I have been extremely busy, with buyers buying and offers on my listings but I do not see any real upward trend in pricing. In the past several market reports I have posted I have said that pricing is key and that is still true. But a close second to pricing when it comes to getting offers on your home is condition. This past weekend we were able to enjoy some time at Broadview Heights Home Days on the Green and it was fantastic! The weather could not have been better....not a drop of rain and sunny, blue skies. Cluster sales are averaging around $240,000 for sale price and single family homes around $262,000 for sale price.  It is important to remember that these are averages and every home should be assessed for it's own amenities, including square footage, interior upgrades, lot location etc...                         The golf community of Wiltshire in Broadview Heights is located off Edgerton Rd. between Broadview and State Rds. It is beautifully designed around Briarwood Golf Club. The average market times are consistent with the rest of the market but the average price per square foot has fared a little better. My husband and I have been a part of the Assumption Music Ministry for 20 years. Our daughter Erin joined at about age 14. The members are some of the nicest you will ever meet and we consider them  our second family. We have seen each other through marriages, births, deaths and so much more. MacIntosh Farms Broadview Heights Ohio 4th Quarter Market Report 2010 You can see from this report that condos experienced a downward trend for all 3 quarters while clusters and single family homes were a little more erratic. The likely explanation is that there were some short sale and bank owned homes that ultimately had lower list prices and lower selling prices. Recent activity in our office has been better with more buyers out looking, offers being written and the phone starting to ring. I am cautiously optimistic for the first quarter of 2011!
