In my small hometown, some of the elected officials who serve on our Town Board are being challenged in the courts with various charges of corruption, from bribery and cronyism to harassment and discrimination.  The legal fees to defend these cases are mounting, and taxpayers are nervous about the possibility of long, drawn-out proceedings, not to mention the awards being sought, one of which is $30 million. As a professional marketing person, I have always relied on communications to pay for my supper, but in "legaleze" speak, it's the lack of communications that seems to be the first line of defense.    See the rest of this posting at http://publicrelationstoday.blog.com/ Also view my website at:  www.PrimaveraPR.com

If you are selling or buying Vacant Land in Westchester and Putnam County-These are things you should know!!! Three very important things you should know before buying or selling vacant land. 1. What is the zoning on the property you are working with. Will it allow you to put what you want on it? Will you need to get a use, size of road frontage variance? This information can be found in the local building and planning department of the town the property is located in. 2. Can the property be approved by the county Board of Health for a septic, sewer, well or water connection? This process is best done by a Licensed Engineer. Also you will need a Survey and Topography Map. This will determine how many bedrooms and size of home that can be built. 3. Another issue that can arise is if there...

It's so hard to say goodbye. Almost inevitably, business relationships come to an end.  You want them to last forever, and while many may be long term, nothing lasts forever. Clients' needs and expectations change.  People in power move on.  Others die.  Saying goodbye and knowing how to say it is part of the sales process. Things are changing for Westchester County Real Estate--Flood zones-beware of them. There has been some talk about new flood zones in Westchester and Putnam County. If you were previously not in a flood zone, you might be know. You can go to http://www.floodsmart.gov to find out, but I recommend (if it shows up as in the flood zone) you have your insurance company determine if you really are in a flood zone. LOOKING TO SELL MY VACANT LAND, SHOULD I HAVE A SURVEY DONE? The answer is YES. Already having a survey of your property when you market it will speed up the selling process in more ways than one. 1st, buyers looking at your property will be able to determine where it begins and ends. This is important if your property is to be built on so set backs can be gaged as to whether or not the buyer can put what they want on the property. 2nd, you want to made aware of the possibilities of potential legal problems, such as encroachments and easement that are on the property. 3rd, you need to make sure of what you are selling. A friend of mine bought a piece of property a few years ago and there was no survey. The owner was not willing to pay for one so he sold the property to my friend for les...

Westchester County Real Estate--Homes that are priced well are still SELLING!!!! Especially in Yorktown. There have been some homes that came on the market in the last 6 Months that had accepted offers in the first 6 weeks of being on the market. Why do some homes sell faster than others? It's a very easy question to answer. The homeowners priced there homes according to the present market and made sure the condition matched the price. These two combinations make for a quick and good sale when the competition is not priced accordingly. As more and more people realize this, their will be able to sell thier homes also. We also need to do away with agents overpricing a home just to get the listing. Having a few well priced listings is better than a lot of overpriced listings. Visit My Web ...

Are you looking to sell your VACANT LAND? How to find the right AGENT to SELL your Property!!! Listing your VACANT LAND for SALE can be very trying. Most agents in the business have never listed or even sold a piece of VACANT LAND. You are going to want and AGENT with EXPERIENCE in BOTH LISTING and SELLING LAND. The first way to do this is to ask them for a list of PAST and PRESENT LISTINGS. If they can not produce these than they are not the right agent for you. The second thing you want is a list of actual sales. This is sometimes more important than a lot of listings because it shows they can get the job done. The third thing is their knowledge of what it takes to get approvals in your area to build on the property. Also the knowledge of who can help you get these approvals and the r...

Cool Head, Easily Said When I first explored the public relations field, an early mentor told me that the foundation of the practice was really common sense and, primarily, always encouraging clients to keep a cool head, no matter.  Some may say, easily said, but hard in practice, considering that all human activity is, after all, human. Marketing Tips #9, Westchester County real estate-What it takes! My tips are as basic as you can get. This is part of what makes them very doable for everyone!!! 27. You should use them all. 28. Photographs are very important! you should take a course or 2 to familiarize you with pixels and sizing for the Internet and for printed ads. 29. virtual tours have become very important. More Marketing Tips #8, Westchester County real estate-What it takes! My tips are as basic as you can get. This is part of what makes them very doable for everyone!!! 23. One of the easiest ways to get a home sold is to sen t copies of new listings to the top agents in your area. Sell them on the price and they will sell your home. An e-mail flier will get the job.   24. This one is a bit of a recap. Put your name , picture and all your contact information on everything. The exception to this is your closing gift. The followup items mentioned in the previous tips will get you the referrals. 25. Listings with many photos will ensure that Internet buyers will not pass you over. The more picture the better the chances you will get a buyer from the Internet. 26. Sellers who feel you have do...
