A month or so ago my Buyer wrote and offer on a REO Property and we were told by the listing agent we had a choice for Title Companies but if we didn't choose the one the Asset Manager wanted to use we would pay for the service twice.  REALLY? My local Title Company says this isn't so, you cannot have fees on the HUD if the service was not performed, yet the listing agent said the opposite.  I feel so silly... My Buyer said okay, we would use the one the Asset Manager wanted.  It was SoJo, or SoJourners out of Cincinnati Ohio.  The processor was fabulous, she worked day and night and weekends.  I know because I received updates all the time! Lynn Anderson was a dream to work with, but that is where the fun time ends. Today is day number Six since closing.  The Buyers are fully moved in ...

Don Scott, a homeowner, who we were able to help sent us this email:   "AHP is a Godsend. Old payment was $1,650 on a $227,000 balance... new payment $850 on a $56,000 balance. We kept our home, and will be able to buy it back in a few years. Now I can continue to raise my children in the home they were born in, and get a fresh start in life.   "Thank You AHP, you do great things for good people and your staff is great to work with. Communication is fast and consistent, and all my fears and questions were answered quickly. I would (and have) recommend them to anyone who is facing off with the banks. They can help you start over, and win one for the little guy." This is one of numerous grateful homeowners we help.

Good News Cincinnati Buyers...more that 72 percent of homes sold between April-June, 2010 were affordable to families earning the national median income.  This data tracked by the National Association of Home Builders indicates that this is the second highest reading in the survey's history. Be glad you don't live in the highest priced areas...10 out of 13 of which are located in California.  The highest markets are in New York City, White Plains, NY and Wayne, NJ. There, only 20% of homes are affordable to families earning the local median income. The lowest priced markets are Monroe, MI; Bay City,MI; Mansfield, OH; Springfield, OH and Syracruse, NY. You may be wondering how they determine these numbers.  The home affordability index is calculated based on the combination of home price...

The American Planning Association named Hyde Park one of its 10 Great Neighborhoods for 2010 as part of its Great Places in America Program. The organization is dedicated to promoting good community planning.  Hyde Park is recognized for its suburbanesque urban area with a great balance of residential and commercial.  "The historic architecture makes it unique and allows it to stand out from other areas in the city," according to Tre Jordan, a research associate with the organization. Other factors that helped Hyde Park receive the honor were the value its residents place on education, the planning by the city that helped shape the area and the active nature of the Hyde Park Neighborhood Council.  Residents love the atmosphere created by living in the neighborhood.  Just drive through t...

Paying It Forward A Mile At A Time!  Sponsoring a Runner for The Leukemia and Lymphoma Society FundraiserWe're not runners!  Don't hold your breath waiting to see us passing up mile marker after mile marker.  Bill enjoyed playing goalie because all running was restricted to about 30 yards MAX! :) But we don't mind supporting someone who's running for a great cause!  If you read us, you know we've ALWAYS had some sort of furball for a pet, and we always strive to give them fantastic care.  But if you've got pets, it's just a matter of time until you have to visit the vet's office, and if you're like us, you get to know the vets and their staff pretty well. One of the vet tech's husband was diagnosed with Hodgkin's Lymphoma in 2008.  Fortunately he's currently in remission, but obviously ...

Cincinnati Playhouse in the Park presents A Christmas CarolAnother sign that the holiday season is JUST around the corner... A Christmas Carol is coming soon!  Performances are at the Robert S. Marx Theater, just around the corner from the Cincinnati Art Museum in beautiful Eden Park, and a mere stone's throw from plenty of fantastic dining in Mt. Adams, here's an opportunity to have a phenomenal day & night! A Christmas Carol is a familiar story, but the themes of togetherness, second chances and redemption resonate as well today as they did when Dickens originally wrote the story in the 1800s!  All of us have memories of at least one of the versions of A Christmas Carol, whether one of the old black and white movies, or Bill Murray's Scrooged! Performances start December 2nd, 2010 and...

One of the really cool things about living close to two cities like Cincinnati and Dayton is access to thriving arts and culture opportunities!  Here's an opportunity to enjoy one of the biggest art fundraisers in the city and rub elbows with artists, celebrities and politicians! Cincinnati has a unique group called ArtWorks! ArtWorks helps beautify the city with various public works of art such as murals, and trains and employs Greater Cincinnati area teens!  They significantly help increase area awareness of the importance of the arts, and of course, this requires funds!  For those that have been in the Cincinnati area, you might remember the Big Pig Gig!  That's ArtWorks at work! :) So how do they get those funds?  Well, of course you can just make outright donations....
