Although I hate to admit it, I’ve become somewhat fascinated by the Ritz Carlton.  I’m not generally a fan of modern architecture. My personal taste leans more to the art nouveau look of the Bar Building which stands in ornate contrast to the sleek towers.  But one thing I have noticed about the two 42 story towers gracing our downtown is that they never look the same. Like a chameleon that changes its coloring to blend into its surroundings, the mirrored façade of the Ritz is constantly changing to reflect the “mood” of the sky at any given moment – changing constantly as the day progresses from dawn to dusk.  You can look at it a thousand times and it will always appear different.  The façade changes with the time of year, the time of day, the cloud cover, the humidity etc. Today I sa... 08/29/2008

White Plains is the County Seat of Westchester County, New York.  White Plains is centrally located in south central Westchester County and 4 miles east of the Hudson River and 2.5 miles nort west of Long Island Sound.  Scarsdale is to the south, Harrison to the east and the Town of Greenburgh to the west. Here are some interesting pricing and sales statistics for the second quarter of the year for White Plains, NY. I have compared the current data with data from the same period the year before and some interesting trends that I have casually observed become quite clear through the numbers. 1. Sales Price – 2007 vs. 2008:This first chart shows average pricing changes from the second quarter of 2007 and 2008. For cooperatives, the pricing remains flat at an average price of $217,000 for both years. Condos showed a startling statistic with raw prices up 18.5% from an average price of $440,000 in 2007 to $540,000 in 2008. This number was startling but was skewed by the presence of high-end closings from the Ritz Carlton which represents a new price level for the White Plains condo market. Wh... 07/08/2008

It seems as though I am spending a great deal of time blogging about those who have passed. Marc Pollitzer may not have been Tim Russert, but in White Plains hew was a champion of open space and advocate for responsible development. At the end of the day, politics is local and Marc Pollitzer exemplified the heart and soul of the grass-roots activist. When I heard of his death on May 29th, I felt as though someone had punched me in the stomach. He was at every meeting month after month. I would see him on cable T.V. very calm, forthright and genuine. Since 2006, I287 has been undergoing some massive improvements - Ok the term is relative, but I'm in a charitable mood today. For those who don't know, it is the primary East/West corridor in lower Westchester. Right now the bulk of the work is happening in White Plains around the heavily trafficed downtown area. Exits 6, 7, and 8 are being impacted. But there is a site that can help you anticipate delays. Roadway 287 Improvements offers a “travel advisory” link which is updated with regularly. The site also includes interactive maps and the like which help create a “vision” for what this mess will look like once completed. Here are some sales stats that I took from the MLS for White Plains.  I  included the first five months of the year and compared pricing to last year’s numbers. Prices were either flat or slightly higher than the year before.  The average price of a coop was ~ $214,000, up 5.3% over the same period in 2007The average price of a condo was  ~$482,000 up 11.6% over last year The average price of a single family home was ~$744,500 flat over last year (less than 1%.)                                       The inventory shows that buyers are gaining the upper hand with six months or more of inventory on the market in all sectors with single family homes showing the highest inventory of all and the smallest volume of sales over the first five months of the year.  Sales volume is down, but the i... 06/10/2008

Recently, I have been taking more general photos of the White Plains downtown area. I'm often surprised at the clash of architectural styles. I guess part of my surprise is the way in which the clashing styles actually work together. When you see an Art Nouveau building standing directly next to mirrored glass and steel, the effect can be jarring. Here on some shots of the “old” and “new” that I had previously discarded. Why do I have this slab of granite featured in my blog? It’s just a slab of granite…..Why all the fuss…? It’s a loooooong story. But I’ll give you the short version. As you can see, the slab of granite has “The Ritz Carlton” engraved on it – and as such, the slab is there because Mr. Cappelli (who built the Ritz Carlton) wants it there. In fact he put it there. But you can also see that said granite is located on a road median. Therein lies the problem. It is located on the median of a PUBLIC road. This piece of granite has been the center of a controversy that has turned local public meetings at City Hall into City Brawl. For Manhattanites, Westchester has always seemed  to be some sort of backwater destination.  But with prices in NYC soaring to crazy heights, many city dwellers are taking a second and third look at White Plains, NY -  and with good reason. The one thing that I have noticed about the Ritz Carlton condominum/hotel complex is that the mirrored glass gives the building different "moods." The Chateau is an elegant pre-war Tudor complex on North Broadway in White Plains, NY. Most pre-war construction in the area were converted from rentals to coops in the 1980s, so for those who really yearn for pr-war architecture but truly want to live in a condo you should put this complex high on your “must –see list.The complex is located in the heart of the downtown just across the street from the Pace University Law Library. The complex is set back off the road in such a way that it is quite private and quiet. This is one of those areas where you get the best of both worlds. Westchester, the secret to an easy life if you are working in NYC. I was talking to a prominent New York City broker the other night and we were talking about the market and pricing and comparisons.  We talked about how expensive it is in NYC right now and I mentioned that people could live an easier life by moving to Westchester County, especially with todays prices.  If you have children Westchester County is a terrific choice. I took some pictures of Tibbets Park about 2 months ago - just after a major snow. What a difference a couple of months can make. Spring is in full bloom all across Westchester and these photos are brought to you by the White Plains Beautification Foundation and mother nature. I was certainly not the only person interested in pictures that day. I ran into four other photographers taking advantage of the weather and the blooms. After being in business for more than 50 years, Nelson-Vrooman GMAC is no more.  Prudential Rand bought them out as of today.  So officially I am now with Prudential Rand. Nelson-Vrooman was a wonderful brokerage and I am sad to see it go. It was started by Mary Nelson.  Bill Vrooman took over the brokerage upon Mary Nelson's death.  My late mother worked initially with Mary Nelson who (I believe) died of cancer in the late 1970s after that my family worked with Bill Vrooman and he became our family Realtor/broker.  He was my broker/agent for the listing of my mother's home upon her death.  All good things must come to an end.
