By: Rock Stamberg Published: September 18, 2008 Coldwell Banker Residential Brokerage realtor Mike Luchen's perspective on the White Plains market for single-family homes as they relate to Westchester in general is that the market is "unbelievable across the board," he said in a recent interview. "Manhattan's gotten so expensive and White Plains is going to get even more expensive," he added. Asked how the market is in White Plains for sellers-a question that came up repeatedly at a recent Council of Neighborhood Associations meeting-Luchen pulls no punches: "The market's going to do great even though homeowners are scared and there is a lot...

Although I hate to admit it, I’ve become somewhat fascinated by the Ritz Carlton.  I’m not generally a fan of modern architecture. My personal taste leans more to the art nouveau look of the Bar Building which stands in ornate contrast to the sleek towers.  But one thing I have noticed about the two 42 story towers gracing our downtown is that they never look the same. Like a chameleon that changes its coloring to blend into its surroundings, the mirrored façade of the Ritz is constantly changing to reflect the “mood” of the sky at any given moment – changing constantly as the day progresses from dawn to dusk.  You can look at it a thousand times and it will always appear different.  The façade changes with the time of year, the time of day, the cloud cover, the humidity etc. Today I sa...

White Plains is the County Seat of Westchester County, New York.  White Plains is centrally located in south central Westchester County and 4 miles east of the Hudson River and 2.5 miles nort west of Long Island Sound.  Scarsdale is to the south, Harrison to the east and the Town of Greenburgh to the west. As with the rest of Westchester County it is easy to get around as there are several parkways and highways, trains, great bus line easily reachable.  You can get to Interstate 287 which runs through White Plains beginning at the Tappan Zee Bridge and heading into Connecticut.  The MTA trains are a half an hour commute to New York City. The Westchester County airport is 10 minutes away and has flights to Florida and Chicago among other places and is a large corporate airport servicing...

Here are some interesting pricing and sales statistics for the second quarter of the year for White Plains, NY. I have compared the current data with data from the same period the year before and some interesting trends that I have casually observed become quite clear through the numbers. 1. Sales Price – 2007 vs. 2008:This first chart shows average pricing changes from the second quarter of 2007 and 2008. For cooperatives, the pricing remains flat at an average price of $217,000 for both years. Condos showed a startling statistic with raw prices up 18.5% from an average price of $440,000 in 2007 to $540,000 in 2008. This number was startling but was skewed by the presence of high-end closings from the Ritz Carlton which represents a new price level for the White Plains condo market. Wh...

It seems as though I am spending a great deal of time blogging about those who have passed. Marc Pollitzer may not have been Tim Russert, but in White Plains hew was a champion of open space and advocate for responsible development. At the end of the day, politics is local and Marc Pollitzer exemplified the heart and soul of the grass-roots activist. When I heard of his death on May 29th, I felt as though someone had punched me in the stomach. He was at every meeting month after month. I would see him on cable T.V. very calm, forthright and genuine. Although I have been known to frequent city council meetings, I generally prefer to watch them on cable from the comfort of my home - rather than venture out. But - then I knew that Marc would be there to speak for us all. He often took a lo...

Since 2006, I287 has been undergoing some massive improvements - Ok the term is relative, but I'm in a charitable mood today. For those who don't know, it is the primary East/West corridor in lower Westchester. Right now the bulk of the work is happening in White Plains around the heavily trafficed downtown area. Exits 6, 7, and 8 are being impacted. But there is a site that can help you anticipate delays. Roadway 287 Improvements offers a “travel advisory” link which is updated with regularly. The site also includes interactive maps and the like which help create a “vision” for what this mess will look like once completed. Much of the work is being done at night – so if you are traveling in the evening and counting on an easy ride home – you might want to check this site before leaving...

Here are some sales stats that I took from the MLS for White Plains.  I  included the first five months of the year and compared pricing to last year’s numbers. Prices were either flat or slightly higher than the year before.  The average price of a coop was ~ $214,000, up 5.3% over the same period in 2007The average price of a condo was  ~$482,000 up 11.6% over last year The average price of a single family home was ~$744,500 flat over last year (less than 1%.)                                       The inventory shows that buyers are gaining the upper hand with six months or more of inventory on the market in all sectors with single family homes showing the highest inventory of all and the smallest volume of sales over the first five months of the year.  Sales volume is down, but the i...

Recently, I have been taking more general photos of the White Plains downtown area. I'm often surprised at the clash of architectural styles. I guess part of my surprise is the way in which the clashing styles actually work together. When you see an Art Nouveau building standing directly next to mirrored glass and steel, the effect can be jarring. Here on some shots of the “old” and “new” that I had previously discarded. They are all within about a block to block and a half between each other... PHOTOS: 1. The Ritz Carlton with Trump Tower and One City Place being reflected - sits next to the Barr Building. 2. Grace Church of downtown White Plains sits beside one of the Ritz Carlton tower - lending a very stark contrast of size and style. 3. The fountains of City Center surround Trump T...

Why do I have this slab of granite featured in my blog? It’s just a slab of granite…..Why all the fuss…? It’s a loooooong story. But I’ll give you the short version. As you can see, the slab of granite has “The Ritz Carlton” engraved on it – and as such, the slab is there because Mr. Cappelli (who built the Ritz Carlton) wants it there. In fact he put it there. But you can also see that said granite is located on a road median. Therein lies the problem. It is located on the median of a PUBLIC road. This piece of granite has been the center of a controversy that has turned local public meetings at City Hall into City Brawl. The mayor wants to be able to sell the traffic island to Cappelli and indemnify the city against any liability the granite imposes. The council are concerned that thi...

For Manhattanites, Westchester has always seemed  to be some sort of backwater destination.  But with prices in NYC soaring to crazy heights, many city dwellers are taking a second and third look at White Plains, NY -  and with good reason. Downtown White Plains is booming where high-end shopping and entertainment are the order of the day.  Many diehard New Yorkers are discovering that White Plains has almost as much to offer as Manhattan at a much better price point.  With Manhattan only a 33 minute train trip, White Plains allows the most ardent New Yorker to feel at home while being  just a short train ride away from Midtown Manhattan. To that end, one of Manhattan’s most distinctive dining attractions, Via Quadronno,  has opened its doors in White Plains at the corner of Renaissance...

The one thing that I have noticed about the Ritz Carlton condominum/hotel complex is that the mirrored glass gives the building different "moods." The cloudy moody day is reflected in the mirrored glass of the building.  I was downtown one cloudy day where rain clouds were threatening to open up and was able to get a few pictures of the Ritz Carlton capturing the mood of the sky.  They didn't come out as vividly as I would like, but they are still pretty good, so I thought I would share them here: This is truly a building of many moods!                                                                             To Search for Homes and for further information go to my website/blog with free home search at The Westchester View.  I am always happy to answer your questions and you can speak...

The Chateau is an elegant pre-war Tudor complex on North Broadway in White Plains, NY. Most pre-war construction in the area were converted from rentals to coops in the 1980s, so for those who really yearn for pr-war architecture but truly want to live in a condo you should put this complex high on your “must –see list. The complex is located in the heart of the downtown just across the street from the Pace University Law Library. The complex is set back off the road in such a way that it is quite private and quiet. This is one of those areas where you get the best of both worlds. You are just two blocks from City Center, the Ritz Carlton and Trump. All the fine dining and nightlife is just around the corner. Yet the immediate area surrounding the complex is peaceful and almost suburban....

Westchester, the secret to an easy life if you are working in NYC. I was talking to a prominent New York City broker the other night and we were talking about the market and pricing and comparisons.  We talked about how expensive it is in NYC right now and I mentioned that people could live an easier life by moving to Westchester County, especially with todays prices.  If you have children Westchester County is a terrific choice. As a proud native of New York City and a Westchester resident for over 20 years the advantages to both are obvious to me.  The excitement and social life in NYC is amazing.   White Plains is about a half an hour from  Grand Central Station by train.  That isn't much further than the north end of Manhattan to Grand Central by subway.  We now have a terrific nigh...

I took some pictures of Tibbets Park about 2 months ago - just after a major snow. What a difference a couple of months can make. Spring is in full bloom all across Westchester and these photos are brought to you by the White Plains Beautification Foundation and mother nature. I was certainly not the only person interested in pictures that day. I ran into four other photographers taking advantage of the weather and the blooms. But let's face facts, we were all using our cameras as an "excuse" to stay in the park just a little bit longer then perhaps we should have. After all, it was a week day. As I said before Tibbets Park lies along the island that divides the east and west sides of North Broadway in White Plains, NY. It's a small "linear park" where people can stroll, sit, relax and ...

After being in business for more than 50 years, Nelson-Vrooman GMAC is no more.  Prudential Rand bought them out as of today.  So officially I am now with Prudential Rand. Nelson-Vrooman was a wonderful brokerage and I am sad to see it go. It was started by Mary Nelson.  Bill Vrooman took over the brokerage upon Mary Nelson's death.  My late mother worked initially with Mary Nelson who (I believe) died of cancer in the late 1970s after that my family worked with Bill Vrooman and he became our family Realtor/broker.  He was my broker/agent for the listing of my mother's home upon her death.  All good things must come to an end. I hope the next chapter will be productive and as happy as my time at Nelson-Vrooman.
