Did You Know?... On November 27th, 1924 Macy’s Department Store held its first Thanksgiving Day Parade. The parade route two miles long had an audience of a quarter of a million people. It was known then as the "Macy’s Christmas Parade" and featured Macy’s employees, live animals from the Central Park Zoo and Floats as the main attraction. Balloons were added to the parade in 1927.   Arts / Theatre / Music 11/26/2012 Stained Glass Classes at PAA Fine Art Services/Peninsula Art Academy 11/26/2012 UA Jazz Combos School of Music 11/27/2012 German/American Band Barberton Public Library 11/27/2012 UA Jazz Ensembles School of Music 11/28/2012 Joseph . . .  Retail $500,000!   On October 22, 1938 the first copy machine was introduced. The Xerox machine comes from the mind of frustrated patent attorney and research engineer, Chester Carlson who hated the slow pace of mimeograph machines. The first photocopy machine was the 10-22-38 Astoria. While the photocopier started with not many fans, it grew to be the most recognized office tool of the 20th century. Surprises can be a lot of fun. Being blindsided when friends throw you a surprise birthday party is a fine example. Getting an unexpectedly large tax return is another. But when you're about to close escrow on a your new Akron Ohio area home, surprises are the last thing you want or need. One of the most important services I provide as your experienced Akron Ohio REALTOR® is to be there to help you sail through the process of a surprise-less closing. Even so, it's important for you to review some basics of the steps we need to accomplish in advance. I consider it ‘surprise insurance’ for a successful closing. Financing Proper financing is the first step in being able to close on the home you've just fallen in love with. Ideally, this was arranged before you even began looking at Akron ...

According to the National Association of Realtors®, first quarter statistics again point to better home sales figures. This time it was the prices of single family homes that rose in half of the major cities in the United States. Because of the wide differences between regional and state conditions, these figures are never in 100% lockstep, but Akron Ohio home owners should be encouraged by the report: prices rose in more than twice as many cities as they fell.       Of course, rising prices are always good news for Akron Ohio home owners who want to sell their homes; but beyond that, the effect of improving home values is welcome throughout the economy. Consumer confidence is strongly influenced when home sales prices stabilize (just as it is rocked when prices fall)...

Figuring out home values when the market is still in flux is truly a job for experts. We have seen the national real estate market begin to rebound, and expect Akron Ohio home values to soon start to reflect movement as well. Most local homeowners are in the habit of keeping an eye on area home values. But especially for anyone considering buying or selling this summer, estimating their home’s value is one of the first items on the agenda. To get you started, there are a couple of different methods to help establish a ballpark estimate of what your home may currently be worth. Certainly the quickest and easiest tool is the calculator on Bank of America’s website, at http://realestatecenter.bankofamerica.com/tools/marketvalue.aspx. This free online calculator uses accumulated publi...

These days the words “bank owned homes” have become practically synonymous with a single word: “opportunity.”  With prices and mortgage rates this low, first time home buyers, investors and seasoned property owners alike are looking at a raft of buying options unlike any Akron Ohio Homes has seen in a very long time.      That option of buying a bank owned home has certainly opened a viable route for those looking to own a home at the fraction of what it cost just a few years ago. But not without a price:  the best Akron Ohio bank owned home bargains are almost certain to fall into the ‘fixer-upper’ category, mainly because they have been vacant for months to a year or more.     When considering the purchase of one of our Akron Ohio bank owned homes, I’ve found that my most su...

Anyone interested in buying a home in Akron and NE Ohio today has heard that they should expect to find tougher mortgage lending requirements. Sometimes that can seem arbitrary -- or just plain unfair. But unfair or not, the new lending reality is probably here to stay for a while, and the causes are understandable. The mortgage industry learned a powerful lesson from the past, when it pretty much gave anyone who applied a generous loan – sometimes with practically no questions asked. But this “generosity” created financial problems for both the banking industry and the country as a whole. It's not hard to understand why lending guidelines are stricter. Reducing Loan Defaults The overriding reason for tougher lending policies is to reduce the number of loan defaults. In order to q...

Though things are looking up in real estate these days, selling a home in Akron Ohio is as demanding as ever. As in any serious business proposition, looking for ways to increase the value of your offering will always pay dividends.   One of the major ways you can make your own Firestone Park home more marketable is to do a bathroom remodel. It’s always a key focus for prospective buyers…and yes, it does sound like a lot of work (and a lot of money) -- but there are a number of ways you can cut down on both.   First, step back and give a hardheaded look at the conditions a remodel would correct. In a surprising number of cases, all a bathroom really needs in order to look more glamorous and inviting is to add a fresh coat of paint or a change in lighting.   But such quick and easy fixe...
