You've probably heard it your whole life: April Showers Bring May Flowers.  Unfortunately, in Beavercreek and across the nation, April showers didn't end in April.  In the past five days, the national news has been consumed with the recent tragic flash floods in Arkansas and Oklahoma, bringing to light an important topic - flood insurance. Many people mistakenly believe their homeowners insurance policy covers any act of nature that may affect their property.  Regrettably, these same people often find out too late that their policy does not include flood insurance.  The National Flood Insurance Program (NFIP) was created in 1968 by Congress to assist in providing property owners financial protection.  The NFIP is managed by the Federal Emergency Management Agency (FEMA) and, along with ...

Back in 1926, when the University of Michigan granted the first ever Master's Degree in real estate business administration, it was common for an agent to work with both buyers and sellers without having to disclose to either party that he was representing the other.  It wasn't until 1959 when an Ohio court decided that both can be represented, but only with full disclosure and consent of all parties. While agents still represent both parties, as a buyer you are probably looking for an agent who specializes in representing your side of the transaction.  A real estate agent with the Accredited Buyers Representative (ABR®) certification may be just what you need.  The ABR is the "benchmark of excellence" certification in buyer representation and is awarded by the Real Estate Buyer's Agent...

This weekend the lives of thousands of our neighbors in Northern Ohio were changed in the blink of an eye.  Tornadoes and severe weather wreaked havoc in Wood County causing millions in damages and killing at least 5 people.  When I first heard the news of the destruction these storms had caused, my heart went out to them and I prayed that God would give their families strength and comfort to get through this terrible ordeal.  We've all heard the warnings of what we should do when a tornado has been spotted in the area - go to the basement, stay away from windows, lay in a ditch instead of staying in your car, etc.  But have you ever heard what you should do BEFORE a tornado has been spotted?  Here are a few things to consider prior to tornado season: CHECK YOUR HOMEOWNER'S INSURANCE: D...

It's hard to believe but it's that time of year again - SCHOOL'S OUT!  Okay, almost out.  Beavercreek City School's official last day is Tuesday, June 8, 2010.  While the kiddies are counting the days until freedom, their parents have just been tagged with some decisions to make and planning to do. CHILD CARE:  Our current daily routine will change drastically when school is out.  Have you made appropriate plans for any changes in your child care needs?  It's not too late but time is of the essence so this would need to be a top priority. KEEPING THEM BUSY: "Mom, I'm bored."  "Dad, there's nothing to do!"  Sound familiar?  Now that the kids have extra time on their hands, they need extra activities to keep them busy.  You don't have to spend a lot of money to make some great memories. ...

You know the drill - thoughts of buying a new home enter your brain and you begin to get excited, even day dreaming about the possibilities.  Then suddenly, reality kicks in and your day dream turns to a nightmare when you think about the down payment that you don't have.  It doesn't have to be this way. With so much to know and learn when entering the market for the first time, the thought of trying to locate financing options can be very overwhelming.   Consequently, many down payment options are never even known about by the consumer because they assume there are no options.  Wrong.  Here are a few things that might help ease the confusion: PARENTS: Good ole Mom and Dad - they've always been there for you haven't they?  Most lenders will allow you to use a gift from a family member a...

Have you ever heard that old expression "business is business"?  I've heard it used in both negative and positive ways, but when you're in the market for a new home it's great advice to take to heart. Purchasing a home, whether it's your first or fifteenth, is an emotional decision.  And sometimes, when we're led by our emotions, our normal decision making process can get clouded causing us to lose focus.  Some suggestions to keep you centered:  DO YOUR HOMEWORK FIRST What neighborhoods interest you?  What style of house suits your lifestyle?  How many bedrooms and bathrooms do you need?  Will that need change in the near future?  Knowing the answers to these questions before looking at homes can help keep you grounded.  KNOW YOUR LIMITS You see a gorgeous two-story house on Main Street...

8 Most Expensive Mistakes Sellers Make I have seen many of these mistakes in my experience and want to send a word of caution to you. These mistakes are Common and Costly! 1. Putting your house on the market before it’s ready. When you put your home on the market, you should have already completed the cleaning, painting, curb appeal, carpet or other small improvements to your home. Don’t do these things AFTER you put it on the market. This only creates chaos. 2. Not knowing your numbers before you list. Don’t wait until after you have listed your home to find out the details of your mortgage and what the market will bear for your selling price. How much do you owe on your home? Do you have a prepayment penalty? How much will your home likely sell for? What fees are involved with closin...

I've used vFlyer, Postlets, and ListHub in the past, but I just stumbled across an amazing new listing syndicator call IsNowListed.   It has all the functionality of the aforementioned websites, but gave me a main listing page for ALL of my listings in addition to Single Property websites. The interface was also much better for sharing listings on Facebook, etc.   The two other features I found that blow the others away are:   The ability to make flyers with the click of a button (I've used RE/MAX Design Center in the past and it's a pain to upload everything individually!). YouTube video creation! OMG! It automatically posted a video to YouTube branded with MY CONTACT INFO, linking back to MY PAGE. Within 24 hours, most of my listings were on the first page of Google, just by searchin...
