hollow sales were up a bit in January with six closings total.  This is the highest single family homes sales have been since 9 in June 2014.  The sales/list price ratio decreased to 100.8% from 103.7.  This tells us homes are still selling for the asking price or more. The median price in January was $613,750, up from $545,750 this time last year.  Inventory levels of 17 are up but down one from 18 in January 2014, not much change there.  New listings are still scarce with a total of 4 homes in January.  This should definitely improve over the next two months.  We have seen homes going to multiple bids in the first week on the market so far this season. The average days on market of 161 in January was down a little from 168 in De...

Tarrytown single family home sales continued to drop in October with only 3 closings to report.  These numbers aren't too far off the 7 closings this time last year but are the lowest since 2 in March 2014.  The median price was $400,000 which is down from $730,000 in October 2013 and also the lowest since February 2013.  Inventory levels remain unchanged from 25 units last month.  The average days on market of 147 was up substantially from 83 in September and up slightly from 125 in October 2013.   Tarrytown Condo Sales of 6 units were down 33.3 percent from October 2013 but still better then the single family sales.  The median price was $375,750, up 56.6% from $240,000 this time last year.  Inventory of 20 units is a healthy number and up 5.3% from 19 in September but down 33.3% in ...

As expected, we saw fewer Tarrytown single family home sales in August then the preceding spring market months.  This is most likely due to the fact that the majority of people that want to be in for the new school year have already closed.  The 5 single family sales were also down from 8 in August of 2013. The median sales price in August was $559,000 which is up 26% from this time last year!  Inventory levels of 23 are still down a bit from 24 in July, and 32 in August 2013.     We haven't seen many new Tarrytown single family listings come on which doesn't surpirse at it is one of the slowest transition months of the year in Westchester County.  Lastly, the average days on market of 52 was down considerably from 130 in July and 109 in August 2013.   The Tarrytown condo sector perf...

Inventory remained tight in Tarrytown this spring and we saw 4 single family closings in the month of July.  These numbers are down 55.6% from 9 the same time last year.  The sales/list price ratio moved up to 102.6% from 99.3% in June.  The median price in July was $970,393, up 104.5% from $474,500 last year.  This means that the homes that sold this month were of higher value.  inventory levels were 24 and down 20% from 30 in July 2013.  The average days on market of 130 was up substantially from 35 in June but down from 160 in July 2013.     The summer months tend to slow as the market usually peaks in June.  Many purchasers want to be in by the summer so they can prepare for the school year.  Typically the market picks back up after Labor day for those that want to be in before the...

There has been for some time now a dedicated Web site where you can find all types of updates and information regarding the state of Tappan Zee Bridge replacement construction work which has been nicknamed "THE NEW NY BRIDGE PROJECT". Please visit the site to stay informed. It can be found at www.newnybridge.com and deals with a wide variety of topics related to the project. There is also a section with an interesting picture gallery depicting the floating TZC owned super crane with the moniker of "I Lift NY", a ship mounted titan officially named "Left Coast Lifter", which is on it's way to Sleepy Hollow from San Francisco via the Panama Canal.

GM has entered into a contract with a joint venture, the developer team of Diversified Realty Advisers of Summit, NJ and CA-based SunCal, to redevelop a large tract of land formerly occupied by it's assembly plant on the Hudson River shoreline in Sleepy Hollow, NY. Village officials stated that it is possible for work to start in late 2014 since they finally settled with neighboring Tarrytown on how to remediate the traffic impact of such a massive project. The village approved a special permit for the construction of 1,177 housing units, a 140 room hotel, a multi-plex cinema, as well as restaurant, retail and office space last year.  It is estimated that the developers will spent about $1 billion to transform this 100 acre parcel into one of Westchester's finest multi-use water front n...

Sometimes the sights of the season reflect the cold of winter.  We are now near the solstice so the trees are all bare  and the sun sets early. I took this photo today just as the sun was starting to set.  The cloud cover over the horizon was thick and the cause of the darkness.  It just looked so dramatic against the bare tree, that I had to shoot it.  Yesterday we had a rather large snowstorm, but the temperature increase had melted the snow off the tree tops and all that was left were the bare branches. © 2013 – RGHicks – http://fotosonthefly.biz – All rights reserved. - See more at: http://fotosonthefly.biz/966/sights-of-the-season-a-winter-tree-in-a-winter-sky/#sthash.wy5B1x0k.dpuf
