The Webster, New York market has remained steady over the last couple of months. December had a total of two sold homes and an increase of listings from 19 to 23 an 8% increase. The average days on market has remained the same at 52 and is probably attributed to the holiday season than the weather. The two homes that sold had been on the market an average 93 days and the average selling price was $150,000 and the list averaged $160,000. This shows the high end market has slowed substantially and should pick up with the longer days and warmer weather.

The swing bridge at the north end of Irondequoit Bay will be open mid morning November 3, 2014 to allow traffic to cross until April 1,2015 when it will close for the boating season again. This will make it convenient for the people on the east side to head west without detouring over the Bay bridge on the expressway.

Received an internet lead that states they would like to make a legitimate offer on a property. Knowing I have less than five minutes to call and hopefully leave a lasting impression; the phone call goes to sorry the customer has not set up the voice mail for this account! Voila must be the younger generation so lets text them and get a response. Being of sound body maybe not so much mind I send an e-mail right after. Alas it has been over a week with numerous calls and still no voice mail; no answers to text messages or e-mails. Out of the blue comes an email saying they do not respond to text messages and why haven't I called! My response was number one your voice mail is not set up; you don't respond to text messages and part of my e-mail says:  I just tried to reach you.  Are you st...

I bought a horse to do my farming in Webster, New York. Because I live in Webster it makes sense that this would be my farming area for real estate. As they make quite a mess and can do damage to lawns and other items it will be back to the traditional farming methods of mailings and knocking on doors in the area to make sure everyone knows an agent lives and breathes in the area. In the past it was just sending post cards but have found that knocking on doors and leaving a packet of coffee and some hot chocolate is paying far more dividends. So in closing if are looking for someone to "camp" out to sell or buy a home contact your Webster, New York Realtor.

Are you ready for some football on Sunday! My open house was cancelled for out of town guests and now it is going to be pizza and wings in Webster, New York 14580. Lets see 3:30 watching Denver vs New England which the better half will be yelling and screaming for Manning. At 6:30 Seatlle vs San Francisco and my west coast relatives will be screaming for Seattle. As for me my my picks for the Super Bowl from the first of the season was Seattle vs Miami so I have half of the teams and will also root for Denver. This is barring a call to action of showing homes.

I completely forgot about the Girl Scout Cookies until one of the Granddaughters asked how many I was going to buy. My answer how many did I order last fall and her response:  but Papa you know they switched it this year and this year you may buy boxes to send to the military; so how many will you order. Of course the old stand by mint and a couple of others  I say. Her reply was thank you and now how many for the military. It must be nice to become a softie!

Slideshow   Reported by: Sean Carroll Email: scarroll@13wham.com Webster, N.Y. - The Town of Webster is looking at cuts to its Police Department as a way to close a $600,000 budget deficit.  The plan calls for three out of seven officers with more than 20-years of experience to voluntarily accept an early retirement package with a $15,000 incentive. This proposal comes to union members one day after they agreed to a new three-year contract according to Webster Police 1000 Club Vice President Carl Adriaansen.  Currently the Webster Police Department employs 29 officers and Chief Gerald Pickering.  The elimination of three positions equates to a 10 percent cut to a force that serves a community of roughly 45,000 people. At first glance the proposal doesn't get much support from one resid...

When I was looking for a place to hang my license, I looked for a company that offered services that I would personally want if I were looking to buy, or sell a home.  People are very busy these days.  Most households have two adults working full time.  The most precious thing to them is time.  If you have ever bought a car from a private seller, verses a dealership, you understand this "under one roof" concept.  The dealership takes care of everything, including paperwork with DMV, so you can just pick up the car and leave. The company I chose offers similar benefits.  A real estate transaction is obviously more complex.  With that being said, we have our own mortgage and title company.  We have a club that the client has free access to, with lists of names of reputable contractors in ...
